CHICAGO — Lee & Associates of Illinois has brokered the sale of an 80,000-square-foot, loft-style industrial building located at 325 N. Ashland Ave. in Chicago’s Fulton Market for an undisclosed price. The two-story property will undergo renovations, including a new roof, LED lighting, remodeled office space and a new 45-space car parking lot. It was originally built in 1950. Tom Condon and Sean Austin of Lee & Associates brokered the sale. Rickard Binding sold the asset to Tradelane Properties, which has retained Lee & Associates to market the building for lease.

BRIDGEWATER, N.J. — Atlantic Health Systems has signed a 37,030-square-foot healthcare lease at Bridgewater Medical Building, a 95,000-square-foot property located at 1125 Route 22 W. in the Northern New Jersey city of Bridgewater. A joint venture between regional developer Atkins Co. and Capital Solutions Inc. acquired the building, which formerly served as the regional headquarters of Bank of America, in 2017. Bryn Cinque and Jim Bailey of Colliers International represented Atlantic Health Systems, which serves approximately 5 million people across 11 counties in New Jersey, in the lease negotiations.
HOUSTON — Lee & Associates has brokered the sale of a 158,700-square-foot industrial campus located at 6500 Brittmoore Road in northwest Houston. The campus consists of eight buildings on 13 acres. Robert McGee, Thomas Leger and Chase Cribbs of Lee & Associates represented the buyer, privately held development firm Adkisson Group, in the transaction. The seller and sales price were not disclosed. Lee & Associates will also be marketing the property for lease.
IRVING, TEXAS — Lee & Associates has negotiated a 375,000-square-foot industrial lease for meal kit provider HelloFresh at 2700 Market St. in Irving. The newly built facility, which is located within Gateway Logistics Center, will function as the company’s largest distribution center. Trey Fricke and Reid Bassinger of Lee & Associates’ DFW office, along with Dennis Smeck and Justin Myers of the firm’s New York City office, represented HelloFresh in the lease negotiations. Mark Hayes of HPI Real Estate Services & Investments represented the landlord. HelloFresh expects to take occupancy of the facility in March 2021.
BOLINGBROOK AND WOODRIDGE, ILL. — Lee & Associates has negotiated three industrial transactions in Chicago’s I-55 corridor. In the first transaction, Tom Condon of Lee & Associates represented the buyer, Provender Partners, in the purchase of an 81,000-square-foot building located at 525 W. Crossroads Parkway in Bolingbrook. Vern Schultz of Colliers International represented the seller, West Liberty Foods. Second, Jeff Galante of Lee & Associates represented Champion Packaging in its 283,436-square-foot lease renewal and expansion at 2501 Internationale Parkway in Woodridge. Prologis owns the building. Last, Galante, along with colleagues Terry Grapenthin and Ryan Earley, represented owner Pritzker Realty Group on a 406,777-square-foot lease renewal at 555 Saint James Gate in Bolingbrook. The tenant was undisclosed.

Atlanta-based Seefried Industrial Properties originally developed the asset, which is located in the city of Euless. Becky Thompson and Tom Walrich of Lee & Associates represented the landlord, New York-based Clarion Partners, in the lease negotiations. ROLLING MEADOWS, ILL. — Patients Choice Medical has signed a 10,186-square-foot industrial lease at 3601 Edison Place in Rolling Meadows, about 30 miles northwest of Chicago. Tom Callahan of Chicagoland Commercial represented the tenant, which is a medical equipment supplier based in Arlington Heights that is expanding operations.
MESQUITE, TEXAS — Lee & Associates has arranged the sale of a 35,154-square-foot industrial building located at 2027 Presidential Row in the eastern Dallas suburb of Mesquite. COSTA MESA, CALIF. — Lee & Associates has arranged the sale of an office building located at 3545 Howard Way in Costa Mesa. Sovereign Lending Group acquired the property from Davies-Torrance Trust for $5.1 million. Built in 1986, the two-story building features 23,125 square feet of office space. The buyer intends to occupy the building. Allen Basso of Lee & Associates Irvine represented the buyer, while Eric Tse of Kidder Mathews represented the seller in the deal.
