SIGNAL HILL, CALIF. — Marcus & Millichap has brokered the sale of a four-tenant retail pad in Signal Hill. Knouraki Corp. sold the asset to D’Oyen Trust for $6.2 million. Situated within Signal Hill Gateway, the property is occupied by Starbucks Coffee, Chipotle Mexican Grill, Bank of America and Milano Nail Lounge on triple-net leases. Sheila Alimadadian of Marcus & Millichap represented the seller, while Jonathan Weir and Stefan Ignjatovic of Marcus & Millichap procured the buyer in the deal. Danny Abergel of Marcus & Millichap Capital Corp. arranged acquisition financing for the transaction.

HELMETTA, N.J. — JLL has arranged a $38.4 million loan for the refinancing of The Lofts at Helmetta, a 200-unit apartment complex in Central New Jersey. The complex is a conversion of the historic Helme Snuff Mill Complex, which was originally built in 1886 and shuttered in 1993. Residences come in one- and two-bedroom floor plans and are furnished with stainless steel appliances, granite countertops, hardwood plank flooring and in-unit washers/dryers. Amenities include a pool, fitness center, dog park, children’s play area, pet spa, bar/arcade room and a resident lounge with a coffee bar. Jim Cadranell, Michael Klein and Michael Donohoe of JLL arranged the five-year, fixed-rate loan through Nuveen Real Estate on behalf of the owner, Kaplan Cos.
CALEDONIA, MICH. — Walker & Dunlop has arranged a $25.4 million Fannie Mae loan for the refinancing of River Birch Apartments in Caledonia, a southern suburb of Grand Rapids. The 140-unit apartment community features one- and two-bedroom units. Mary Stuart Hurst and Fletcher Dunn of Walker & Dunlop arranged the 10-year loan through Kari Zapolski of Inner Circle Holdings. The loan features five years of interest-only payments followed by a 35-year amortization schedule.
AUSTIN, TEXAS — Newmark has brokered the sale of Nichols Park, a 200-unit apartment complex in southwest Austin. Built in 1985, Nichols Park offers one- and two-bedroom units with an average size of 670 square feet. Amenities include a pool, basketball court, dog park, outdoor grilling stations and a community lounge and coffee bar. Jim Young, Patton Jones, Andrew Dickson and Matt Michelson of Newmark represented the seller, Austin-based Thrive FP, in the transaction. Mesa West Capital provided a $23.4 million acquisition loan to the buyer, Los Angeles-based investment firm DreamField Capital. Nichols Park was 96 percent occupied at closing.
CBRE Secures $116M Refinancing for Three-Property Multifamily Portfolio in Metro Phoenix

PEORIA, GILBERT AND MARICOPA, ARIZ. — CBRE has secured $116 million in pre-stabilized bridge financing for a three-property multifamily portfolio in the greater Phoenix market. Bruce Francis, Doug Birrell, Bob Ybarra, Nick Santangelo and Shaun Moothart of CBRE secured an initial two-year, floating-rate term featuring full-term interest-only payments with three extension options on behalf of the owner. The lender was MF1 Capital. The portfolio includes the 112-unit Bella Olivia in Peoria, the 120-unit Woodcrest at Power Ranch in Gilbert and the 209-unit Honeycutt Run in Maricopa. The properties were each built in 2025 and are all currently leased. Each community features a resort-style pool, clubhouse, fitness center and attached one- and two-car garages.
NEW YORK CITY — Dwight Mortgage Trust, the affiliate REIT of New York City-based Dwight Capital, has provided a $34 million bridge loan for the refinancing of a 67-unit apartment building located in the Greenpoint area of Brooklyn. The newly developed, eight-story building at 170 Freeman St. includes ground-floor commercial space. The unit mix comprises 12 studios, 40 one-bedroom units and 15 two-bedroom apartments. Amenities include a fitness center, study rooms, storage lockers, a resident lounge, pet spa and a rooftop terrace with a grilling station. David Scheer of Dwight originated the debt on behalf of the borrower, Green Street Group Managers LLC.
Concord Summit Capital Arranges $16.5M in C-PACE Construction Financing for Marriott Tribute Hotel in Santa Barbara, California

SANTA BARBARA, CALIF. — Concord Summit Capital has arranged $16.5 million in C-PACE construction financing for Marriott Tribute Hotel, a hospitality project underway in Santa Barbara. Tyler Beauregard of Concord Summit Capital sourced the financing through Hall Structured Finance on behalf of the borrower, Newport Beach, Calif.-based Stratus Development Partners. Marriott Tribute Hotel will offer 105 guest rooms and a rooftop amenity space overlooking the Pacific Ocean. Construction is slated to commence this month with completion scheduled for 2027. Stratus Development Partners is a full-service developer with more than 60 years of combined institutional real estate experience and a track record spanning more than $1.5 billion in development across high-barrier-to-entry markets.
HOUSTON — JLL has arranged an undisclosed amount of acquisition financing for 3555 Timmons, a 227,064-square-foot office building located in the Greenway Plaza area of Houston. Built in 1982 and renovated in both 2017 and 2024, the building was 95 percent leased at the time of sale, with the Houston-Galveston Area Council serving as the anchor tenant. Michael Johnson, Michael King, Scot Sarlin and James Lovell of JLL arranged the fixed-rate debt through an undisclosed insurance company on behalf of the borrower, DML Capital.
BOSTON — M&T Realty Capital Corp. has provided $44.8 million in financing for 247 Hancock, a 47-unit mixed-income housing project that will be located in the Dorchester area of Boston. The six-story building will offer studio, one-, two- and three-bedroom units. Amenities will include a fitness studio, tenant lounge and rooftop deck. The financing includes a $6.3 million Freddie Mac unfunded forward commitment under the 9 percent Low-Income Housing Tax Credit program, a $19.2 million construction loan and a $19.3 million tax credit equity investment, with the latter two components being executed by M&T Bank. Construction is slated for an early 2027 completion.
SECAUCUS, N.J. — Locally based financial intermediary G.S. Wilcox & Co. has arranged a $23 million permanent loan for an industrial property located in the Northern New Jersey community of Secaucus. The 200,000-square-foot facility, which was fully leased at the time of sale, includes 19 loading docks, one drive-in door and office space. Gretchen Wilcox and Al Raymond of G.S. Wilcox arranged the five-year, fixed-rate loan through an undisclosed life insurance company. The borrower was also not disclosed.
