ALISO VIEJO, CALIF. — Berkadia has arranged $105 million in financing for the 590-unit Barcelona Apartments in Aliso Viejo. The community is located at 23592 Windsong. The property was about 95 percent occupied at the time of closing. The loan features a 10-year term, 3.51 percent interest rate and interest-only payments for the full term. Mitch Thurston and Andy Ahlers of Berkadia originated the transaction through the firm’s Fannie Mae program.

SEATTLE — CBRE has arranged a $19.1 million loan for seniors housing investment company Capitol Seniors Housing (CSH) to acquire Maple Leaf Assisted Living & Memory Care, a 119-unit independent living, assisted living and memory care community in Seattle. The non-recourse, floating rate loan includes a three-year term with 24 months of interest-only payments. Of the proceeds, $16.6 million will be used for the acquisition and $2.5 million are for capital improvements. Planned improvements include upgrading units and renovating common areas, with particular emphasis on the memory care areas. Upon acquisition, CSH will lease the community to Washington-based operator Milestone Retirement Communities. Aron Will, executive vice president of CBRE National Senior Housing, arranged the financing.
WEBSTER, TEXAS — DPG Investments LLC and affiliates have structured $9.8 million in limited partner capital, equating to approximately 95 percent of the required equity, for the acquisition and renovation of a 400-unit apartment complex in the Clear Lake submarket of Houston. The property, called The Falls at Clear Lake, is located on nearly 24 acres in Webster. The Falls is close to the Webster medical corridor and employment centers including the Port of Houston and NASA.
Federal Capital Partners Provides $14.5M in Construction Financing for 33-Unit Luxury Condos in Boston

BOSTON — Federal Capital Partners has provided a $14.5 million senior construction loan for the development of a condominium project located at 170 W. Broadway in South Boston. The loan was funded in partnership with Boston-based The Grossman Companies. KEM Development Co. is developing the project, which will feature 33 one- and two-bedroom luxury condos, including eight penthouses with rooftop decks, below-grade garage parking and 5,000 square feet of ground-floor retail space. Construction began in August and delivery is slated for fourth quarter 2016.
JACKSONVILLE, FLA. — KeyBank Real Estate Capital has secured an $11 million non-recourse, CMBS loan for University Center in Jacksonville. The 102,885-square-foot shopping center is fully leased to tenants such as LA Fitness, T.J. Maxx, Beall’s and Dollar Tree. Publix shadow anchors the center. Randy Martin of KeyBank secured the loan on behalf of the borrower.
ROCKFORD, ILL. — KeyBank Real Estate Capital has secured a $9 million CMBS loan for a retail property in Rockford in northern Illinois. Rockford Crossing is 118,650 square feet and is shadow anchored by Target and ULTA Beauty. The center is currently 97 percent leased. Randy Martin of KeyBank secured the loan from a CMBS lender. The borrower in the transaction was undisclosed.
SAN DIEGO — HFF has arranged a $96.4 million loan for Genesis at Campus Point, a vacant, four-building office complex in the UTC submarket of San Diego, which will fund the complex’s conversion into a biotech space. The 311,022-square-foot campus is located at 4224, 4242 and 4244 Campus Point Court and 10210 Campus Point Drive. The space is situated near the convergence of interstates 5 and 805 inside a life science cluster. Other notable tenants in the area include the University of California San Diego, Scripps medical campus, Illumina, Eli Lilly and Celgene. The buildings will feature multiple conference rooms, an on-site café with indoor and outdoor seating, a full-service fitness center, large balconies and a combination of covered and surface parking. HFF’s Tim Wright, Todd Sugimoto and Zack Holderman arranged the financing on behalf of the borrower, a partnership between Phase 3 Real Estate Partners and its institutional partner. The 36-month, floating-rate loan was placed with TPG Real Estate Finance Trust. Proceeds will be used to recapitalize the mid-year acquisition and fund the immediate repositioning costs of the asset.

NEW YORK — Greystone has closed an $88.6 million multifamily transaction for the acquisition and rehabilitation of 20 aged apartment communities totaling 793 residences in Tennessee. Greystone arranged the transaction on behalf of the owner and operator, The Hallmark Cos. Inc. Greystone worked closely with the Tennessee Housing Development Agency, as well as the USDA’s Rural Housing Service National Office and Tennessee State Office. The financing, which combined both public and private funding, included $28 million in tax-exempt bonds issued by The Health, Educational and Housing Facilities Board of Sevier County, Tennessee. Stifel, Nicolaus & Co. Inc. facilitated the bond issuance. Other capital sources included more than $16 million of Low Income Housing Tax Credits, the assumption of $21.8 million of original USDA Section 515 debt, $21.9 million of senior debt and $830,000 in additional funds.

The borrower received a $2.7 million Fannie Mae refinancing loan that features a 20-year amortization schedule. Garfield Park Apartments in Fraser, Mich., is a 110-unit apartment complex. The borrower received a $2.2 million Freddie Mac refinancing loan. The loan includes a seven-year term and 30-year amortization schedule. Danbury Apartments is a 66-unit property in Grand Rapids, Mich. The borrower received a $1.9 million Freddie Mac acquisition loan that features a 20-year term and 30-year amortization schedule.
