NEW YORK CITY — Rockella has signed a 15-year, 16,243-square-foot office lease at 520 Eighth Ave. in Midtown Manhattan. The provider of creative office and artistic workspaces will move into its space on the 24th floor of the 26-story, 860,000-square-foot building, which was originally constructed in 1926, later this spring. Matthew Mandell represented the landlord, GFP Real Estate, in the lease negotiations on an internal basis. Michael Joseph and Aidan Campbell of Colliers represented the tenant.

MINNEAPOLIS — Law firm Messerli Kramer has signed a full-floor office lease at 50 South Sixth, a 29-story office building in the central business district of Minneapolis. The firm, which plans to occupy the space in the third quarter, is upgrading its facilities. Trinette Wacker and Reed Christianson of Transwestern Real Estate Services represented the owner, Mapletree Investments. Transwestern also manages the building, which opened in 2001. David Buyse and Rory Johnson of Corporate Tenant Advisors represented Messerli Kramer.
MIAMI — Amazon (NASDAQ: AMZN) has signed on to anchor Wynwood Plaza, a 1 million-square-foot mixed-use campus nearing completion in Miami’s Wynwood Arts District. The Seattle-based e-commerce giant will occupy 50,333 square feet within the development’s 12-story office tower that is set to deliver in the coming months. The landlords in the lease transaction are New York City-based L&L Holding Co. and Oak Row Equities, which has offices in New York City and Miami. The partners are co-developing Wynwood Plaza with Shorenstein Investment Advisors and investment partner Claure Group, which will also be a tenant in the building. The office tower will span 266,000 square feet and include an array of indoor and outdoor amenities, including an amenity hub on the second floor that will feature a fitness club with high-end equipment, showers and lockers, as well as a golf simulator and conference rooms. Other features of the tower include floor-to-ceiling windows, private tenant terraces and an expansive lobby. HOUSTON — Agile Supply Chain has signed a 32,350-square-foot industrial lease in northwest Houston. The space is located at 7207 Wynnwood Lane in the Shady Acres neighborhood. Abraham Richardson and Grant Wisenbaker of Stream Realty represented the tenant in the lease negotiations. J.D. Diekman, Jon Michael and Ed Bane of Bridge Commercial represented the landlord.
NORTH BRUNSWICK, N.J. — Ace Pickleball Club will open a 26,000-square-foot venue in North Brunswick, located roughly midway between Trenton and Newark. The space is located within the 288,000-square-foot Brunswick Shopping Center. Fred Younkin of Levin Management Corp. represented the undisclosed landlord in the lease negotiations. Marta Villa of CBRE represented the tenant. An opening date has not yet been announced.
DORAL, FLA. — Codina Partners has announced that the University of Miami health system (UHealth) will occupy an 11,243-square-foot wing at Downtown Doral, a 250-acre mixed-use community in metro Miami. The tenant is part of the property’s 25,000-square-foot retail expansion, which is located at the intersection of N.W. 87th Avenue and N.W. 53rd Terrace and will include 929 parking garage spaces. UHealth’s new facility, which will feature Bascom Palmer Eye Institute and physical therapy services, will join other tenants at the property including Sweat 440, South Miami OB/GYN Associates, Sage Dental, Muse Beauty Salon, Crema Gourmet Espresso Bar and Pura Vida. Codina plans to break ground on the retail expansion in first-quarter 2025 and wrap up construction in first-quarter 2026.
HOUSTON — Stream Realty Partners has negotiated a 45,185-square-foot industrial lease expansion in North Houston. According to LoopNet Inc., the office building at 845 Greens Parkway was built in 2002 and totals 63,917 square feet. William Carpenter, Jeremy Lumbreras and Sherwood Hillyer of Stream represented the landlord, Prologis, in the lease negotiations. Justin Clark of Clark Gaines Properties represented the tenant, industrial chemicals provider Riteks Inc.
NEW YORK CITY — The Kwenda Collegiate Girls Charter School has signed a 44,114-square-foot lease in Brooklyn. The turnkey space is located within the building at 2520 Church Ave. in the Flatbush area and was formerly occupied by St. Gregory The Great Catholic Academy. The school will first serve kindergarten and first grade students, with plans to expand through fifth grade and ultimately through eighth grade. Lindsay Ornstein, Jake Cinti and Kate Whitman of OPEN Impact Real Estate represented the school in the lease negotiations. William O’Brien of M.C. O’Brien Inc. represented the unnamed landlord.
DEERFIELD, ILL. — Fortune Brands Innovations Inc. is consolidating its U.S. regional offices into one campus headquarters in the northern Chicago suburb of Deerfield. Fortune Brands will occupy two buildings on its campus in Deerfield. The company was incented to expand its headquarters in Illinois with annual tax credits to be provided through the State of Illinois Economic Development for a Growing Economy program. By the end of 2027, Fortune Brands will have capacity for over 1,000 professional associates in its new headquarters. This includes associates who relocate from one of the company’s current offices as well as roles newly hired in the Chicago area. The company’s digital-focused office in San Francisco, along with its U.S. manufacturing facilities, U.S. distribution centers, sales offices and international sites, will continue operations as usual.
BAYTOWN, TEXAS — Stream Realty Partners has negotiated an 88,732-square-foot industrial lease in the eastern Houston suburb of Baytown. The building at 2300 East Freeway is located within the 3 million-square-foot Port 10 Logistics Center. Tyler Maner and Tommy Erwin of Stream represented the tenant, soap and bath products provider MMM Enterprises, in the lease negotiations. Richard Quarles, David Holland, Joseph Berwick and Eliza Klein of JLL represented the landlord, Pontikes Development.
