ORANGE COUNTY AND LOS ANGELES, CALIF. — Marcus & Millichap Capital Corp. has secured a total of $50.5 million in capital to refinance two multifamily properties in Southern California. In the first transaction, the firm arranged $27.5 million to refinance a 136-unit apartment asset in Orange County. The low-leverage loan, 55 percent loan-to-value, was structured with five years of interest-only payments. For the second transaction, Marcus & Millichap Capital Corp. secured $23 million for the refinancing of a 69-unit multifamily property in Los Angeles. The loan was leveraged at 65 percent and structured with a five-year fixed interest rate.

NEW YORK CITY — Madison Realty Capital and Bluestone Group have provided a $32 million loan to refinance a mixed-use rental property in Brooklyn. Located at 271 Lenox Road, the 15-story property includes 55 rental units, 9,000 square feet of ground-floor commercial space and a parking garage. Madison Realty Capital provided a $28 million first mortgage loan to borrower, New York City-based real estate development firm Hello Living, and arranged a $4 million mezzanine loan from Bluestone Group. Terms of the financing were not disclosed.

DALLAS — CIT Group Inc. (NYSE: CIT) has arranged a $14.8 million acquisition loan for Greenville Medical Tower, a six-story medical office building in Dallas. The property is located across the street from the 857-bed Texas Health Presbyterian Hospital Dallas. CIT’s healthcare finance team arranged the funds on behalf of a joint venture managed by Catalyst Healthcare Real Estate and Bain Capital Real Estate.

DANVILLE AND RUSSELL, KY. — PGIM Real Estate Finance has provided two refinancing loans for seniors housing communities in Kentucky totaling $15.3 million. The first property, Morning Pointe Danville, is a 60-unit assisted living and memory care facility that was built in 2017. PGIM provided a $7.5 million, 10-year, fixed-rate loan for the 90 percent-occupied asset, which is located in Danville near a regional medical center and 35 miles south of downtown Lexington. Amenities include a fitness center, library, beauty salon, lounges and numerous common areas. The second property is The Lantern at Morning Pointe Russell, a 44-unit memory care facility constructed in 2017 in Russell. PGIM provided a $7.8 million, 10-year, fixed-rate loan for The Lantern, which was built in 2017 and is 97.7 percent occupied. Amenities include a fitness center and security. The borrower was Tennessee-based Independent Healthcare Properties LLC, which develops, owns and operates senior care facilities under the Morning Pointe and Lantern brands.

DUNEDIN, FLA. — Berkadia has provided a $13.6 million Freddie Mac loan for the acquisition of Promenade at Edgewater, a 188-unit apartment community in Dunedin. The 10-year, fixed-rate loan includes full-term interest-only payments. Promenade at Edgewater is located at 257 Milwaukee Ave., 25 miles west of downtown Tampa. The asset was built in 1973 and comprises six two- and three-story buildings offering one- and two-bedroom floor plans. Community amenities include a swimming pool, fitness center, designated dog walking area, picnic areas with grills and views of the lakes at Dunedin Highland Memorial Park. Charles Foschini, Chris Apone and Lourdes Carranza-Alvarez of Berkadia’s Miami office provided the loan on behalf of the buyer, Pensam Capital. The seller was not disclosed.

SOMERS POINT, N.J. — Berkadia has provided an $18.5 million loan to refinance Bayview Court, a 202-unit apartment community in Somers Point. Located at 555 Shore Road, the property was built in the 1960s. Jim Badolato of Berkadia’s Philadelphia office arranged the financing for the borrower, The Streamwood Co. Terms of the Freddie Mac loan included an 11-year fixed rate term under the lease-up program, which enables borrowers to lock in a rate and fund a loan before the collateral is fully stabilized. The property was 75 percent occupied at closing with steady leasing velocity.

SUGAR LAND, TEXAS — CBRE has arranged a $14.2 million construction loan and $3.4 million in equity for the development of Riverstone Town Center, a 63,000-square-foot mixed-use project in Sugar Land, a southwestern suburb of Houston. The property, construction of which is underway and expected to last about nine months, will be located within the Cross Creek master-planned development. Jeff Stein of CBRE arranged 94 percent of the capital stack, including the floating-rate construction loan with a regional bank that carried a 76 percent loan-to-cost structure and a 25-year amortization schedule. The borrower was The Marcel Group, a private developer based in The Woodlands.

BAKERSFIELD, CALIF. — CIT Group’s Healthcare Finance business served as the sole lead arranger for $36.8 million in acquisition financing. The borrower, The Sanders Trust, will use the funds to purchase Bakersfield Heart Hospital. The lender was not disclosed. Located in Bakersfield, the hospital specializes in diagnosis and treatment of heart and vascular disease, as well as a wide range of other medical and surgical procedures. The hospital will continue to be owned and managed by its current team of more than 400 employees, cardiologists, physicians and surgeons in Bakersfield and Kern County, Calif.

LOS ANGELES AND MOORPARK, CALIF. — Continental Partners has arranged a total of $15.8 million in financing across two transactions in Southern California. Zalmi Klyne of Continental Partners handled the transactions. Continental Partners secured $9 million in refinancing for a 41-unit, three-property multifamily portfolio in South Los Angeles. The financing allowed the undisclosed sponsor to cash out 90 percent equity. Previously, the firm arranged a bridge loan for the purchase of the assets in December 2017. The new 30-year loan is priced at rate of 4.61 percent with three years of interest-only payments and a loan-to-value ratio of 70 percent. The company also arranged $6.8 million in cash-out refinancing for a 105,000-square-foot industrial building in Moorpark. The firm previously secured a bridge loan for the acquisition of the property in October 2017. The loan was 98.5 percent of the original purchase price. The new financing features a seven-year term with a five-year fixed interest rate. The loan-to-value ratio is 70 percent.

PORTAGE, WEST LAFAYETTE AND VALPARAISO, IND. — Maverick Commercial Mortgage has arranged $22.5 million in refinancing for a four-property multifamily portfolio in Indiana. The assets include Breckenridge Apartments, a 168-unit property in Portage; Point West and Point West II, two manufactured housing communities in West Lafayette; and Williamsburg Manor, a 223-site manufactured housing community in Valparaiso. The four nonrecourse loans all featured 10-year terms with 30-year amortization schedules. Proceeds from the loans paid off existing debt and returned equity to the undisclosed borrower.
