VANCOUVER, WASH. — Waterton, in partnership with Strathcona Capital, has provided a $69.2 million senior construction loan for the development of 12th & Main, a seven-story mid-rise apartment building in Vancouver. The borrower, Oregon-based Pahlisch Commercial, started construction in December 2024 on the project that is slated for completion in 2027. Totaling 198 units, 12th & Main will offer studio, one- and two-bedroom floor plans and an amenity package including a 24-hour fitness center, rooftop lounge with river views, dog wash station, game room, remote work offices, electric vehicle charging stations and a steam shower and sauna. Additionally, the property will include 21,359 square feet of ground-floor commercial space. Pahlisch Commercial will occupy roughly half of the ground-floor space as its headquarters office.

KALISPELL, MONT. — Gantry has secured a $10.5 million permanent loan to retire construction debt from the development of the second phase for The Landings on Two Mile, an apartment community in Kalispell. Located at 110, 112, 114 and 118 Teton St., the second phase features 72 one-, two- and three-bedroom floor plans. Demetri Koston of Gantry’s Spokane, Wash., office represented the borrower, a private real estate investor, in the financing. The 12-year, fixed-rate loan was secured from an agency lender with an upfront interest-only period transitioning to 30-year amortization. In 2021, Gantry provided a $16.4 million permanent loan for the property’s 108-unit first phase.
NASHVILLE, TENN. — JLL has arranged the $300 million refinancing for Omni Nashville Hotel, an 800-room upscale hotel located at 250 Rep. John Lewis Way S in downtown Nashville. Built in 2013, the 21-story hotel features more than 80,000 square feet of meeting space, including a 23,800-square-foot ballroom. The LEED Silver-certified property also features several dining options, including Bob’s Steak & Chop House, Kitchen Notes and Barlines, as well as a spa, rooftop pool and modern fitness center. Kevin Davis, Whit Johnson, Jim Curtin, Mike Huth, Shalin Patel, Luke Rogers and Nick Warta of JLL arranged the seven-year, fixed-rate loan through a domestic insurance company and AllianceBernstein Commercial Real Estate Debt in its capacity as advisor to Equitable Financial Life Insurance Co. The borrower is TRT Holdings Inc., a Dallas-based investment company that owns the Omni Hotels brand.
PEARLAND, TEXAS — Northmarq has provided a $43.4 million Freddie Mac loan for the refinancing of Avenues at Shadow Creek Ranch, an apartment complex located in the southern Houston suburb of Pearland. According to Apartments.com, the property was built in 2013 and totals 300 units. Residences come in one-, two- and three-bedroom floor plans, and amenities include a pool, fitness center, outdoor grilling and dining stations, game room and a car care center. Greg Duvall led the Northmarq team that originated the seven-year, fixed-rate loan. The borrower was not disclosed.
HOUSTON — Berkadia has arranged a $16.1 million loan for the refinancing of a 48,440-square-foot life sciences facility in Houston. The property at 4551 Kennedy Commerce Drive is located on the city’s north side and was fully leased at the time of the loan closing to CellReady, a provider of gene therapy solutions. Sabrina Solomiany, Patrick Abeln and Mike Cerny of Berkadia arranged the five-year loan, which carried a 6.7 percent fixed interest rate and a 30-year amortization schedule, on behalf of the borrower, Houston-based DC Partners. The direct lender was not disclosed.
Brookdale Senior Living Obtains $344.2M Loan for Refinancing of 47-Property Portfolio

BRENTWOOD, TENN. — Brookdale Senior Living has obtained a $344.2 million Fannie Mae loan for the refinancing of a 47-property seniors housing portfolio. Allison Holland and Alex Sheaffer of JLL originated the seven-year, fixed-rate loan on behalf of the Brentwood-based borrower that will repay $312.5 million of variable-rate debt that was due September 2027. The portfolio comprises 5,102 independent living, assisted living and memory care units across 14 states, with properties ranging from 32 to more than 300 units.
MERCED, CALIF. — BWE has secured a $20 million bridge loan to finance the redevelopment of an outparcel adjacent to Marketplace at Merced in Merced. Sears formerly occupied the 85,000-square-foot property. The project will include a complete interior renovation, as well as the addition of two pad sites totaling 6,164 square feet. The redevelopment was fully preleased at the time of financing. Tenants at the property will include Ulta Beauty, Five Below, Petco, Rack Room Shoes and Burlington Coat Factory. Mike Guterman of BWE arranged the 30-month loan on behalf of the borrower. Citivest Commercial Investments LLC provided the financing.
AUSTIN, TEXAS — Los Angeles-based CIM Group has funded a $90 million loan for the refinancing of the 367-room Downright Austin hotel, located at 701 E. 11th St. in the state capital’s downtown area. The 16-story hotel, which was recently renovated, is operated under the Renaissance by Marriott brand and offers amenities such as a fitness center, outdoor pool, café, multiple onsite food-and-beverage options and approximately 30,000 square feet indoor/outdoor meeting and event space. Suites are also available as part of the accommodations package. The borrower is Brookfield Asset Management.
KATY, TEXAS — Northmarq has provided a $25.2 million Freddie Mac loan for the refinancing of Waterstone at Cinco Ranch, an apartment complex located in the western Houston suburb of Katy. According to Apartments.com, the property was built in 2013 and totals 206 units. Residences come in one-, two- and three-bedroom floor plans, and amenities include a pool, fitness center, outdoor grilling and dining stations, game room and a car care center. Greg Duvall led the Northmarq team that originated the seven-year, fixed-rate loan. The borrower was not disclosed.
ALLEN, TEXAS — JLL has arranged an undisclosed amount of construction financing for The Monarch, a 325-unit multifamily project in the northeastern Dallas suburb of Allen. The Monarch will be situated on 4.7 acres and will offer one-, two- and three-bedroom units with an average size of 931 square feet. Amenities will include a pool, fitness center and outdoor grilling and dining stations. John Brownlee, Bo Beidleman, Chad Lisbeth and Jordan Buck of JLL arranged the four-year, floating-rate loan through Kennedy Wilson on behalf of the developer, Zale Properties. Completion is slated for the first quarter of 2027.
