SAN ANTONIO — Los Angeles-based PCCP LLC has provided a $42 million acquisition loan for Heritage Plaza, a 341-unit apartment community located at 227 Dwyer Ave. in downtown San Antonio. Built in 2020, Heritage Plaza offers studio, one- and two-bedroom units, 34 of which are subject to income restrictions. Residences are furnished with stainless steel appliances, kitchen islands, walk-in closets and balconies/patios in each unit. Amenities include a pool, fitness center, outdoor kitchen, rooftop terraces and a resident clubhouse, as well as 4,600 square feet of ground-floor retail space. The borrower was Austin-based RPM Living Investments.

Plaza Towers

HYATTSVILLE, MD. — Horning has acquired Plaza Towers Apartments, a 288-unit multifamily community located in Hyattsville, a suburb of Washington, D.C. Horning has agreed to 99-year affordability covenants on all the building’s units, capping rents between 40 and 80 percent of the area median income (AMI). Amazon’s Housing Equity Fun provided $18.7 million in low-cost financing, while Prince George County contributed $3 million through its Right of First Refusal Preservation Fund, as well as a Payment in Lieu of Taxes (PILOT) for an undisclosed value. Additionally, an unnamed Freddie Mac Optigo lender provided senior debt financing. Built in 1964 near the University of Maryland’s College Park campus, the 11-story building houses 44 studio, 158 one-bedroom, 62 two-bedroom and 24 three-bedroom apartments. Community amenities include a business center, fitness room, club room, bike storage, playground and an outdoor pool. Horning plans to invest in the property with updated infrastructure and building systems. The buyer’s property operator affiliate, Horning Management Co,. will provide management services for Plaza Towers.

NEW YORK CITY — Wells Fargo has provided a $249.2 million Fannie Mae loan for the refinancing of Anagram NoMad, a 50-story apartment tower located in the Manhattan neighborhood of the same name. Anagram NoMad offers 392 units in studio, one-, two- and three-bedroom floor plans. Amenities include an indoor and outdoor rooftop lounge with a bar, a game room and lounge spaces; a gym with a climbing wall and yoga studio; a resident café; a coworking space with a conference and telephone rooms; a children’s playhouse; a library; and a private garden lawn. Andrew Cohen and Shane Hogan of Wells Fargo originated the financing on behalf of the owner, Global Holdings Management Group, which will use the proceeds to refinance an existing Wells Fargo balance sheet loan.

The Scoundrel

GATLINBURG, TENN. — Arriba Capital has arranged a $40 million construction loan for a Marriot-branded hotel in downtown Gatlinburg. Dubbed The Scoundrel, the hotel will act as the gateway to the Great Smoky Mountains National Park. The new hotel will total 128 rooms and will operate under the Marriot Tribute Portfolio brand. The borrower is a locally based, private hospitality and development group. A construction timeline was not disclosed.

RANCHO CUCAMONGA, CALIF. — Marcus & Millichap Capital Corp. (MMCC) has arranged $64 million in financing for the construction of a mixed-use development project at 8500 Haven Ave. in Rancho Cucamonga. Ron Bayls of MMCC secured the financing through Parkview Financial on behalf of a private developer. At full build-out, the 248-apartment project will feature six residential buildings, a mixed-use building, ground-floor commercial space and a retail building. Planned apartment amenities include a pool, fitness center, pickleball court, clubhouse, onsite laundry and landscaped outdoor areas.

LINCOLN CITY, ORE. — The Capital Services Group of Global Real Estate Advisors (GREA) has secured a $4 million loan for the refinancing of a garden-style apartment complex in Lincoln City, located on Oregon’s coast. The 44,250-square-foot property offers 48 apartments. Matt Swerdlow, Matthew Dzbanek and Anthony Priest of GREA Capital Services arranged the transaction. Adam Smith of GREA provided local advisory services for the deal. The loan featured a 10-year term, 30-year amortization schedule and no prepayment penalty.

NEW YORK CITY — Greystone has provided a $40 million bridge loan for the acquisition of Kittay House, a 295-unit affordable seniors housing property in The Bronx. Kittay House offers dozens of onsite social, recreational and educational programs, as well as meals, housekeeping and easy access to healthcare and supportive services. Eric Rosenstock and Jeff Englund of Greystone originated the nonrecourse, interest-only financing on behalf of the owner, a joint venture between Metropolitan Realty Group and Citadel Care Centers. The loan also carried a 24-month term with two six-month extension options.

KING OF PRUSSIA, PA. — The hotel financing arm of New Jersey-based intermediary Cronheim Mortgage has arranged a $30.3 million loan for the refinancing of a 327-room hotel in King of Prussia, located north of Philadelphia. The hotel is operated under the Alloy Suites banner, which is part of Hilton’s family of brands, and offers amenities such as a fitness center, meeting rooms and an onsite restaurant. Beau Williams and Drew Gilligan of Cronheim arranged the loan on behalf of the borrower, Concord Hospitality. The direct lender and specific loan terms were not disclosed.

Jackson Trio Village

JACKSON, MISS. — Regions Bank’s affordable housing group has provided a combined $117.3 million in financing to Vitus Group LLC for the acquisition and rehabilitation of three existing affordable housing communities in Jackson. The properties include Village Apartments, Commonwealth Apartments and Madonna Manor, which are now part of Jackson Trio, a collection of townhomes, garden-style apartments and a 13-story high-rise apartment building for seniors. The portfolio totals 77 buildings and 613 units, with 149 of the units dedicated to age-restricted housing for people age 62 and older. Jackson Trio will provide affordable housing to renters earning between 50 percent and 80 percent of the area median income. Regions Affordable Housing provided approximately $36.6 million in federal Low-Income Housing Tax Credit (LIHTC) equity, a $19.7 million bridge loan and a $61 million Fannie Mae MTEB permanent loan. The properties feature a mix of one-, two-, three- and four-bedroom apartments with various amenities, including an exercise room, onsite property management and maintenance and kitchen appliances. Two developments also include playgrounds for children, and Madonna Manor includes free lunch by the City of Jackson for senior residents.

Journal Squared III

JERSEY CITY, N.J. — JLL has arranged a $255 million loan for the refinancing of Journal Squared III, a newly constructed, 58-story multifamily apartment building in the Journal Square neighborhood of Jersey City. The borrower was a joint venture between Kushner Real Estate Group (KRE) and National Real Estate Advisors. Located at 595 Pavonia Ave., adjacent to the Journal Square PATH station, Journal Squared III is the third and final tower in the $900 million Journal Squared mixed-use development, which has a combined 2.3 million square feet and 1,840 residential units, according to Wikipedia. A decade in the making, construction of Phase I of Journal Squared began in 2014. Journal Squared II, which rises 68 stories and houses 538 units, opened in summer 2021. Construction of Journal Squared III topped out in May 2023. Completed in 2024, Journal Squared III features 598 luxury apartment units with a mix of studio, one-, two- and three-bedroom floor plans averaging 719 square feet.
