NEW YORK CITY — TD Bank has expanded its office footprint at 125 Park Avenue in Midtown Manhattan. The lease term is 10 years, and the space spans 26,255 square feet across the entire eighth floor. TD Bank now occupies 130,057 square feet at 125 Park Avenue, and the expansion brings the building to full occupancy. Robert Alexander, Ryan Alexander, Matthew Saker and Nicole Marshall of CBRE represented TD Bank in the lease negotiations. Brian Waterman, David Falk, Pete Shimkin and Daniel Levine of Newmark represented the landlord, SL Green.

MarLam-Industrial-Portfolio-Phoenix-AZ

PHOENIX — CBRE has facilitated the sale-leaseback of the MarLam Industries Manufacturing portfolio in Phoenix. A joint venture led by Wentworth Property Co. acquired the asset from MarLam Industries for $17.5 million. Located at 2425 S. 10th St. and 834 E. Hammond Lane, the two adjacent buildings offer a total of 106,174 square feet. The 48,504-square-foot building on South 10th Street features 5,403 square feet of office space, 22-foot clear heights and 11 grade-level doors. The 47,438-square-foot facility on East Hammond Lane offers 20-foot clear heights, 11 grade-level doors and a 4,829-square-foot mezzanine office level. MarLam Industries, a manufacturer of laminate and cultured marble tops and tubs and fabricator of Corian and granite kitchen and bath countertops, leased back the portfolio as part of the transaction. Geoffrey Turbow, Anthony DeLorenzo and Matt Pourcho of CBRE represented the seller in the deal.

The building at 66 Galen St. is a newly completed, 225,000-square-foot facility that is part of a larger, 450,000-square-foot campus. Evan Gallagher and John Carroll of Colliers represented NewCo in the lease negotiations. Duncan Gratton, Connor Barnes and Joe Pearce of Cushman & Wakefield represented the landlord, partnership between two locally based firms, Davis Cos. and Boston Development Group.

The building at 66 Galen St. is a newly completed, 225,000-square-foot facility that is part of a larger, 450,000-square-foot campus. WARMINSTER, PA. — Kids Empire has opened a 12,000-square-foot indoor playground in Warminster, a northern suburb of Philadelphia. The space is located within the 266,000-square-foot Center Point Place shopping center and features floor-to-ceiling climbing walls, play structures, ball pits, slides and interactive games. Rob Samtmann of Equity Retail Brokers represented Kids Empire in the lease negotiations. Westover Commercial owns Center Point Place.

HOUSTON — GCP Paper USA, a locally based manufacturer and distributor, has signed a 99,926-square-foot industrial lease in North Houston. According to LoopNet Inc., the property at 971 N. Sam Houston Parkway E is known as Beltway North Commerce Center, totals 251,220 square feet and features 32-foot clear heights, 130-foot truck court depths, three drive-in ramps and 4,022 square feet of office space. Jeremy Lumbreras and Woody Hillyer of Stream Realty Partners represented the landlord, High Street Logistics Properties, in the lease negotiations. Joseph Smith and Jordan Enger of CBRE represented the tenant.

CHEVY CHASE, MD. — A new wave of tenants have opened at The Collection at Chevy Chase, an upscale, multi-story mixed-use development in metro Washington, D.C.’s Friendship Heights district. Located on Wisconsin Circle in Chevy Chase, The Collection’s new tenants include Porsche Studio (3,756 square feet), Brooks Brothers (5,722 square feet), Bright Horizons (11,638 square feet) and a kiosk for Dunkin’ (400 square feet). The Chevy Chase Land Co. is the owner and landlord of The Collection. Built in 2006, the center is home to tenants including Tiffany & Co., Amazon Fresh, Capital One Bank, Giorgetti, Capital Laser & Skincare, Clyde’s Restaurant, The Hunter’s Hound, Junction Bistro, Bar & Bakery, Joy by Seven Reasons and Merritt Gallery, among others.

RALEIGH, N.C. — Kane Realty Corp. has signed Weatherby Healthcare, a CHG Healthcare Co., to a 46,309-square-foot office lease at One North Hills Tower in Raleigh. The healthcare staffing company, which has offices in North Carolina and Florida, will occupy one-and-a-half floors at the 10-story, 264,000-square-foot office tower. Other tenants include Jewelers Mutual Group, JT International USA Inc., HNTB, Raymond James & Associates and The Starboard Holding Cos., including The Nautical Group and Nautical Advisory Services. Cheshire Webb of Foundry Commercial, along with independent broker Paul Anderson, represented Weatherby Healthcare in the lease transaction. Hooker Manning and Alex Mikels represented Kane Realty on an internal basis.

LYNDHURST, N.J. — Nemo Tile has signed a 30,046-square-foot industrial lease in the Northern New Jersey community of Lyndhurst. The lease term is 65 months. The building at 2 Terminal Road was recently renovated and features a clear height of 18 feet, seven truck parking spaces and 1,800 square feet of office space. Michael Schaible and Troy Wisse of Lee & Associates represented the landlord, Woodmont Industrial Properties, in the lease negotiations. Daniel Reider of Newmark represented the tenant.

HACKENSACK, N.J. — Cole Schotz PC has signed a 61,582-square-foot office lease renewal in the Northern New Jersey community of Hackensack. The law firm will remain at Court Plaza North, a 335,000-square-foot complex located in the city’s downtown area, where it has been a tenant since 1986, for an undisclosed period of time. New Jersey-based investment firm Alfred Sanzari Enterprises owns Court Plaza North. No third-party brokers were involved in the lease negotiations.
