RARITAN, N.J. — Men’s apparel retailer DXL Big + Tall has signed a 6,170-square-foot retail lease at Somerville Circle Shopping Center in Raritan, located roughly midway between Trenton and Newark. Vanessa Kelty of Levin Management Corp. represented the undisclosed landlord in the lease negotiations. Alison Horbach of RIPCO Real Estate represented the tenant. The deal brings the 150,000-square-foot center to full occupancy.

CHATTANOOGA, TENN. — Crunch Fitness has opened a new location at Hamilton Place, a shopping mall and mixed-use campus in Chattanooga. The property is owned by locally based and publicly traded CBL Properties. The new fitness venue is one of the final components of the mall’s Sears redevelopment project, which commenced in 2019. Other tenants that have backfilled the former Sears department store include The Cheesecake Factory, Mean Mug Coffeehouse, Malone’s, Dave & Buster’s, Dick’s Sporting Goods and an Aloft by Marriott hotel. Since March, CBL Properties has welcomed eight new concepts at Hamilton Place, including Taco Mamacita, Texas Roadhouse, Mr. Cow, Malone’s, Miniso, Vintage Stock, Dry Goods, Shoe Station, as well as a newly remodeled and expanded Buckle store. Additional openings are expected in 2025.
Ballard Designs Debuts First Alabama Store at Hardwick Building in Downtown Birmingham

BIRMINGHAM, ALA. — Ballard Designs has opened its first Alabama location in downtown Birmingham. Situated along the city’s Rotary Trail, Ballard’s newest location occupies the street level of the historic Hardwick Building, with restaurants and offices filling the remaining floors and spaces of the former steel factory. Locally based Bayer Properties owns the Hardwick Building and will soon welcome restaurants Epice and Lapeer Steak and Seafood to the property, according to Bham Now. The new Ballard Designs store is set up with several vignettes staged with the brand’s living room and dining room furniture, lighting, rugs, bedding and home décor. The store also includes a fully staffed design center where patrons can meet with one of the retailer’s design consultants. Additionally, Ballard designed and furnished the Hardwick Building’s shared entryway to serve as a waiting area for restaurant goers.
MINNEAPOLIS — Gamer Packaging has signed a 20,192-square-foot office lease at Fifth Street Towers in Minneapolis. The full-service packaging company is moving its headquarters to the entire 19th floor of 100 S. Fifth St., the companion tower to 150 S. Fifth St. Reed Christianson and Trinette Wacker of Transwestern Real Estate Services handle leasing for the 1 million-square-foot office complex, which features amenities such as Sculpt Fitness, Connect Lounge and Sphere Bar + Restaurant. Gamer Packaging is currently designing its new headquarters and expects to take occupancy in the second half of 2026. HOUSTON — Midway has welcomed three new retailers to its CITYCENTRE mixed-use development in West Houston. Apparel retailers American Threads (1,800 square feet) and Southern Tide (1,500 square feet), as well as ear-piercing salon Rowan (1,000 square feet), are all now officially open. The new leases were inked as part of the rejuvenation of the north side of the 47-acre development. The deals were announced this spring.
SOUTH PLAINFIELD, N.J. — Ethnic grocer Tropical Supermarket has opened a 15,800-square-foot store at Clinton Corners, a retail center in South Plainfield, about 35 miles south of Manhattan. Vanessa Kelty of Levin Management Corp. represented the landlord in the lease negotiations. The tenant was self-represented. Kelty also recently arranged a 2,145-square-foot lease with Mexican restaurant Blue Habanero at Clinton Corners. Diomaris Rosado with Keller Williams Premier represented the tenant in that deal. Levin Properties owns Clinton Corners.
NORWALK, CONN. — Norseland Inc., a subsidiary of Norway’s largest dairy cooperative, has signed an 11,353-square-foot office lease in the coastal Connecticut city of Norwalk. The company is relocating its U.S. headquarters from nearby Darien to Merritt 7 Corporate Park. John Hannigan and James Riffice of locally based brokerage firm Choyce Peterson represented the tenant in the lease negotiations. Betsy Buckley, Ed Tonnessen and Gil Ohls of JLL, along with internal agent JoAnn McGrath, represented the landlord, a partnership between Clarion Partners and Marcus Partners.
AUSTIN, TEXAS — FUSE Workspace, a Texas-based provider of flexible workspace solutions, has opened a 33,000-square-foot space at 2105 E. MLK Blvd. in East Austin. The space is the company’s fourth in Austin and offers an array of private offices, dedicated individual desks, enterprise suites and meeting rooms. CB Capital owns the building. Work on the project began in April.
NEW YORK CITY — Blue Owl Capital has signed a 238,673-square-foot office lease extension and expansion at 375 Park Avenue in Midtown Manhattan. The global alternative asset manager first committed to 375 Park Avenue, which is known locally as The Seagram Building, in 2022 with a 137,600-square-foot lease across floors two through five. In 2023, Blue Owl added 31,597 square feet to its footprint via occupancy of the entire sixth floor. The latest lease expansion totals 70,076 square feet across floors 16 through 19. Mark Weiss of Cushman & Wakefield represented the tenant in the lease negotiations. A.J. Camhi and Paul Milunec represented the landlord, RFR Realty, on an internal basis.
MINNEAPOLIS — Sleep Number will open three new stores in New Jersey and Delaware. The stores will be located within The Shops at the Crossings in Burlington, N.J.; The Marketplace at Garden State Park in Cherry Hill, N.J.; and The Christiana Mall in Delaware. Brian Wherty and Rob Samtmann of Equity Retail Brokers, in collaboration with Bialow Real Estate, represented Minneapolis-based Sleep Number in the lease negotiations. The expected opening dates were not disclosed.
