CLIFTON, N.J. — Locally based financial intermediary G.S. Wilcox & Co. has arranged a $13 million loan for the refinancing of Clifton Plaza, a 95,222-square-foot shopping center in Northern New Jersey. The center was fully leased at the time of the loan closing. Big Lots is the anchor, and other tenants include Dollar Tree, New Jersey Eyes and Blink Fitness. David Fryer of G.S. Wilcox arranged the loan through an undisclosed life insurance company. The borrower was also not disclosed.

GRAND RAPIDS, MICH. — PREIT has received an $80 million loan for the refinancing of Woodland Mall in Grand Rapids. JLL arranged the loan through a national CMBS lender. The five-year loan features a fixed interest rate of 7.35 percent. PREIT says the refinancing will save the company approximately $5 million in interest expense over the life of the loan. The redevelopment of Woodland Mall included new tenants such as Von Maur, The Cheesecake Factory, Sephora and Urban Outfitters.

Rasha-at-Audubon-Magnolia-Texas

MAGNOLIA, TEXAS — HALL Structured Finance, a Dallas-based lender, has provided a $58.9 million construction loan for Rasha at Audubon, a 326-unit multifamily project in Magnolia, a northwestern suburb of Houston. The site is located within the 3,000-acre Audubon master-planned development, and the garden-style property will consist of five three-story buildings and two four-story buildings. Information on floor plans was not disclosed, but units will be furnished with stainless steel appliances, quartz countertops, walk-in closets and private balconies/patios/yards in select residences. Amenities will include a pool, fitness center, clubroom, lounge, outdoor grilling and dining stations and a dog park. Cullen Atchison of The Houston Group Realty Advisors arranged the loan on behalf of the borrower, locally based developer XAG Group.

KANSAS CITY, MO. — Walker & Dunlop has arranged a $65 million loan for the refinancing of Plaza Vista Offices in Kansas City. Located at 900 W. 48th St. on the west side of the Country Club Plaza, the property serves as the headquarters of Polsinelli PC. The development features a 10-story building totaling 253,736 square feet situated above a 950-space underground parking garage. Joseph Platt of Walker & Dunlop arranged the fixed-rate loan through Bank of America on behalf of the borrower, Platform Ventures LLC.

BOSTON — MassHousing has provided $25 million in financing for the consolidation and renovation of two affordable housing properties in Boston. The borrower, Affordable Housing & Services Collaborative Inc., will combine the 46-unit Columbia West Apartments and the 45-unit Uphams Corner Market in the city’s Dorchester neighborhood into a 91-unit property that will be known as Columbia Uphams Apartments. The properties were built in 2005 and 1926, respectively. The financing includes $3.9 million in permanent debt, a $20 million construction loan and $1.1 million in subordinate financing. Planned improvements include upgrades to building envelopes via new windows and doors, as well as new roofs, HVAC systems, appliances, faucets, showerheads, toilets, lighting and security systems. Units will also receive new kitchen and bathroom cabinets, countertops and flooring, and elevator systems will be modernized.

FORT LAUDERDALE, FLA. — Hall of Fame Partners has obtained a $54 million credit-tenant lease loan for the construction and permanent financing of Phase I of the International Swimming Hall of Fame (ISHOF) complex. ISHOF is the planned $200 million redevelopment of the Ft. Lauderdale Aquatics facility, which was originally built in Fort Lauderdale in 1965. Phase I of the ISHOF complex will include the reconstruction of a foundational sea wall, as well as the development of a new building that will serve as the headquarters for the city’s Ocean Rescue department. The ground level of the 10,000-square-foot building will serve as storage for Ocean Rescue equipment such as paddleboards and jet skis. The second floor will consist of offices for the chief and lieutenants, a conference room, showers and locker rooms. According to Miami-based architect Arquitectonica, which designed the facility, subsequent phases will include the construction of two buildings that will house the museum, an aquatic facility with a covered teaching pool, restrooms and an administrative office, as well as restaurant and retail space. SAN ANTONIO, FLA. — Columnar has begun construction on the first phase of Double Branch, a mixed-use development spanning 965 acres in San Antonio, a suburb of Tampa in Pasco County. Phase I comprises 75 Logistics at Double Branch, an industrial park entitled up to 4.5 million square feet of space that will be developed over multiple phases. Nathan Lynch and Mike Sogluizzo of Colliers arranged an undisclosed amount of construction financing through a life insurance company to finance the first phase of 75 Logistics at Double Branch. Concrete has been poured for the first phase, which is located at the intersection of I-75 and State Road 52. Phase I will comprise three rear-load facilities spanning more than 480,000 square feet combined. Additional plans for the industrial park call for a 1.6 million-square-foot build-to-suit distribution building and a 400,000-square-foot cross-dock facility. Future phases for Double Branch will include 1 million square feet of office space; 3,500 multifamily, townhomes and lifestyle residential units; 500,000 square feet of retail, restaurant and entertainment space; two hotels; 250 acres of healthcare, wellness and life sciences development; and more than 200 acres of parks and trails.

CULVER CITY, CALIF. — JLL Capital Markets has arranged $12.5 million in senior financing for Culver Theater, a movie theater in Culver City. Alex Olson, Joshua Blank and Sarah Kim of JLL Capital Market’s Debt Advisory represented the borrower, Oliver McMillan LLC, and secured the five-year, fixed-rate loan through Zions Capital Markets. Located at 9500 Culver Blvd., the 41,341-square-foot Culver Theater was built in 2004. The property features a six-screen movie theater experience with a full bar, theater snacks and kitchen fare, and plush seating along with six private sound stages. The theater, which was previously occupied by Arclight, was leased to a global e-commerce giant in June 2021 and opened to the public in 2022. The property is located across from Culver Studios, where a global e-commerce giant and movie production company operates more than 530,000 square feet of film and TV production space.

OVERLAND PARK, KAN. — Northmarq has provided a $42 million Freddie Mac loan for the acquisition of The Sovereign at Overland Park, a 250-unit apartment complex in the Kansas City suburb of Overland Park. Built in 2013 and located at 13310 Melrose Lane, the property offers one-, two- and three-bedroom units. Amenities include private garages, a resort-style pool, gated pet park and 24-hour fitness center. Greg Duvall of Northmarq originated the loan on behalf of the borrower, Sovereign Apartments LLC. The 10-year loan features a fixed interest rate.

NEW YORK CITY — New Jersey-based intermediary Cronheim Mortgage has arranged a $12.5 million permanent loan for The Jackson, a 40-unit apartment building located in the Jackson Heights area of Queens. The newly built property houses studio, one- and two-bedroom units with an average size of about 600 square feet, as well as ground-floor retail space that is leased to T-Swirl Crepe, Pizza Hut, Alta Aesthetics and a law firm. Amenities include a fitness center and a rooftop terrace. Andrew Stewart and Allison Villamagna of Cronheim originated the debt. The direct lender and borrower were not disclosed.
