EUGENE, ORE. — JLL has provided an undisclosed amount of acquisition financing for K14 Campus Flats, a student housing community located across the street from the University of Oregon campus in Eugene. Patricia Heminger, Dan Kearns, Stephen VanLeer, Rebecca Brielmaier, Sam Tarter and Merrick Evans of JLL worked on behalf of the borrower, Waterway Family Funds, to place the 10-year acquisition financing with Freddie Mac. JLL Real Estate Capital will service the loan. The seller in the transaction was not disclosed. Located at 1414 Kincaid St., K14 Campus Flats offers 45 units in two-, three- and four-bedroom configurations. The property was fully leased at the time of sale. Shared amenities include a community courtyard, lounge, grilling station and onsite bicycle storage.

MIAMI — Driftwood Capital has provided a $34.8 million mezzanine loan for the refinancing of Miami Airport Marriott Connection, a complex comprising three Marriott-branded hotels near Miami International Airport. Driftwood Capital provided a two-year loan with three one-year extension options on behalf of the borrowers, an affiliate of Cerberus Capital Management and Highgate, via its lending fund Driftwood Lending Partners LP. Located at 1201 N.W. LeJeune Road, Miami Airport Marriott Connection features a 371-room Marriott hotel, 301-room Courtyard by Marriott and a 164-room Residence Inn by Marriott.
Keystone Mortgage Arranges $16.2M Bridge Loan for Retail Repositioning Project in Palm Desert, California

PALM DESERT, CALIF. — Keystone Mortgage Corp. has arranged a $16.2 million bridge loan to fund the repositioning of retail center in the Coachella Valley city of Palm Desert. Situated on 8.2 acres, the 80,072-square-foot retail property is 97 percent occupied by 14 tenants, including Grocery Outlet and Ross Dress for Less. Tim Winton of Keystone secured the financing on behalf of the borrower, a private real estate investor. One of Keystone’s correspondent life company lenders provided the 36-month, high-leverage, non-recourse loan. The loan will allow the borrower to complete the remainder of property upgrades while providing maximum leverage, interest-only payments, fixed rate and prepayment flexibility, according to Winton.
Centennial Bank Provides $84.4M Construction Loan for Affordable Housing Project in Fort Lauderdale

FORT LAUDERDALE, FLA. — Centennial Bank has provided an $84.4 million loan for the construction of The Arcadian, a mixed-use affordable housing project underway in Fort Lauderdale. Sunshine Shipyard LLC, an affiliated company of a joint venture between Fuse Group and Boca Paila, is the developer and borrower. Located at 640 N.W. 7th Ave., the property will comprise an eight-story tower with 478 residential units, as well as 15,000 square feet of retail space and a 212,000-square-foot parking garage. Amenities will include swimming pools, a central atrium, fitness center, indoor pickleball court, outdoor movie theater, playground, business center, kid’s room, lounge area, pet park, pedestrian paseo and club rooms. Completion is scheduled for early 2026.
HARRAH, OKLA. — Marcus & Millichap Capital Corp. (MMCC) has arranged a $6.7 million loan for the refinancing of Prairie Breeze Townhomes, a 56-unit multifamily property in Harrah, an eastern suburb of Oklahoma City. The property was built in 2013 and consists entirely of three-bedroom units. Robert Bhat of MMCC originated the financing. The direct lender and borrower were not disclosed. The loan carries 12 months of interest-only payments and a 30-year amortization schedule.
MOUNT OLIVE, N.J. — JLL has arranged $93 million in financing for Matrix Logistics Park, a two-building, 781,748-square-foot industrial project that is under construction in the Northern New Jersey community of Mount Olive. The site at 2000 International Drive spans 13.6 acres, and that building will total 196,748 square feet and feature a clear height of 36 feet, 34 loading docks, two drive-in doors and parking for 110 cars and 43 trailers. The site at 3000 Continental Drive formerly housed the U.S. headquarters of German chemical manufacturer BASF. That building will span 585,000 square feet and feature a clear height of 40 feet, 107 loading doors, four drive-in doors and parking for 306 cars and 142 trailers. Thomas Didio, Jim Cadranell, Thomas Didio Jr., Michael Lachs and Olivia Doody of JLL arranged the loan through Bank OZK on behalf of the borrower, Matrix Development Group.
NEW YORK CITY — First Citizens Bank has provided a $74 million loan for the refinancing of a 160-unit apartment building in downtown Brooklyn. The 23-story building at 310 Livingston St. features one- and two-bedroom units and amenities such as a fitness center, outdoor grilling and dining stations, a recreation room, speakeasy, library, private dining room and a sky lounge. The property also includes ground-floor retail and restaurant space. The borrower was locally based developer Lonicera Partners.
Affinius Capital Provides $58.2M Acquisition Loan for Hallmark Distribution Center in San Bernardino, California

SAN BERNARDINO, CALIF. — Affinius Capital has provided $58.2 million in financing to Dalfen Industrial for the acquisition of Hallmark Distribution Center, a Class A industrial building in the Inland Empire city of San Bernardino. Situated on 15 acres at 4982 Hallmark Parkway, the 340,000-square-foot facility features 32-foot clear heights, two drive-in doors, 47 dock-high doors, 135 truck courts and 62 dedicated trailer parking spaces, as well as additional trailer parking. The rear-loading industrial building was built in 2018. The seller and price were not disclosed.
JLL Capital Markets Arranges $5.1M Refinancing for Multifamily Community in Oceanside, California

OCEANSIDE, CALIF. — JLL Capital Markets has arranged a $5.1 million loan for a joint venture between Westview Real Estate and Pace Properties for the refinancing of an apartment property in Oceanside, approximately midway between Los Angeles and San Diego. Chris Collins and Emily Pohlman of JLL Capital Markets’ debt advisory team secured the three-year, fixed-rate loan through a regional bank. Located at 330 S. Horne St., the 21-unit property consists of 17 original units that were built in 1970 and renovated in 2023, as well as four newly constructed accessory dwelling units. Averaging 715 square feet, the units offer new kitchens with modern appliances and renovated bathrooms with high-end fixtures. On-site amenities include a surf shower, secure electric bike parking, a common area grill and Los Angeles-inspired artwork throughout the community.
MIAMI — Affinius Capital LLC has originated a $70 million loan for the refinancing of Modera Skylar, a 263-unit apartment community in Miami. The borrower is a joint venture between Rockwood Capital and Mill Creek Residential. The property includes a 20-story building comprising 166 units and a 10-story building spanning 97 units. Modera Skylar features a mix of studio, one-, two- and three-bedroom apartments, as well as a rooftop pool deck with a hot tub, 24-hour fitness center, GymRax outdoor fitness system, outdoor lawn with grill space, dog park, resident lounge space and covered parking.
