PARAMUS, N.J. — NorthMarq Capital has negotiated $11.3 million in refinancing for the acquisition of a retail property at 501 Route 17 in Paramus. The 10-year loan features a 25-year amortization schedule. The 38,729-square-foot property is anchored by Staples. Ed Riekstins of NorthMarq secured the financing for the undisclosed borrower through its correspondent relationship with a life insurance company.

PLAINFIELD, IND. — KeyBank has provided a $13.2 million Fannie Mae loan for an apartment complex in Plainfield, approximately 17 miles southwest of Indianapolis. Gladden Farms Apartments is a 220-unit affordable housing community that operates under the federal Low-Income Housing Tax Credit Program established by the Tax Reform Act of 1986. Gladden Harmony Housing LLC will use the loan proceeds to fund the acquisition and refinance the property.

MARIETTA, GA. — Bellwether Enterprise has arranged a $2.4 million acquisition loan for Grove Park Plaza, a 30,600-square-foot retail strip center located in Marietta, a northern suburb of Atlanta. The two-building property sits on 5.3 acres at 1812 Powder Springs Road. Kelly Martone of Bellwether Enterprise’s Atlanta office arranged the loan through StanCorp on behalf of the borrower, Petinos LLC.

PHOENIX — A joint venture led by Sunroad Enterprises received $23.5 million in first mortgage debt to finance the acquisition of the 240-unit Sonoma Ridge Apartments in Phoenix. The community is located at 8201 W. Beardsley Road. HFF’s Aldon Cole and Tim Wright arranged the financing, which Mesa West Capital provided.

ROWLETT, TEXAS — Bart Dickinson of NorthMarq Capital’s Dallas office has secured the $4.4 million, 25-year refinancing of Lone Star Self-Storage, an 86,249-square-foot self-storage facility located in Rowlett. NorthMarq arranged financing for the borrower through its correspondent relationship with a life insurance company.

NEW YORK CITY — A joint venture between Savanna and Atom Assets, a Hong Kong-based family office real estate investment platform, has received a $40 million acquisition loan for a development site located at 106 W. 56th St. in Midtown Manhattan. The loan was provided by Singapore-based United Overseas Bank Ltd. The partnership plans to develop the site into a 26-story, Class A boutique office building. Located in Manhattan’s West Fifties neighborhood, the new building will offer 90,000 square feet of Class A boutique office space. Kelly Gaines and Aaron Niedermayer of JLL arranged the financing.

ORLANDO, FLA. — MetLife has provided a $60 million loan for the refinancing of Grand Bohemian Hotel Orlando, a 247-room luxury hotel located at 325 S. Orange Ave. in downtown Orlando. Michael Weinberg led HFF’s debt placement team to arrange the 10-year, fixed-rate loan on behalf of the borrower, Xenia Hotels & Resorts Inc. Built in 2011, the AAA Four Diamond award-winning hotel is part of Marriott’s Autograph Collection and features 9,117 square feet of meeting and ballroom space, 1,518 square feet of pre-function space, a heated outdoor pool and whirlpool, Poseidon Spa, 24-hour fitness center, Grand Bohemian Art Gallery and three food and beverage options — The Boheme Restaurant, Bösendorfer Lounge and Starbucks. The hotel is situated across the street from the new Dr. Phillips Center for the Performing Arts and is within walking distance of the Amway Center, home of the Orlando Magic NBA basketball team.

DAVENPORT, FLA. — KeyBank Real Estate Capital has provided a $22.4 million Fannie Mae first mortgage loan for Landings at Four Corners, a 270-unit multifamily apartment complex located in Davenport. Developed in 2009, the community was originally known as Alta Corners. Chris Black and Ben Meeron of KeyBank’s commercial mortgage group arranged the financing, which the undisclosed borrower used to acquire the property.

HYATTSVILLE, MD. — Eastern Union Funding has arranged a $4 million loan for the refinancing of a net-leased BB&T bank branch in Hyattsville. The single-tenant bank is located at 3400 East-West Highway. Marc Tropp and Shai Romirowsky of Eastern Union Funding arranged the 10-year loan through a local bank on behalf of the borrower. The limited non-recourse loan features a fixed interest rate of 4 percent and a 30-year amortization schedule.

BUFFALO, N.Y. — Buffalo-based M&T Bank has provided $13 million in financing for the acquisition of eight CVS/pharmacy properties in Long Island, N.Y.; Upstate New York, Connecticut and Massachusetts. A Case Real Estate Capital-sponsored venture acquired the high-credit, triple-net leased retail properties, which total approximately 85,000 square feet. Case originally purchased the properties without financing in 2015 through a deed-in-lieu of foreclosure agreement.
