MURFREESBORO, TENN. — Houston-based Hines has launched leasing for The Rowley, a 300-unit apartment complex located within the Clari Park mixed-use development in Murfreesboro. The development offers a mix of studios, one-, two- and three-bedroom residences ranging in size from 653 square feet to 1,359 square feet, according to Apartments.com. Rental rates for a studio apartment begin at $1,750. Amenities at The Rowley include a central village green lawn for social gatherings and events, resort-style swimming pool with cabanas, Zen garden with an outdoor yoga lawn and relaxation zones, as well as a dog park and spa. Additionally, the community includes indoor amenities such as a two-story clubroom, bar with a sports simulator room, entertainment lounges, private conference rooms, podcast room, coworking lounge and a fitness center, with 17 micro-office suites for residents who are hybrid or remote employees. Clari Park spans 78 acres and features a mix of retailers and restaurants like CAVA, Drake’s, Neighbors, Firebirds Wood Fired Grill, Main Event, In-N-Out Burger, Raising Cane’s and Whataburger, as well as a TownPlace Suites by Marriott hotel.

NEW YORK CITY — The United Nations (UN) has signed a 425,190-square-foot office lease renewal and expansion at 2 United Nations Plaza in Midtown Manhattan. The lease encompasses 425,190 square feet across 26 stories, consolidating and expanding the UN’s New York City footprint, including a two-story retail component at 1 United Nations Plaza. The UN will now occupy nearly all the office space at 2 UN Plaza, which spans levels two through 26 at the property. In addition, the lease extension brings together operations previously split between 1 and 2 UN Plaza, which are currently in the midst of a $500 million capital improvement program. Jim Saunders, Jason Perla and Roy Abernathy of Newmark represented the UN in the negotiations. Scott Gottlieb of CBRE represented the landlord, which according to Wikipedia is a partnership between the United Nations Development Corp. and Millennium & Copthorne Hotels.

HOBOKEN, N.J. — Unilever (NYSE: UL) has opened its new, 111,000-square-foot office in Hoboken that will serve as the British conglomerate’s new U.S. headquarters. Unilever will occupy three full floors at 111 River Street, which is part of the three-building, 1.5 million-square-foot Waterfront Corporate Center complex. CBRE represented Unilever in the fall 2024 lease negotiations. New York City-based SJP Properties owns Waterfront Corporate Center, which is also home to tenants such as Lipton, Walmart and Newell Brands.

AVENTURA, FLA. — Seritage Growth Properties, a REIT created by Sears Holdings in 2015, has signed leases with 17 new tenants at Esplanade at Aventura, its 215,000-square-foot mixed-use development located in the northeastern Miami suburb of Aventura. Retail and restaurant concepts including The Salty Donut, If So, Chip City and The Shade Store recently opened at the property, while Tremble, Bank of America and Hästens will open this summer. Pura Vida Miami, Salt & Straw, Starbucks Coffee, Wairua Beauty and Next Health are expected to open this fall. Additional stores that will be arriving later in the year include 7th Avenue, Lola + The Boys, The Keys Co. and Anatomy Fitness. Lastly, Feulard Aesthetic Lab plans to open in spring 2026. The new tenants will occupy approximately 55,000 square feet at the development. Completed in 2023 and located adjacent to Aventura Mall, Esplanade at Aventura features more than 40 retail, dining and entertainment options, including Pinstripes and The LEGO Store. The project also includes healthcare tenants like One Medical and CCRM Fertility, as well as coworking operator Industrious.

HOUSTON — BeFitNow Canada Inc., a wholesaler of exercise machines, has signed a 17,646-square-foot industrial lease in North Houston. The space is located within Vantage Parkway Business Park, which according to LoopNet Inc. consists of 10 buildings on a 15-acre site. Jason Gibbons, Chase Tucker and Tyler Holt of local brokerage firm Finial Group represented the undisclosed landlord in the lease negotiations. The tenant representative was not disclosed.

HOUSTON — Spirit Halloween will open a 12,000-square-foot store at The Shops at Stone Park, a 250,000-square-foot regional power center in East Houston. The New Jersey-based seasonal retailer is backfilling a junior anchor space that was previously occupied by Party City, bringing the 23-acre development to almost full occupancy. The lease expires in mid-November. Nina Kuhn-Irwin represented the landlord, NewQuest, in the lease negotiations on an internal basis.

NEW YORK CITY — Biotechnology firm Cresilon has signed a 55,000-square-foot life sciences lease expansion at Industry City in Brooklyn’s Sunset Park area. Cresilon, which focuses on hemostatic technologies that improve wound care, is effectively doubling its headquarters footprint at the 6 million-square-foot mixed-use development via a 10-year deal. Josh Pernice of CBRE represented the tenant in the lease negotiations. Jeff Fein internally represented the landlord, a partnership between Belvedere Capital, Jamestown and Angelo Gordon.

NEW YORK CITY — CBRE has negotiated a 15,000-square-foot office lease expansion at 299 Park Avenue in Midtown Manhattan. The tenant, investment advisory firm One William Street Capital Management, now occupies about 45,000 square feet at the 1.2 million-square-foot building. Scott Gottlieb, Andrew Sussman, Ben Friedman and Lewis Gottlieb of CBRE represented the tenant in the lease negotiations. David Falk, Peter Shimkin, Andy Sachs and Eric Cagner of Newmark, along with internal agents Marc Packman and Clark Briffel, represented the landlord, Fisher Brothers.

PLANO, TEXAS — Bradford Commercial Real Estate Services has arranged a 17,861-square-foot office lease at One Legacy Circle, located northeast of Dallas in Plano. The  214,110-square-foot building, which recently underwent capital improvements, is now fully leased. Jared Laake of Bradford represented the landlord, an out-of-state partnership managed by local investment firm Gildenson Real Estate, in the lease negotiations. Michael Griffin of Transwestern represented the tenant, mortgage services company ServiceLink of Texas, which plans to relocate in October.

AUSTIN, TEXAS — TORA, a Japanese culinary concept centered on sushi and founded by restaurateur Seigo Nakamura, will open a new restaurant at EastVillage, a 425-acre mixed-use development in northeast Austin. The menu will also feature seasonal omakase selections, premium sake and modern Japanese small plates. The opening is scheduled for December. Buffalo-based Reger Holdings owns EastVillage.
