CANTON, MICH. — Coffee Dreams has signed a 2,280-square-foot retail lease at Canton Corners shopping center in Canton, a western suburb of Detroit. The property, located on Lilley Road, now has one space remaining for lease. Michael Murphy and Jack Melton of Gerdom Realty & Investment represented the undisclosed landlord.

NEW YORK CITY — Global alternative investment manager Canyon Partners has signed a 22,000-square-foot office lease at 1345 Avenue of the Americas in Midtown Manhattan. The space is located on the 28th floor, and the lease term is 11 years. Cynthia Wasserberger and Michael Pallas of JLL represented the tenant in the lease negotiations. Howard Fiddle, Peter Turchin, Gregg Rothkin, Ben Joseph, Bill Iacovelli and Charles Laginestra of CBRE, along with internal agents Marc Packman and Clark Briffel, represented the landlord, Fisher Brothers.

BRAINTREE, MASS. — Dick’s Sporting Goods will open a store at South Shore Plaza in Braintree, located south of Boston. The square footage was not disclosed. Nordstrom currently occupies the space. Simon Property Group owns South Shore Plaza, which is home to about 200 retail, restaurant and entertainment operators. The opening is scheduled for summer 2026.

FORT WORTH, TEXAS — Paragon Furniture has signed a 121,740-square-foot industrial lease in Fort Worth. The local manufacturer and distributor of flexible school furniture will occupy the entire building at 3253 Boswell Drive, which is located in the Handley neighborhood on the east side, for its new distribution center. Langston Sutcliffe of Partners Real Estate represented Paragon Furniture in the lease negotiations. Brian Gilchrist of CBRE represented the undisclosed landlord.

NEW YORK CITY — The Federal Deposit & Insurance Corp. (FDIC) has signed a 147,543-square-foot office lease in Midtown Manhattan. The FDIC is relocating from the Empire State Building to the 44-story building at 1166 Avenue of the Americas via a 10-year lease for the entire eighth, ninth and 10th floors, as well as part of the seventh floor. Connor Faught and Sheena Gohil of Colliers represented the FDIC in the lease negotiations. Paul Glickman, Diana Biasotti, Cynthia Wasserberger and Christine Colley of JLL, along with internal agents Jeffrey Sussman and Matt Pynn, represented the landlord, Edward J. Minskoff Equities.

RICHARDSON, TEXAS — Infrastructure consulting firm Halff has signed an 80,000-square-foot office lease in the northeastern Dallas suburb of Richardson. The space is located within Galatyn Commons, a four-building, 800,000-square-foot campus that features a 10,000-square-foot fitness center, 8,000-square-foot food hall and a 150-person conference center. Andrew Taguwa, Taylor Dickerson and Rachel Gorney of JLL represented Halff in the lease negotiations. Cushman & Wakefield’s Chris Taylor and Zach Bean represented the landlord, Mapletree, a global investment firm based in Singapore.

TARRYTOWN, N.Y. — Progressive Insurance has signed a 10,487-square-foot office lease in Tarrytown, a northern suburb of New York City. The space is located at 560-580 White Plains Road, a two-building, 306,475-square-foot development. Matthew Lisk, Tara Long and Steve Baker of Cushman & Wakefield represented the undisclosed landlord in the lease negotiations. Glenn Walsh and Larry Ruggieri of Newmark represented Progressive.

RALEIGH, N.C. — Siemens Energy has signed a 55,279-square-foot lease at 540 Tech Center, a 110,500-square-foot office building located at 4912 Green Road in Raleigh. The tenant doubled its office footprint at the property and is now the sole occupant. Matt Winters and Kimarie Ankenbrand of JLL represented Siemens Energy in the lease transaction. Dennis Hurley, also with JLL, represented the undisclosed landlord. Siemens Energy is expected to occupy the new space, which features lab space for research-and-development purposes, in July.

NASHVILLE, TENN. — Portman has signed contrast therapy studio SweatHouz to a retail lease at Starling, a 359-unit apartment community in Nashville’s Germantown neighborhood. With this lease, Starling’s 17,000 square feet of retail space is fully committed to concepts including Toastique, Solidcore, Retrograde Coffee, Social Cantina, KyuRamen and PannePazze. The new SweatHouse is set to open in August and will be the brand’s first location in Nashville and second in Tennessee. The location will offer private suites featuring infrared saunas, cold plunges and vitamin-C showers for members.

KYLE, TEXAS — Tennessee-based developer GBT Realty Corp. has landed five new tenant commitments at The Shops at The Brick & Mortar District, a 42,000-square-foot shopping center in the Central Texas city of Kyle that is nearing completion. The tenants are Playa Bowls, Jeremiah’s Italian Ice, Skip’s Beer Wine & Liquor, Square Nails Austin and Perspire Sauna Studio. Sprouts Farmers Market is the anchor tenant of the center, which is now 90 percent preleased ahead of the scheduled late-summer completion date.
