HAZELWOOD, MO. — Dive Bomb Industries has signed a 128,000-square-foot industrial lease at Hazelwood Business Park in Hazelwood, a northern suburb of St. Louis. The outdoor sporting goods company is relocating its headquarters from Westport. Dan Lesinski and Billy Spence of Colliers represented the landlord, Industrial Commercial Properties (ICP). Jake Corrigan of Sansone Group represented the tenant. Hazelwood Business Park, redeveloped by ICP, spans 147 acres and includes a mix of light industrial, tech, office and retail spaces.

ORLANDO, FLA. — Primark has signed a 36,000-square-foot lease at The Florida Mall in Orlando. Spanning two stories, the store will feature an entire floor dedicated to Disney merchandise. Scheduled for the end of August, the opening will bring the retailer’s U.S. portfolio to 26 locations. Primark currently operates one store in the state at Sawgrass Mills in Sunrise. Indianapolis-based Simon Property Group owns The Florida Mall, which opened in 1986.
HOUSTON — Empyrean Benefit Solutions Inc. has signed a 41,667-square-foot office lease in West Houston. The provider of software for the human resources industry will occupy two full floors within Building 4 at the 39-acre CityWestPlace starting early next year. Mark O’Donnell and Jennifer Meehan of Savills represented the tenant in the lease negotiations.J.P. Hutcheson and Rima Soroka represented the owner, partnership between Parkway and Midway, on an internal basis.
HAMILTON, N.J. — Pickleball Kingdom will open a 40,500-square-foot, full-building lease at 1100 Negron Drive, an industrial flex property in the Central New Jersey community of Hamilton. The space will house 14 courts as well as conference rooms, meeting areas and a lounge. New Jersey-based Denholtz Properties owns the building, which was completed in 2023 and features a clear height of 26 feet. The opening is scheduled for the fall.
DES PLAINES, ILL. — TA Cabinets has leased two contiguous units totaling 52,922 square feet of industrial space at 2050 S. Mount Prospect Road in the Chicago suburb of Des Plaines. The facility is located north of O’Hare International Airport with immediate access to I-90 via Elmhurst Road. Chris Nelson and Calvin Gunn of Lee & Associates represented the landlord, MapleTree Investments. Marat Safir of TMG Real Estate Advisors represented TA Cabinets, which is a professional kitchen cabinet designer and manufacturer.
MATTESON, ILL. — Entre Commercial Realty has negotiated a long-term build-to-suite lease with a national tank rental company at the Chicagoland Truck Center in Matteson. The new facility will consist of an 11,790-square-foot maintenance building with six drive-in doors on eight acres of secured outside storage. Entre assisted in designing a custom-built headquarters facility along with obtaining village approval for equipment rental and maintenance. Cory Kay and Mike DeSerto of Entre represented the landlord, Bike Road LLC. JLL represented the tenant.
RALEIGH, N.C. — CBRE has arranged two new retail leases in Raleigh on behalf of ParTee Shack, a miniature golf-focused entertainment concept. ParTee will occupy 19,590 square feet at Celebration at Six Forks and 17,000 square feet at Capital Marketplace. These mark the second and third locations in the city for the brand. Jon Stanley of CBRE represented the tenant in both lease negotiations. Charlie Coyne of CBRE represented the landlord of Capital Marketplace, Finmarc Management, and Tiffany Barrier of CBRE represented the landlord of Celebration at Six Forks, FCA Partners. Founded in 2020, ParTee offers miniature golf, go-karts, laser tag, arcade and virtual reality games, as well as food and alcoholic beverages.
THE WOODLANDS, TEXAS — Colliers has negotiated a 14,581-square-foot office sublease in The Woodlands. According to LoopNet Inc., the building at 1735 Hughes Landing Blvd. was built in 2015 and totals 318,170 square feet. Tom Condon Jr., Jillian Fredericks, Norman Munoz, Michael Wu and Nic Fang of Colliers represented the sublessee, Skyline Industrial Supply, in the negotiations. Lonna Jenks, Beau Bellow and Ronnie Deyo of JLL represented the sublessor, ExxonMobil. An affiliate of Howard Hughes Holdings owns the building.
NEW YORK CITY — The École, an independent French-American bilingual school, will open a 46,000-square-foot elementary and middle school at 123 E. 23rd St. in Midtown Manhattan. The school will occupy a portion of the ground floor and the entire second and third floors of the 12-story building and will also have its own entrance. Michael Berger of Colliers brokered the lease negotiations. Williams Equities owns the building. The school is expected to open in advance of the fall 2025 semester.
