ELK GROVE VILLAGE, ILL. — Transportation company Midwest Express has signed a 40,320-square-foot, full-building industrial lease at 1850 Arthur Ave. in the Chicago suburb of Elk Grove Village. The property features 24 exterior docks and 29 trailer spots. Chris Nelson of Lee & Associates represented the owner, RREEF America. Calvin Gunn of Lee & Associates represented the tenant, which is relocating from Mount Prospect.

ARLINGTON, TEXAS — NAI Robert Lynn has negotiated a 36,450-square-foot industrial lease in Arlington. According to LoopNet Inc., the property at 634-640 107th St. was built in 1974, renovated in 2018 and totals 72,900 square feet. Joe McLiney of NAI Robert Lynn represented the tenant, custom metal sheet fabricator Send Cut Send, in the lease negotiations. Michael Stanzel, also with NAI Robert Lynn, represented the landlord, an entity doing business as SL Project Texas LP.

28-40-West-23rd Street

NEW YORK CITY — Colliers has secured a 132,000-square-foot office lease expansion and extension in Manhattan’s Flatiron District. The tenant, automated financing platform Ramp, is taking an additional 66,000 square feet of space across the entire fourth floor at 28-40 West 23rd Street, a two-building, 561,000-square-foot complex. Ramp is simultaneously extending its lease of the same square footage across the entire second floor. Mac Roos, Andrew Roos, Michael Cohen and Jessica Verdi of Colliers represented the landlord, Williams Equities, in the lease negotiations. Michael Mathias and R.J. Johns of Cushman & Wakefield represented the tenant.

NEW YORK CITY — Labor union SEIU Local 32BJ has signed a 20,778-square-foot office lease at 620 Avenue of the Americas in Midtown Manhattan. The space is located on the ground floor of the building, which was originally constructed in 1896. Mark Weiss of Cushman and Wakefield represented the union, which has more than 175,000 members, in the lease negotiations. Daniel Birney represented the landlord, RXR, on an internal basis.

FORT WORTH, TEXAS — Shield Engineering Group has signed a 16,608-square-foot office lease renewal and expansion in Fort Worth. The space is located within First Cash Plaza, a nine-story, 155,125-square-foot building located near the downtown area. Alex Bryant of Street Realty Partners represented the tenant in the lease negotiations. Jake Neal and Matt Carthey of Holt Lunsford Commercial represented the landlord, First Cash Inc., a pawn store operator with more than 3,000 retail locations in North and South America.

AYER, MASS. — Cushman & Wakefield has negotiated a 113,382-square-foot headquarters lease in Ayer, located northwest of Boston. The industrial building at 3 Nemco Way features 20 tailboard loading docks, high-bay distribution warehouse capabilities and office space. Nick Bruha, Blake Baldwin and Shayne O’Neil of Cushman & Wakefield represented the tenant, laboratory equipment supplier CELLTREAT Scientific Products, in the lease negotiations. The name and representative of the landlord were not disclosed.

MONTGOMERY, ILL. — Parceljet Information Technology LLC has signed a 239,190-square-foot industrial lease at 900 Knell Road in Montgomery. The cross-border logistics company is expanding from its coastal locations to grow its presence in the Midwest. The space is part of a 992,462-square-foot building constructed in 1960 and renovated in 2000. The facility features a clear height of 30 feet, 17 exterior docks and one drive-in door. Parking is available for 184 trailers and more than 600 cars. George Cibula and Rick Daly of DarwinPW Realty/CORFAC International represented the landlord, CenterPoint Properties. Danielle Radtke and Patrick Smith of CenterPoint were instrumental in getting Parceljet into the space in a short timeframe.

NEW HAVEN, CONN. — Pikalo Foods, a family-owned, wholesale provider of empanadas, has signed a 20,280-square-foot industrial lease in New Haven. According to LoopNet Inc., the building at 145 Hamilton St. was originally constructed in 1965. Mark Glassman of Arnold Peck’s Commercial World represented the tenant in the lease negotiations. Carl Russell and Chris Nolan of Pearce Real Estate represented the landlord, a New York-based entity doing business as 145 Hamilton LLC.

WASHINGTON, D.C.— Law firm ArentFox Schiff has signed a 120,999-square foot lease at Midtown Center, an office building located in downtown Washington, D.C. The firm will relocate its D.C. headquarters to the 14-story property, occupying the entirety of three floors. Fannie Mae also recently signed a 340,000-square-foot lease at the building, which is owned by Carr Properties. The developer completed Midtown Center, which features two towers connected by three pedestrian buildings, in 2017. SHoP Architects designed the property.
