SCHAUMBURG, ILL. — Lee & Associates has brokered the sale of a 1.7-acre retail pad site located at 40 S. Roselle Road in the Chicago suburb of Schaumburg. The sales price was undisclosed. The transaction marks the final undeveloped site in the Town Square development. Rick Scardino of Lee & Associates represented the seller, the Village of Schaumburg. Simeon Spirrison of Adelphia Properties represented the buyer, SD Construct. The buyer plans to build a two-story, 6,342-square-foot HopScotch pub-themed restaurant.
SANTA ANA, CALIF. — Lee & Associates Orange has leased a freestanding industrial building spanning 40,586 square feet. The lease agreement, which is for more than 60 months, amounts to a total consideration of around $4.3 million. Located at 1651 E. Saint Andrew Place in Santa Ana, the property offers a ground-level loading door, two dock-high loading doors, 28-foot clear height and 1,200 amps, 277/480V of power. Greg Diab and Jack Haley of Lee & Associates’ Orange office represented the tenant in the negotiations.
MANSFIELD, TEXAS — Lee & Associates has negotiated a 25,125-square-foot industrial lease in Mansfield, a southern suburb of Fort Worth. According to LoopNet Inc., the property at 2151 Heritage Parkway consists of two buildings with 30-foot clear heights and 3,800 square feet of office space. Robert Miller of Lee & Associates represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
HOUSTON — Diamond Offshore Drilling has signed a 62,584-square-foot office headquarters lease in Houston’s Energy Corridor area. The energy firm will occupy the ninth, 11th and 12th floors of One Eldridge, a 245,315-square-foot building, with plans to move in during the fourth quarter. Lonna Jenks of JLL and Eric Anderson of Transwestern represented Diamond Offshore in the lease negotiations. Jon Dutton and Andrew Elliott represented the landlord, Granite Properties, on an internal basis.
ROSELLE, ILL. — Coaster Co. (COA Inc.) has signed an industrial lease to fully occupy Turnberry 5 in Roselle, which is located in Chicago’s North DuPage submarket. The 150,209-square-foot building is situated at 1550 Central Ave. within Turnberry Industrial Park. Jeff Janda and Tim Cronin of Lee & Associates represented COA, which is relocating from Des Plaines, Ill. Mike Freitag, Kelly Disser and Dan Leahy of NAI Hiffman represented the owner, Prologis. COA distributes and supplies household furniture.
UNION, N.J. — Easton Coach Co., a provider of ground transportation services, has signed a 160,000-square-foot industrial lease at in the Northern New Jersey community of Union. The property sits on 7.5 acres at 601 Lehigh Ave. and was constructed in 1966. Joseph Komitor and Scott Deutchman of Lee & Associates represented the tenant in the negotiations for the full-building lease. Jordan Metz and Eric Koons of Bussel Realty represented the landlord.
DES PLAINES, ILL. — Granite Construction has signed a 12,925-square-foot office lease at the O’Hare Offices in the Chicago suburb of Des Plaines. The transaction marks the fourth lease of the year signed at the property, which received earlier commitments from Big Mouth Media, Elara Caring and United Airlines totaling 25,525 square feet. Tony Russo and Ryan Freed of Lee & Associates are the leasing agents for the property on behalf of the landlord, Siete 7 LLC. O’Hare Offices rises five stories and totals 171,000 square feet. Amenities include a fitness center, access to food service and fully customizable office spaces. The landlord recently began a lobby renovation that will wrap up this summer. Granite Construction specializes in the transportation, water infrastructure and mineral exploration markets.
CARROLLTON, TEXAS — Lee & Associates has negotiated a 37,373-square-foot industrial lease in the northern Dallas metro of Carrollton. According to LoopNet Inc., the property at 2545 Golden Bear Drive was built in 2005 and totals 49,591 square feet. Johnny Anderson and Mark Graybill of Lee & Associates represented the landlord, an entity doing business as SL6 Logistics LP, in the lease negotiations. The representative of the tenant, packaging and fastener distributor SouthernCarlson, was not disclosed.

According to LoopNet Inc., the building features 24-foot clear heights, two dock-high doors and roughly 3,000 square feet of office space. Reed Parker of Lee & Associates represented the tenant, Reaction Audio Visual, in the lease negotiations. Mark Graybill and Ken Wesson, also with Lee & Associates, represented the landlord, Nuveen Real Estate.

Bill Insull and Blake Virgilio of Lee & Associates, along with internal agent Jon Herbster, represented the landlord, Houston EC Development LLC, in the lease negotiations. Bob Cromwell and Bob Gulley of Moody Rambin, in conjunction with Zack Taylor of Colliers, represented the tenant, Fugro, which provides geotechnical surveying services.
