NEW YORK CITY — Global design firm CallisonRTKL has signed a 10-year lease at the Woolworth Building at 233 Broadway in Manhattan. Mitchell Konsker and David Dusek of JLL represented CallisonRTKL in the transaction. The Lawrence Group represented the building’s owner, The Witkoff Group. CallisonRTKL signed a 28,096-square-foot lease for the entire 16th floor of the building. Architect Cass Gilbert designed The Woolworth Building, which opened in 1912. From 1912 until 1930, it was the world’s tallest building. The Witkoff Group acquired the property in 1998 and restored the historic building.

PARAMUS, N.J. — NIA National Realty has arranged five lease transactions totaling 20,000 square feet at a retail and office building in Paramus. Located at 66 Route 17 North, the two-story, 40,000-square-foot building recently underwent a $1 million renovation that included a new façade and windows. A high-end rug company signed a new 10-year lease for 5,000 square feet on the ground floor; Lois Law Firm has signed a 12,500-square-foot lease and Primerica has signed a 1,500-square-foot lease. Educational consultant Shift New Jersey and the Forman Holt law firm both extended their current leases. NIA is also headquartered at the property.

SHELBY TOWNSHIP, MICH. — Polymer Process Development has signed a 75,000-square-foot industrial lease in Shelby Township, about 30 miles north of Detroit. The provider of plastic injection moldings will occupy the space at 11969 Shelby Tech Drive. The company plans to vacate two facilities in Clinton Township and Chesterfield Township and consolidate into the new building later this summer. Jason Capitani of L. Mason Capitani CORFAC International represented PPD in the lease transaction.

SARASOTA, FLA. — JLL has secured a 281,276-square-foot lease for Windward Design Group, a manufacturer of outdoor furniture, at an industrial facility in Sarasota. Located at 2150 Whitfield Ave., the property will allow Windward Design Group to expand and consolidate its seven locations into one manufacturing and distribution facility. The property was initially built in 1967 and expanded upon in stages beginning in 1990 specifically for outdoor furniture manufacturing. The building includes 18,000 square feet of office and showroom space and 200,000 square feet of manufacturing space. Approximately 65,0000 square feet of the warehouse is air-conditioned. Gary Godsey and Scott Altieri of JLL negotiated the lease with the property’s landlord, Daylion, on behalf of Windward Design Group. Originally known as Royal Patio Manufacturing, the company produces over 35 collections, a full line of replacement cushions and employs more than 130 people.

DALLAS — Method Architecture, a Houston-based architecture and interior design firm that specializes in breweries and distilleries, will open an office in Dallas in June. The company, which has designed more than 25 breweries across the state, acquired an Austin-based firm in late 2017, making the new Dallas office its third in Texas. Method’s Dallas office will be located at 1919 McKinney Ave. near Klyde Warren Park in the downtown area.

ADDISON, TEXAS — Elevate Credit, a publicly traded provider of online credit solutions, has doubled the size of its office lease at Spectrum Center, a 614,000-square-foot office complex located in the northern Dallas metro of Addison. The company is expanding its footprint from 26,000 to 52,000 square feet. Cribb Altman and Mike Wyatt of Cushman & Wakefield represented Elevate Credit in the lease negotiations. The expansion will allow the company to grow its staff count from about 130 employees to 300.

ASHWAUBENON, WIS. — Infinity Machine & Engineering Corp. has renewed its 34,100-square-foot industrial lease at 995 Waube Lane in Ashwaubenon, just south of Green Bay. Scott Revolinski of Founders 3 Real Estate Services represented the landlord, LCM Funds Real Estate LLC, in the transaction.

PENNSBURG, PA. — CBRE has arranged the sale-leaseback of a 291,203-square-foot industrial building located at 2452 Quakertown Road in Pennsburg. The building, which is net leased through 2028, was acquired by One Liberty Properties. Michael Hines, Brian Fiumara, Brad Ruppel and Lauren Dawicki of CBRE represented the seller, RAF Industries, in the transaction. The warehouse and distribution facility was completed and expanded between 1986 and 1994 and has served as the headquarters for both Campania International and U.S. Tape, portfolio companies of RAF Industries since 2006.

LAHAINA, HAWAII — CoastWood Capital Group LLC has signed four new tenants to The Outlets of Maui, a 150,000-square-foot, open-air shopping center in Lahaina. Waikiki Brewing Co. will open at the center, joining restaurant tenants such as Ruth’s Chris Steak House and PI Artisan Pizza. The 3,940-square-foot brewpub will open this fall. Other tenants that will join the Outlets of Maui include: Kate Spade, which will open a 3,250-square-foot store this fall; Le Creuset, scheduled to open a 1,600-square-foot location in June; and Maui Sunglass/Maui Jim, which will relocate to a new, 950-square-foot location within the center. In addition to the new retailers, Warren & Annabelle’s an entertainment venue for magic and comedy, will undergo a complete renovation to its existing 5,700-square-foot space. Existing tenants at the Outlets of Maui include Coach, Michael Kors, Gap Factory Store, Banana Republic Factory Store and Tommy Hilfiger.

GARDNER, KAN. — The Coleman Company Inc. has signed a 1.1 million-square-foot industrial lease renewal in Gardner, about 30 miles southwest of Kansas City. The property is situated on 25 acres at 17150 Mercury St. Built in 2009 as part of the Midwest Commerce Center, the warehouse features a clear height of 32 feet, 100 dock doors and parking for 300 trailers. Mark Long and John Hassler of Newmark Grubb Zimmer represented the owner, Gramercy Property Trust Inc., in the lease transaction. Coleman is an outdoor camping gear and equipment company.
