Nathan Denton of Lee & Associates represented the tenant Alliance Glazing, which does finish-outs of storefronts and façades, in the lease negotiations. Chris Stout and Randy Touchstone of JLL represented the landlord, Boston-based STAG Industrial. The tenant will relocate from its current space in Irving on November 1.
IRVING, TEXAS — Lee & Associates has secured a 117,072-square-foot industrial lease at 8701 Sterling St. in Irving. Reid Bassinger and Trey Fricke of Lee & Associates represented the tenant, Builders First Source Inc., a Dallas-based provider of construction materials and supplies, in the lease negotiations. Brett Owens of Transwestern represented the landlord, Colony NorthStar.
DARIEN, ILL. — Lee & Associates has brokered the $19.5 million sale of a 185,850-square-foot industrial building in Darien, a southwestern suburb of Chicago. Built on a speculative basis in 2017, the building is located at 7879 Lemont Road. Brian Vanosky, Tim McCahill and Jeff Janda of Lee & Associates represented the seller, Panattoni Development Co. Mike Plumb of Lee & Associates represented the buyer, a private investor. Tile distributor Tile & Top occupies a portion of the property. Lee & Associates will market for lease the remaining 116,043 square feet.
FORT WORTH, TEXAS — Lee & Associates has negotiated a 65,814-square-foot industrial lease at 4395 Diplomacy Road in east Fort Worth. Adam Graham and Mark Graybill of Lee & Associates represented the landlord, ML Realty Partners, in the lease negotiations. Matt Carthey of Holt Lunsford Commercial represented the tenant, Factory Blue.
HOUSTON — Lee & Associates has brokered the sale of a 76,026-square-foot industrial facility located at 8130 McHard Road in Houston. The Class B, single-tenant property was built in 2013. Mike Spears and Thomas Leger of Lee & Associates represented the buyer, LHI LCC, in the transaction. Amy Silvey, also with Lee & Associates, represented the seller, Clay-McHard Road Partners LP.
ROMEOVILLE, ILL. — Lee & Associates has brokered the sale of a 37,720-square-foot industrial building in Romeoville for $2.8 million. The property is located at 515 Anderson Drive. Ryan Earley, Jeff Galante and Terry Grapenthin of Lee & Associates represented the buyer, Venture One Real Estate. Earley, along with Caroline Dell, have been retained to market the building for lease. The seller was not disclosed.
DALLAS — Lee & Associates Dallas/Fort Worth has arranged a 10,800-square-foot industrial lease at 4656 Leston Ave., Suite 501 in Dallas. Bates & Myers Co. represented the tenant, First Choice Bargains, in the lease transaction. Phil Rosenfeld and Matt Thompson of Lee & Associates represented the landlord, Regal Business Center LLC.
NORTH CHARLESTON, S.C. — Lee & Associates has brokered the $69 million sale of Aviation Business Park, a 342,042-square-foot business park located along Interstate 29 in North Charleston. The property includes seven buildings and is situated on 29 acres. Bob Nuttall and Reid Davis of Lee & Associates arranged the transaction on behalf of the buyer, Greenville Corporate LLC. The seller, Rushmark Properties, was represented internally. Aviation Business Park was developed in 2001 and is home to tenants including DHL, HITT Contracting, Samet Corp., Secure Missions, Centurum and Nolan Transportation.
BENSENVILLE, ILL. — Lee & Associates has negotiated the $5 million sale of a 73,594-square-foot industrial building in Bensenville, about 20 miles northwest of Chicago. The multi-tenant property is located at 100-300 Devon Ave. At the time of sale, the property was 97 percent leased to 16 tenants. Jay Farnam and Terry Grapenthin of Lee & Associates represented the seller, VJW Investments LLC. A private buyer purchased the asset.
YONKERS, N.Y. — Lee & Associates has arranged a 16,000-square-foot lease at RXR Realty’s Larkin Plaza developmentin Yonkers for Fitness Factory Health Club. Larkin Plaza is a three-building, mixed-use residential and retail project, which will feature 439 residential units. Steve Lorenzo, Mitchell Salmon and Chris Ventura of Lee & Associates represented both the tenant and the landlord, RXR Realty, in the transaction. Fitness Factory Health Club signed a 15-year lease. The health club, which offers strength and cardio equipment, group classes, personal training, and nutrition is scheduled to open in early 2019.
