AUSTIN, TEXAS — Innovative Aftermarket Systems (IAS), a provider of management solutions for the finance and insurance industries, has signed a 40,000-square-foot office lease at Preserve at 620 in Austin. The company will establish its headquarters at the 225,000-square-foot property, which is currently under construction. Amenities at the property will include a fitness center, sports court and open courtyard spaces. Ryan Bohls of Newmark Knight Frank represented IAS in the lease negotiations. Ben Tolson and Joe Simmons with AQUILA Commercial represented the landlord and developer, San Diego-based PacVentures Inc.

FRIDLEY, MINN. — LKQ Corp. has signed a 200,000-square-foot industrial lease at Northern Stacks in Fridley, about 10 miles north of Minneapolis. The provider of automobile repair parts will occupy the entire square footage of Stacks VII, the seventh and final building at the industrial park slated for completion in January 2019. To date, developers Hyde Development and M.A. Mortenson Co. have completed five buildings, four of which are fully leased. Eric Batiza and Jason Simek of Colliers International represented Hyde in the lease transaction. Vic Overholser of SDS Realty represented LKQ.

NEW YORK CITY — Fisher Brothers has signed B. Riley Financial to a 29,173-square-foot lease at 299 Park Avenue in Midtown Manhattan. The property is one of Fisher Brothers’ signature buildings. Los Angeles-based B. Riley, a full-service investment bank, signed a 10-year lease to occupy the entire 21st floor of the 42-story building. The building, which was constructed in 1967, occupies the full block between 48th and 49th streets. B. Riley was represented by Jared Horowitz and Justin Pollner of Newmark Knight Frank in the transaction. Fisher Brothers was represented in-house by Marc Packman and Charles P. Laginestra. 299 Park Avenue is now 90 percent leased.

ARLINGTON, TEXAS — Atlanta-based inventory management firm Tellworks Communications has signed a 722,733-square-foot industrial lease at Park 20/360 in Arlington. The company will occupy all of Building 1 at the 1.6 million-square-foot development, which is located at the northwest corner of Interstate 20 and State Highway 360. John Brewer and Joe Rudd of Transwestern represented the landlord, a partnership between Invesco Real Estate and Ridge, the industrial development arm of Transwestern. Ryan Keiser of CBRE represented Tellworks Communications.

CHICAGO — A 981-unit, 65,000-square-foot self-storage facility is opening at 6000 W. Touhy Ave. in Chicago. CubeSmart Self Storage will manage the climate-controlled facility, which is expected to open in April. The property, owned by SPM Advisors LLC, was formerly home to a Frozen Ropes facility. Athletico Physical Therapy will remain a tenant at the property.

NEWBURGH, N.Y. — The Stubblebine Co./CORFAC International has arranged a 180,000-square-foot industrial lease for Gekay Sales & Service Co. at 3 Enterprise Drive in Newburgh. Gekay specializes in fountain system repairs in the soft drink and vending machine industries. David and James Stubblebine of Stubblebine Co. represented the tenant while Art Ross and Lisa Ann Pollakowski of Newmark Knight Frank represented the landlord, Newburgh Industrial Associates. The property, which features 24-foot ceiling heights and 33 loading docks, was previously a distribution facility and is located seven miles east of Stewart International Airport.

DALLAS — Dallas-based brokerage firm Henry S. Miller (HSM) has secured a 39,646-square-foot industrial lease in Dallas for ABC Supply Co. Inc., a wholesale distributor of roofing and siding products. Dan Spika of HSM represented ABC Supply in the lease negotiations for the warehouse space at 4884 Duncanville Road. Matt Elliott of NAI Robert Lynn represented the landlord, Texas Industrial Development LLC. The property features 1,380 square feet of office space, seven dock-high doors and access to Interstate 20 and U.S. Highway 67.

GRAPEVINE, TEXAS — Colliers International has negotiated a 21,816-square-foot office lease expansion at 2200 W. Airfield Drive in the Dallas metro of Grapevine on behalf of software firm DexYP. The company now occupies 449,040 square feet at the property, which was built in 1979 and features a fitness center, café and auditorium. Bob Acuff and Tom Sutherland of Colliers represented DexYP in the lease negotiations. D.J. Decker of CBRE represented the landlord, Verizon Realty Corp.

GAITHERSBURG, MD. — Rock Creek Property Group has leased the entire building at 700 Quince Orchard Road in Gaithersburg to Supernus Pharmaceuticals. The company, which specializes in therapies for central nervous system diseases, will utilize the 119,000 square feet for its new company headquarters. Rock Creek Property Group and Woodside Ventures acquired the building in 2015, and will convert the space into Class A lab and office space with a first floor indoor parking structure. The owners expect to complete the renovation in mid-2019. The building is part of a 13-acre parcel of land that will eventually include roughly 150 townhomes. Supernus Pharmaceuticals will relocate from its current location at 1550 E. Gude Drive in Rockville, Md. Edge Commercial represented Rock Creek Property Group in the lease negotiations, and Scheer Partners represented Supernus.

KINGWOOD, TEXAS — NAI Partners has negotiated an office lease at One Kingwood Place, a 200,000-square-foot office campus located in the northern Houston suburb of Kingwood. Oil and gas firm Valence Operating Co will occupy 12,000 square feet at the campus. Jacob Aldridge, Zach Leger and Rani Jones of NAI Partners represented the landlord in the lease negotiations. Kyle Whitney and Victor Valenzuela of Transwestern represented Valence Operating Co.
