HOUSTON — Khaadi, a women’s apparel retailer based in Pakistan, has opened a 4,700-square-foot store at Houston’s Galleria Mall. The store will be the second in the United States for the brand, with the other being located in Tysons, Va. Eric Lestin and Michael Burgower of Cushman & Wakefield represented Khaadi, which is also in talks to open stores in the New York City and Chicago areas, in lease negotiations. Simon Property Group owns the mall.

NEW YORK CITY — Local haircare providers amika and Eva NYC have signed a 10-year, 19,000-square-foot office lease for shared headquarters space in Brooklyn. The brands will both operate out of 25 Kent, a mixed-use waterfront building in the Williamsburg neighborhood. Sam Seiler of JLL represented the landlord, Rubenstein Partners, in the lease negotiations. Michael Berman and Whitten Morris, also of JLL, represented the tenants, which plan to take occupancy of their new space this fall.
IRVING, TEXAS — Western Pacific Building Materials has signed a 101,900-square-foot industrial lease at Prologis Freeport Distribution Center Building 2 in Irving. According to LoopNet Inc., the building, which was constructed on 10.6 acres in 1985 and renovated in 1998. Joe Santaularia of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Jeremy Kelly of Stream Realty Partners, along with internal agent Mitchell Pruitt, represented Prologis. The 227,394-square-foot building is now fully leased.
IRVING, TEXAS — Holt Lunsford Commercial has negotiated a 22,601-square-foot office lease in Irving. According to LoopNet Inc., the building at 3660 Regent Blvd. was constructed in 2000 and totals 158,728 square feet. John Dickenson and Paul Hernandez of Holt Lunsford Commercial represented the landlord, Houston-based investment firm Wedge Group, in the lease negotiations. Brendan Kelley of Avison Young and Mike McElwee of Hughes Marino represented the tenant, Power Home Remodeling Group.
NEW YORK CITY — Harvey, a San Francisco-based generative AI platform for professional services, has signed a 17,050-square-foot office lease in Midtown Manhattan. The space spans the entire fifth floor of 315 Park Avenue S., a 20-story building in the Flatiron District. Todd Stracci and Hugh Scott of JLL represented the tenant in the lease negotiations. David Falk, Peter Shimkin and Jonathan Fanuzzi of Newmark, in conjunction with internal agents Maria Blake and Ted Koltis, represented the landlord, Columbia Property Trust.
NEW YORK CITY — CBRE has arranged a 15,379-square-foot office lease renewal in Midtown Manhattan. The tenant, Kenneth Park Architects, will continue to occupy the entire seventh floor at 360 Lexington Avenue, a 24-story, 268,383-square-foot building. Steve Eynon of CBRE represented the tenant in the lease negotiations. Locally based investment firm Savanna owns the building.
DALLAS — Savills has signed a 10,000-square-foot office lease expansion in Uptown Dallas. The commercial real estate advisory firm will relocate to the 14th floor of 23Springs, a 626,215-square-foot building in Uptown that is under construction, next spring. The deal represents a 25 percent expansion over Savills’ current space at Dallas Arts Tower. Granite Properties is developing 23Springs, which is now 56 percent preleased.
BIRMINGHAM, MICH. — Mid-States Advisors Inc. has signed a five-year lease to open an office at 260 E. Brown St. in downtown Birmingham. Detroit-based Broder Sachse Real Estate owns the property. The tenant is a family-owned boutique financial and business advisory firm specializing in assisting middle-market businesses with mergers and acquisitions, debt placement and fractional CFO services.
ADDISON, TEXAS — Abilene Christian University has signed a 25,426-square-foot office lease renewal in the northern Dallas metro of Addison, about 190 miles east of the private institution’s main campus. The 195,754-square-foot One Hanover Park building offers a conference room, tenant lounge, minimart and onsite banking and car wash services. Tyler Howarth of Holt Lunsford Commercial represented the tenant in the lease negotiations. J.J. Leonard and Chase Lopez of Stream Realty Partners represented the landlord, New York Life Insurance Co.
HAGERSTOWN, MD. — Meritus Health has joined the tenant roster at Valley Mall, a 900,000-square-foot enclosed shopping development in Hagerstown owned and operated by mall giant PREIT. Meritus Health opened a new physical and therapy and sports medicine practice, called Meritus Sports Medicine, within a 10,000-square-foot space at the mall yesterday. The health system also plans to open a family medicine clinic at the mall in 2025. Other tenants at Valley Mall include Black Rock Bar & Grill, Red Robin, Regal Cinemas, H&M, Dick’s Sporting Goods and Victoria’s Secret.
