The family-owned firm has essentially doubled its commitment at 500 Cummings Center following a custom build-out that delivered a conference room and a full kitchen. Cummings Properties owns the property. No third-party brokers were involved in the lease negotiations.

HOUSTON — Sunday Riley Modern Skincare has signed a 97,222-square-foot industrial lease at in northwest Houston. According to LoopNet Inc., the building at 11720 North Gessner Road was constructed in 2014 and totals 155,400 square feet. William Carpenter and Jeremy Lumbreras of Stream Realty Partners represented the landlord, institutional investment firm Bentall GreenOak, in the lease negotiations. The tenant was self-represented.
HOBOKEN, N.J. — Unilever (NYSE: UL) has signed a 111,000-square-foot office lease in Hoboken for its new U.S. headquarters. The British conglomerate will occupy three full floors at 111 River Street, which is part of the three-building, 1.5 million-square-foot Waterfront Corporate Center complex. CBRE represented Unilever in the lease negotiations. New York City-based SJP Properties owns Waterfront Corporate Center, which is also home to tenants such as Lipton, Walmart and Newell Brands.
NEW YORK CITY — Cushman & Wakefield has negotiated a 10-year, 26,000-square-foot office lease expansion in Manhattan’s Flatiron District. The tenant, e.l.f. Beauty (NYSE: ELF), will now occupy 39,000 square feet across three full floors at 16 West 22nd Street, where the cosmetics provider has been a tenant since 2020. Jonathan Schindler of Cushman & Wakefield represented the tenant in the lease negotiations. Barbara Yagoda of GFP Real Estate represented the landlord, Meysar Realty Corp.
Anchor Retailers Including Old Navy, Ulta Beauty Open at Beaufort Station in Coastal South Carolina

BEAUFORT, S.C. — Old Navy, Ulta Beauty, Ross Dress for Less and PetSmart have recently opened their doors at Beaufort Station, a new power shopping center underway in Beaufort, a city in coastal South Carolina. The Morgan Cos., through its affiliate firm Beaufort Station Partners, developed the property and will continue to oversee its management. Reynolds Robinson of Principal Partners is responsible for leasing at the center. Other recent openings include Mattress Firm, Hobby Lobby, T.J. Maxx, HomeGoods, Rack Room Shoes and Five Below. America’s Best Eyeglasses, Chicken Salad Chick, Panda Express, Surcheros Fresh Mex and Fifth Third Bank plan to open at Beaufort Station in the coming weeks. Additionally, Parkers Kitchen is also under construction and a new ALDI grocery store will start construction this fall.
ST. LOUIS — CBRE has negotiated 15 leases totaling nearly 105,000 square feet at Peabody Plaza, a 400,000-square-foot office tower in St. Louis. Rick Messey and Whitney Allen of CBRE represented ownership, New York-based Briar Meads Capital. The leases were completed within the last 18 months. The tenants include Goldstein and Price LC, Citizens for Modern Transit, Sandberg Phoenix and Von Gontard PC, Gray Ritter Graham, Hinshaw Culbertson LLC, SWMW, Consolidated Grain and Barge, Nahon, Saharovich & Troptz, Mueller Counts LLP, Fernandez Law, Brian Stokes PC and Law Offices O’Driscoll LLC, Vinciguerra Jewelers, UKraft, Keefe and Griffiths PC and Simon Law Group PC. Occupancy at the building has risen from 70 percent in 2020 to over 85 percent in 2024. Located at 701 Market St., Peabody Plaza features a top-floor conference center, 7,000-square-foot fitness center, onsite restaurant, underground parking, 24-hour security and onsite management.
HOPKINS, MINN. — StarCycle, a cycling studio, has signed a lease to open at the new Hallon development in Hopkins, a southwest suburb of Minneapolis. The property is located at 8594 Excelsior Blvd. Mary Lindell of Christianson & Co. Commercial Real Estate Services represented the tenant. Jackie Taylor is bringing the StarCycle franchise from Oregon to Minnesota.
BROOKSHIRE, TEXAS — Partners Real Estate has arranged a 47,736-square-foot industrial lease in Brookshire, a western suburb of Houston. According to Crexi, the single-tenant building sits on 4.6 acres at 3012 Venergy Drive and includes 2,736 square feet of office space. Travis Land and Braedon Emde of Partners represented the landlord, an entity doing business as VEnergy Industrial Park I LLC, in the lease negotiations. Jon Farris of CBRE represented the tenant.
FORT WORTH, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 13,500-square-foot industrial lease in South Fort Worth. The tenant, United Interiors Inc., is taking space at Suffolk Business Park, a four-building, 116,000-square-foot development. Alex Bryant with Street Realty represented the tenant in the lease negotiations. Thomas Grafton and Trey Goodspeed with Holt Lunsford Commercial represented the landlord, Birtcher Anderson & Davis.
IRVING, TEXAS — Airport Lighting Systems Inc. has signed a 12,887-square-foot industrial lease near Dallas-Fort Worth International Airport in Irving. The company is relocating from nearby Southlake to Las Colinas Distribution Center 5, an 80,900-square-foot building that was originally constructed in 1981. Trey Goodspeed of Holt Lunsford Commercial represented the tenant in the lease negotiations. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord.
