WEST DEPTFORD, N.J. — JLL has arranged a $10.1 million acquisition loan for a 183,000-square-foot industrial property in West Deptford, a southern suburb of Philadelphia. Wells Fargo Bank provided the five-year, floating-rate loan to the borrower, New York-based developer Clarion Partners. Located at 100 Friars Blvd., the industrial warehouse and distribution facility is located within the Mid-Atlantic Corporate Center and features a clear height of 24 feet, 19 loading doors and one drive-in door. The property is the headquarters of ICS Corp. and offers convenient access to the New Jersey Turnpike and Interstate 295. Jim Cadranell and Max Custer of JLL originated the loan.

MALDEN, MASS. — M&T Bank has provided an $8.3 million loan for the refinancing of an industrial property in Malden, a northern suburb of Boston. A partnership between Oliver Street Capital and Bain Capital Real Estate was the borrower. Located at 129 Commercial St., the 54,000-square-foot property features a clear height of 12 feet, four loading docks and one drive-in door. National Grid currently leases the property. David Douvadjian, Timothy O’Donnell and Brian Butler of Newmark Knight Frank placed the loan.

ELKRIDGE, MD. — KeyBank has provided a $66.7 million Freddie Mac refinancing loan for Verde at Howard Square, a 344-unit multifamily community in Elkridge. The 16-year loan features 10 years of interest-only payments followed by a 30-year amortization schedule. The property, which was built in 2019, comprises eight four-story buildings spanning 20 acres. Communal amenities include covered parking, a business center, clubhouse, fitness center, pool, lounge deck, game room and a dog-washing room. Dirk Falardeau of KeyBank originated the loan on behalf of the borrower, Atapco Properties.

DAVENPORT, FLA. — JLL has provided a $32.3 million loan through Freddie Mac for the refinancing of Lake House, a 240-unit apartment complex in Davenport. HFF, a JLL company and Freddie Mac Optigo lender, will service the 10-year, floating-rate loan. Lake House offers one-, two- and three-bedroom floor plans. Communal amenities include a clubhouse, fishing lake, tennis court, outdoor grill area, pool, fitness center, storage space and a car wash area. The asset is situated at 200 Village Blvd., 29 miles south of downtown Orlando. Mona Carlton, Elliott Throne, Jesse Wright, Amit Kakar and Michael DiCosimo of JLL originated the loan on behalf of the borrower, Beachwold Residential.

SAN ANTONIO — Mason Joseph Co. Inc., a San Antonio-based multifamily lender, has provided $41.2 million in construction and permanent financing for Culebra Commons, an apartment project that will be located off Loop 1604 on the city’s west side. The community will feature 327 units across seven three-story buildings and various Class A amenities. The nonrecourse loan was secured through HUD’s 221(d)(4) program and carries a fixed interest rate for the 28-month construction period and subsequent 40-year term. The borrower is a partnership between locally based development firm LYND Co. and T.R. Inscore LLC. Construction is scheduled to begin later this month.

SOUTH AMBOY, N.J. — Cronheim Mortgage has arranged a $32 acquisition loan for Bayside Cove Apartments, a 127-unit Class A multifamily complex in South Amboy, a southwestern suburb of New York City. The borrower was an undisclosed private investor. A local bank provided the seven-year loan, which carries two years of interest-only payments and a fixed interest rate of 3.3 percent. Located at 100 Celecki Drive, the complex was constructed in 2018 and features one- and two-bedroom floor plans.

SAN DIEGO — Capstone Development Partners has closed on traditional debt and equity financing for the development of VIVA 5750, a new on-campus student housing community at San Diego State University in San Diego. Situated on ground leased by Capstone, the four-story, 80,000-square-foot community will house approximately 182 students in a mix of apartment-style units. Additionally, the project will feature indoor and outdoor amenities. Construction of the $23.5 million project commenced in May, with completion slated for the fall 2021 semester. Capstone, JWDA Architects and Cannon Constructors collaborated with the San Diego State University Research Foundation’s project stakeholders to design the new apartment property to meet the university’s goals and objectives relative to upper-division and graduate student housing options. VIVA 5750 is Capstone’s second P3 partnership with the San Diego States University Research Foundation.

LUBBOCK, TEXAS — Greystone has provided a $34.4 million Fannie Mae loan for the refinancing of Catalina West, a 266-unit apartment community in Lubbock. Completed in 2019, the garden-style property features one-, two- and three-bedroom units and amenities such as a pool, fitness center, outdoor lounge and a dog park. The loan was structured with a 10-year term, 30-year amortization schedule and five years of interest-only payments. Steven Mumford of Greystone originated the debt on behalf of the borrower, Avalon Estates.

SAN ANTONIO — NorthMarq has arranged a $15.3 million CMBS loan for the refinancing of The Atrium, a 132,113-square-foot office building located at 85 N.E. Loop 410 in San Antonio. The Class B property is located near San Antonio International Airport in the city’s North Central submarket. Goldman Sachs provided the loan, which carries a 10-year term and a 30-year amortization schedule. The borrower was not disclosed. Bryan Leonard of NorthMarq handled the transaction.

WEST POINT, GA. — CIG Capital has provided a $125 million construction loan for The Villages at West Point, a planned 624-unit affordable housing community in West Point. The Villages will sit on 70 acres within one mile from West Point Lake and Campground. CIG Capital provided the loan to the development team, which includes Utah-based American Development Corp., which specializes in developing multifamily charter schools. The Villages will offer onsite parking facilities for residents’ boats, recreational vehicles and camp trailers. The developers plan to hold a ribbon-cutting ceremony in late August. West Point is situated near the Georgia-Alabama border along Interstate 85.
