CHAMBLEE, GA. — Aramark Refreshments has signed a 45,000-square-foot lease at Chamblee International Logistics Park in Chamblee, roughly 15 miles northeast of downtown Atlanta. Aramark Refreshments, a subsidiary of Aramark, will occupy the entirety of Building 4 at the property, which was completed in February of this year by a joint venture between Stonemont Financial Group and Seven Oaks Co. The project team included general contractor Catamount Constructors, civil engineering firm Kimley-Horn and architect Ware Malcomb. Joseph Rogers, Jamie Hargather and Riley Levitt of Wilson Hull & Neal are managing leasing at Chamblee International Logistics Park, which is now 50 percent leased, on behalf of the ownership.

DALLAS — Santander Consumer USA has signed a 211,087-square-foot office lease renewal at 1601 Elm St. in downtown Dallas. Under the terms of the renewal, the financial services company will retain naming rights to the 50-story, 1.4 million-square-foot building and will continue to utilize the space as its headquarters office. Robbie Baty and Travis Boothe of Cushman & Wakefield represented the tenant in the lease negotiations. Sara Terry and Reegan Busby represented the landlord, Pacific Elm Properties, on an internal basis.
GARDEN CITY, KAN. — Burlington has opened a 22,547-square-foot store in Garden City, a city in western Kansas. The Woodmont Co. owns the property. Burlington occupies a portion of the space that formerly housed Sears. The expansion of the shopping center also included the entry of Kohl’s with an in-store Sephora. David Adams and Kendall Graff represented Woodmont on an internal basis in the lease with Burlington. Rickey Hayes of Retail Attractions LLC facilitated the identification of the project on behalf of the Finney County Economic Development Corp. he also helped facilitate the project’s development and obtained city approvals. Mike Clements of Embree Capital Markets Group Inc. arranged project financing through Dream First Bank, represented by Brandon Mumgaard. Good Neighbor Coffee, spearheaded by Andy Hooper of Hooper Hospitality, is proposed to be the latest addition to the shopping center.
SELMA, TEXAS — KW Automotive has signed a 74,880-square-foot industrial lease at 9388 Corporate Drive in Selma, a northeastern suburb of San Antonio. John Colglazier, Lindsey Tucker, Kyle Kennan and David Oldham of Partners Real Estate represented the landlord, a partnership between Atlanta-based developer Ackerman & Co. and Baltisse US Inc., in the lease negotiations. Webb Sellers and Drew Allen of SRS Real Estate Partners represented the tenant.
HOUSTON — Locally based brokerage firm Oxford Partners has negotiated a 22,127-square-foot office lease in Houston’s Energy Corridor. According to LoopNet Inc., the 17-story, 455,142-square-foot building at 580 Westlake Park Blvd. was built in 1982 and renovated in 2021. Ryan Hartsell of Oxford Partners represented the tenant, shipbuilder Hanwha Ocean, in the lease negotiations. Matt Asvestas, Grant Schiro and Ryan Barbles of Stream Realty Partners represented the landlord, Younan Properties.
NEW YORK CITY — Hines will open a 63,000-square-foot flexible workspace in Manhattan’s Hudson Square neighborhood under its proprietary coworking brand, The Square. The space at 205 Hudson St. formerly housed a WeWork facility and will be the brand’s first in New York City. The space will feature a variety of private suites, group meeting areas and amenity spaces. The opening is scheduled for later this summer.
NEW YORK CITY — XR Extreme Reach has signed a 13,400-square-foot office lease at The Spiral in Midtown Manhattan. The digital marketing firm is relocating its headquarters from 1633 Broadway to the 21st floor of the 66-story tower. Greg Conen and Sam Brodsky internally represented the landlord, Tishman Speyer, in the lease negotiations. Joe Messina and Seth Hecht of JLL represented the tenant.
CARY, N.C. — Accesso has executed 30,000 square feet of leases at Weston I, a two-building office property located at 1001 Winstead Drive in Cary, a suburb of Raleigh. The deals include 12,000 square feet in new leases and 18,000 square feet in renewals. New tenants include K&A Engineering, a global engineering consultancy, and Contiem Inc., an international content management company. Hall & Burns Wealth Management LLC and Western & Southern Life Insurance Co. are two of the tenants that have renewed at Weston I. Brian Carr and Brad Corsmeier of CBRE represented Accesso in the lease transactions. Accesso cites the property’s recently renovated lobby, fitness center and tenant lounge as helping drive the recent leasing activity.
CHICAGO — The American Dental Association (ADA) is relocating its headquarters to 401 North Michigan Avenue in Chicago. In the first quarter of 2025, the tenant will begin occupying the top three floors of the building and a portion of the 32nd floor for a total of 69,574 square feet. ADA’s lease encompasses 9.4 percent of the building’s total rentable space, bringing the occupancy to 88.4 percent. Tenants at the property have access to an outdoor work park, direct access to University of Chicago Gleacher Center conference facilities, a tenant lounge and conference center, Pine Street Kitchen, a 7,500-square-foot professionally managed fitness center and indoor valet parking. ADA’s move comes after spending 60 years at its previous headquarters at 211 East Chicago, which was sold to Lurie Children’s Hospital. PLAINFIELD, IND. — Marathon Electric LLC has signed a full-building industrial lease totaling 233,618 square feet at Terminus at Hobbs Station in the Indianapolis suburb of Plainfield. The owner and developer, Chicago-based HSA Commercial Real Estate, recently completed the two-building speculative development near the Indianapolis International Airport. The 497,540-square-foot project is now 45 percent leased. Marathon Electric expects to take occupancy in September following an interior build-out. The manufacturer of motors and generators will use most of the space for warehousing and distribution. The building features a clear height of 32 feet, 36 dock doors, three drive-in doors, 163 car parking spots and 48 trailer parking stalls. The adjacent building, which is still available for lease, spans 263,922 square feet. Andrea Hopper of Colliers represented ownership in the lease with Marathon Electric.
