CARY, N.C. — The development team behind the 92-acre Fenton mixed-use development in Cary, which includes Hines, Columbia Development and Affinius Capital, has announced a new 186-room hotel coming to the development. The master developers are bringing on Mainsail Lodging & Development and Ross Hotel Partners to co-develop the seven-story hotel, with Mainsail also signed on to operate the property upon completion. The developers will break ground in first-quarter 2025 and open the hotel in first-quarter 2027. Designed by BRPH, the hotel will be a member of the Tribute Portfolio Hotels by Marriott International family of brands and will feature a second-floor signature restaurant and bar; a lobby bar and coffee shop; 6,000 square feet of event space spanning six meeting rooms; a ballroom to accommodate groups up to 300 people; and a 1,500-square-foot culinary studio for cooking demonstrations and ticketed experiences. KANSAS CITY, MO. — Fidelity Security Life Insurance Co. (FSL) has unveiled plans to move its headquarters to Crown Center in Kansas City. FSL and its affiliate, Forrest T. Jones & Co., will occupy three-and-a-half floors and about 75,000 square feet at the 14-story office building at 2600 Grand Blvd. The Kansas City-based specialty insurance company will relocate from its current office one mile away at 3130 Broadway Blvd., a six-story building that it has occupied since 1969. FSL expects to take occupancy of its new office by January 2026 upon completion of a new design and renovation of the space. Nearly 340 employees will occupy the office. FSL has expanded in recent years with the formation of Fidelity Security Life Insurance Co. of New York and Fidelity Security Assurance Co. (FSAC), a property and casualty insurer. FSAC is licensed in 33 states, eyeing nationwide licensure in the coming years. These developments have made it the right time to move offices, according to Brad Jones, FSL vice chairman. LISLE, ILL. — CBRE has negotiated five office leases totaling 41,802 square feet at The Westwood in Lisle. The leases include: Westpoint Financial (11,179 square feet); Mission Wealth Management (3,263 square feet); Ottosen, DiNolfo, Hasenbalg and Castalado (14,630 square feet); Paycom (6,830 square feet); and Vantage Point Financial (5,900 square feet). MINNEAPOLIS — The Social Lights, a marketing agency, has signed an 11,000-square-foot office lease at Steelman Exchange in the North Loop of Minneapolis. Tom Tracy, Katie Tufford and Harrison Rust of Cushman & Wakefield represented ownership, while CBRE’s John Lorence represented the tenant. Studio BV is the designer for the tenant’s new workspace. Located at 241 N. Fifth Ave., Steelman Exchange is a newly constructed creative office property that totals 220,000 square feet and features a tenant lounge with rooftop space, fitness center and podium parking garage. The Social Lights joins other tenants Grant Thornton, Calabrio and a global financial institution at the building, which has 75,000 square feet available for lease.
ALLEN, TEXAS — Xtera Ltd. has signed a 21,192-square-foot industrial lease in Allen, a northeastern suburb of Dallas. The provider of underwater cable systems is taking space at 121 Technology Park, a 735,000-square-foot development by Stillwater Capital. NEW YORK CITY — State of Play Hospitality, an entertainment retail operator, has signed a 10,700-square-foot retail lease at 31 Union Square West in Manhattan with plans to open a Flight Club venue. Spanning the ground floor and basement of the property, the facility will offer darts-focused games with food-and-beverage options. Scheduled to open in 2025, this marks the ninth North America location for the brand. Blue Water Grill restaurant previously occupied the space.
SUGAR LAND, TEXAS — Agha Engineering has signed a 9,744-square-foot office lease renewal and expansion in the southwestern Houston suburb of Sugar Land. According to LoopNet Inc., the 14-story, 349,190-square-foot building at 1080 Eldridge Parkway was constructed in 2009 and renovated in 2023. Nathan Buckhoff of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Matthew Asvestas of Stream Realty Partners represented the landlord, Broadshore Capital Partners.
RESTON, VA. — Bechtel, a global engineering firm, has signed a 289,000-square-foot office lease at Reston Overlook, a 320,000-square-foot office building within the Reston Town Center mixed-use campus in Northern Virginia. BXP, formerly known as Boston Properties Inc., is the landlord at Reston Overlook. Erin Cotter and Jake Stroman of BXP represented the landlord internally in the lease negotiations, and Cathy Delcoco of CBRE represented Bechtel. The lease represents a renewal and expansion for Bechtel, increasing the company’s occupancy to span 11 floors at Reston Overlook. The company, which has had its headquarters in Reston since 2012, employs 18,000 people across 50 countries. Owned and operated by BXP, Reston Town Center offers 4 million square feet of office space, 50 retailers, 30 restaurants, more than 2,000 residences, outdoor recreation spaces and seasonal events programming.
MANCHESTER, N.H. — PickUp USA Fitness, a basketball-focused concept, has signed a 25,188-square-foot retail lease in Manchester, located near the New Hampshire-Massachusetts border. The space is located within the 166,000-square-foot former Union Leader building and will house an NBA-sized court, multiple half courts, event space, locker rooms and cardio and weight training areas. Andrew Robbins and Alex Blecksmith of Colliers represented PickUp USA in the lease negotiations. An opening date has not yet been determined.
KITTERY, MAINE — Simon Property Group has welcomed a host of new retailers to Kittery Premium Outlets in southern Maine. Claire’s, Carter’s, OshKosh B’Gosh, Mélange Home, Perfume Palace, Limited Hype and Jack’s Country Store have all recently opened stores, and Vineyard Vines will open next spring. Simon acquired Kittery Premium Outlets, which is home to more than 50 retailers across five centers, over the course of the 2000s.
