THE COLONY, TEXAS — A partnership between soccer training organization TOCA Football and Major League Soccer (MLS) will open the first TOCA Social entertainment venue in the United States in The Colony, a northern suburb of Dallas. Situated within the Grandscape mixed-use development, TOCA Social Dallas will feature soccer-based immersive entertainment, as well as food-and-beverage options. The venue is scheduled to open next summer, with additional TOCA Social venues planned for other U.S. cities. Berkshire Hathaway owns Grandscape via Nebraska Furniture Mart.
AUSTIN, TEXAS — International law firm Foley & Lardner LLP has signed a 15,458-square-foot office lease renewal at 600 Congress Ave. in downtown Austin. The building rises 32 stories and totals approximately 544,000 rentable square feet. Amenities include an outdoor terrace with a bar and lounge, as well as a fitness center and multiple food-and-beverage options. Robert Copito, Nate Stricklen and Jay Austin of CBRE represented the tenant in the lease negotiations. JLL represented the landlord, Beacon Capital Partners.
NEW YORK CITY — Charles Schwab & Co. (NYSE: SCHW) has signed a 23,000-square-foot office lease renewal in Midtown Manhattan. The financial services and advisory giant has been a tenant at the 45-story, 1.1 million-square-foot building at 1133 Avenue of the Americas since 2014, and this deal keeps the company on the 37th floor for another 11 years. Schwab was self-represented in the lease negotiations. Tom Bow, Rocco Romeo and Nora Caliban represented the landlord, The Durst Organization, on an internal basis.
HOUSTON — Locally based brokerage firm Finial Group has negotiated a 3,150-square-foot industrial lease in northwest Houston. According to LoopNet Inc., the building at 10750 Barker Cypress Road was built on three acres in 2005 and totals 31,113 square feet. Chase Tucker and Tyler Holt of Finial Group represented the undisclosed landlord in the lease negotiations. The tenant, an entity doing business as MTGK3 Enterprises LLC, was self-represented.
KIRKWOOD, MO. — The Napoli Group has signed a lease to open its sixth location at The James apartment complex in Kirkwood, a western suburb of St. Louis. Napoli Kirkwood, which will feature the restaurant group’s signature wood-fired pizza, is slated to open during the fourth quarter. The restaurant will occupy the 4,684-square-foot, ground-floor retail space and will also feature a 1,000-square-foot outdoor patio. High Street Residential, the residential subsidiary of Trammell Crow Co., opened The James in March. Greystar is handling leasing and management for the apartment units.
BOLINGBROOK AND ROLLING MEADOWS, ILL. — Brown Commercial Group has negotiated two retail leases that will bring the first Parlor Doughnuts franchises to the Chicago market. Luke Dummitt, Dan Brown and Trinity Scurto of Brown Commercial Group represented a private investor in leasing two suburban locations that will be used for high-end doughnut and coffee shop locations. The properties include 1301 Algonquin Road in Rolling Meadows and 227 Weber Road in Bolingbrook. Each store will total nearly 3,000 square feet and is expected to open by year-end. Parlor Doughnuts launched in Evansville, Ind., in 2019 and now maintains more than 70 locations nationwide.
GREENWICH, CONN. — Summit Health has signed a 19,853-square-foot lease renewal and expansion in Greenwich. The healthcare provider will retain its existing 14,243 square feet of space at the building at 644 W. Putnam Ave. and take another 5,610 square feet on the second floor. Kevin McCarthy of Cushman & Wakefield represented the tenant in the lease negotiations. Tim Rorick of Newmark represented the landlord, a partnership between Simone Development Cos. and Fareri Associates.
ITASCA, ILL. — Commercial Stainless Services Inc. has signed a 38,169-square-foot industrial lease at 1401 Glenlake Ave. in Itasca. The full-service commercial kitchens and architectural products manufacturer is relocating from 1201 Busse Road in Elk Grove Village. The Itasca facility is located just west of O’Hare International Airport and features convenient access to I-290, I-90 and I-355. Jeff Janda and Michael Plumb of Lee & Associates represented the landlord, Prologis. Chris Nelson and Calvin Gunn of Lee & Associates represented the tenant.
ATLANTA — Immersive technology, media and entertainment company Cosm has announced plans to open an entertainment venue at Centennial Yards, a $5 billion mixed-use development currently underway in downtown Atlanta. Situated within the project’s Sports and Entertainment District, the venue will comprise 70,000 square feet across three levels. Architecture firm Gensler is designing the facility. Dubbed Shared Reality, the venue will feature Cosm’s proprietary technology, including a 12K+ LED dome spanning 87 feet in diameter. Shared Reality will offer immersive live sports viewing through Cosm’s partnerships with entities including ESPN, the NBA, NBC Sports, TNT Sports, FOX Sports and the UFC. Programming at the venue will also include Cirque du Soleil’s “O” production and immersive art experiences by members of the Cosm Studios Creator Program. An opening date was not disclosed. This marks the first addition to the next phase of Centennial Yards, which will encompass roughly 470,000 square feet of entertainment, retail and restaurant space, as well as a flagship hotel. The space is located within the Lakepointe Crossing shopping center that is anchored by Academy Sports + Outdoors, Conn’s HomePlus and Northern Tool + Equipment.
