BOLINGBROOK AND ROLLING MEADOWS, ILL. — Brown Commercial Group has negotiated two retail leases that will bring the first Parlor Doughnuts franchises to the Chicago market. Luke Dummitt, Dan Brown and Trinity Scurto of Brown Commercial Group represented a private investor in leasing two suburban locations that will be used for high-end doughnut and coffee shop locations. The properties include 1301 Algonquin Road in Rolling Meadows and 227 Weber Road in Bolingbrook. Each store will total nearly 3,000 square feet and is expected to open by year-end. Parlor Doughnuts launched in Evansville, Ind., in 2019 and now maintains more than 70 locations nationwide.

GREENWICH, CONN. — Summit Health has signed a 19,853-square-foot lease renewal and expansion in Greenwich. The healthcare provider will retain its existing 14,243 square feet of space at the building at 644 W. Putnam Ave. and take another 5,610 square feet on the second floor. Kevin McCarthy of Cushman & Wakefield represented the tenant in the lease negotiations. Tim Rorick of Newmark represented the landlord, a partnership between Simone Development Cos. and Fareri Associates.
ITASCA, ILL. — Commercial Stainless Services Inc. has signed a 38,169-square-foot industrial lease at 1401 Glenlake Ave. in Itasca. The full-service commercial kitchens and architectural products manufacturer is relocating from 1201 Busse Road in Elk Grove Village. The Itasca facility is located just west of O’Hare International Airport and features convenient access to I-290, I-90 and I-355. Jeff Janda and Michael Plumb of Lee & Associates represented the landlord, Prologis. Chris Nelson and Calvin Gunn of Lee & Associates represented the tenant.
ATLANTA — Immersive technology, media and entertainment company Cosm has announced plans to open an entertainment venue at Centennial Yards, a $5 billion mixed-use development currently underway in downtown Atlanta. Situated within the project’s Sports and Entertainment District, the venue will comprise 70,000 square feet across three levels. Architecture firm Gensler is designing the facility. Dubbed Shared Reality, the venue will feature Cosm’s proprietary technology, including a 12K+ LED dome spanning 87 feet in diameter. Shared Reality will offer immersive live sports viewing through Cosm’s partnerships with entities including ESPN, the NBA, NBC Sports, TNT Sports, FOX Sports and the UFC. Programming at the venue will also include Cirque du Soleil’s “O” production and immersive art experiences by members of the Cosm Studios Creator Program. An opening date was not disclosed. This marks the first addition to the next phase of Centennial Yards, which will encompass roughly 470,000 square feet of entertainment, retail and restaurant space, as well as a flagship hotel. LEWISVILLE, TEXAS — Launch Entertainment, a concept centered on indoor trampolines, has signed a 46,039-square-foot retail lease in the northern Dallas suburb of Lewisville. The space is located within the Lakepointe Crossing shopping center that is anchored by Academy Sports + Outdoors, Conn’s HomePlus and Northern Tool + Equipment. NEW YORK CITY — CBRE has extended its 180,000-square-foot office lease at 200 Park Avenue in Midtown Manhattan through 2036. The Dallas-based real estate giant has been a tenant at the 58-story, 3.1 million-square-foot building, which recently underwent a $200 million capital improvement program, since the late 1980s. The owner, Irvine Co. Office Properties, has also appointed CBRE as the building’s new leasing agent and property manager. CBRE will also establish a branded space on the lobby level that will be exclusively used by the company’s employees, clients and colleagues visiting from other offices.
CLAYTON, MO. — Law firm Lathrop GPM has relocated its St. Louis office to The Plaza at Clayton effective July 1. The new space, similar to the firm’s offices in Denver, Minneapolis and Chicago, features a flexible design for increased collaboration and client support. Since the beginning of 2022, six attorneys have joined the office in several practice areas. The Plaza at Clayton is situated in the immediate western suburb of Clayton. The property totals 340,529 square feet and rises 16 stories. Amenities include a clubroom, rooftop deck, fitness center, game room, conference center and reception center. MINNEAPOLIS — Gray Fox Coffee has opened at The Dayton’s Project, a 1.2 million-square-foot office and retail property located at 700 Nicollet Mall in Minneapolis. Owned by 601W Cos., The Dayton’s Project was originally built as the Dayton’s department store. The building now features amenities such as a gym, private lounges and rooftop terrace. Gray Fox Coffee occupies the building’s skyway level after six years of vacancy. The coffee shop, which marks the fourth location for the company, is open to tenants and the public, and features coffee, breakfast items and smoothies.
NORTH HAVEN, CONN. — F+F Mechanical Enterprises has signed a 27,573-square-foot industrial lease in North Haven, a suburb of New Haven. The fabricator and installer of mechanical systems is expanding and relocating from 2 Dwight St. to the 132,264-square-foot building at 60 Dodge Ave. Stephen Press of Press/Cuozzo Realtors represented the tenant in the lease negotiations. Bradley Soules and Art Ross of Newmark represented the landlord.
CLAYTON, N.C. — CBRE has arranged five new leases at 42 West Business Park, a newly developed flex/light industrial property in Clayton, 17 miles outside downtown Raleigh. Delivered at the end of 2023, the development comprises two warehouses totaling 125,000 square feet. Habitat for Humanity of Wake County will occupy the entirety of Building 1, which totals 25,000 square feet. Together, the tenants will occupy 65,787 square feet, bringing the property to over 50 percent occupancy.
