Marcus & Millichap Brokers Sale of Newly Built Apartment Complex in Darien, Illinois

DARIEN, ILL. — Marcus & Millichap has brokered the sale of The Jade Residences of Waterfall Glen in Darien for an undisclosed price. Built in 2024, the apartment complex features 70 units and is situated on 2.8 acres at 2305 Sokol Court. Units average 977 square feet. Amenities include a fitness center, party room, dog park and barbecue area. Ryan Engle, Kyle Stengle and Andrean Angelov of Marcus & Millichap represented the seller, a private investor. Engle and Angelov procured the buyer, a private investor.

SVN Chicago Commercial Arranges $1.9M Sale of Office Building in Wheaton, Illinois

WHEATON, ILL. — SVN Chicago Commercial has arranged the sale of a 35,400-square-foot office building located at 330 S. Naperville Road in downtown Wheaton for $1.9 million. The transaction closed at 97.5 percent of the asking price. The property features 23 executive suites, and was 72 percent occupied at the time of sale. Karen Kulczycki of SVN represented the seller. Buyer information was not provided.

FCL Construction Completes 210,000 SF Data Center for Edged in Aurora, Illinois

AURORA, ILL. — FCL Construction has completed a 210,000-square-foot data center for Edged in Aurora. Ware Malcomb provided architecture and interior design services for the building, which is situated on a 65-acre campus that will ultimately feature 96MW of capacity powered by renewable energy. Seefried Industrial Properties was the developer. Edged is a sustainable infrastructure provider. The new Edged campus was designed to be a model for modern engineering and sustainable infrastructure initiatives and uses significantly less energy than traditional data centers. Among the campus features is a waterless cooling technology that ensures operational efficiency while setting a new industry standard for power usage effectiveness. Other sustainable highlights include onsite solar generation, electric vehicle charge points and alternative fuel-powered backup generators. The building interior can accommodate colocation of multiple tenants and includes 13,000 square feet of office space with a lobby, conference room and break room. The exterior design features a glass façade on the north and south sides, added at the request of the city to enhance visual appeal along the adjacent tollway.

Community Builders Completes $44M Affordable Housing Development in Chicago

CHICAGO — The Community Builders has completed development of Canvas at Leland Plaza, a $44 million affordable housing property in Chicago’s Lincoln Square neighborhood. The equitable transit-oriented development (ETOD) features 63 units with commercial space, outdoor seating and parking. The Chicago Housing Authority (CHA) is providing funding for 16 of the units through its project-based voucher program, representing an investment of more than $13.3 million over the next 30 years. Amenities at the property include package and bike rooms, storage space, a resident lounge and terrace. Financial partners include the City of Chicago, the CHA, CIBC, Stratford Capital Group, Benefit Chicago and ComEd. DesignBridge was the architect, and Leopardo Cos. and KMW Communities served as general contractors.

Greenstone Partners Brokers $11.5M Sale of Multi-Tenant Commercial Property in Chicago

CHICAGO — Greenstone Partners has brokered the sale of 821 W. Eastman, a 23,150-square-foot multi-tenant property in Chicago’s Lincoln Park neighborhood. The British International School of Chicago anchors the building, occupying 65 percent of the rentable square footage with 17 years remaining on its lease. Other tenants include Bright Horizons, a provider of early education that has occupied the space since 2007, and Hill Family Pet Care, which offers daycare, boarding, grooming and training services. Danny Spitz of Greenstone represented the seller and procured the buyer, a partnership between Honore Properties and Peerless Development.

AXIS 360 Negotiates Sale of Historic Pantagraph Building in Bloomington, Illinois

BLOOMINGTON, ILL. — AXIS 360 Commercial Real Estate has negotiated the sale of the historic Pantagraph building in downtown Bloomington. Lifelong Access, a provider of community health and support services, purchased the 54,000-square-foot building at 301 W. Washington St. that was formerly home to the Pantagraph newspaper. The acquisition was made possible through a $21.7 million grant from the Healthcare Transformation Capital Investment Grant program, administered by the Illinois Department of Healthcare and Family Services. Meghan O’Neal-Rogozinski and Michael O’Neal of AXIS 360 represented the seller, while Robbie Osenga of AXIS 360 represented the buyer. The property will serve as the home of a collaboration between Lifelong Access, Chestnut Health Systems, the Regional Office of Education and other local nonprofit organizations to provide a one-stop support services hub primarily focused on youth. Renovations are expected to begin this fall with plans to preserve elements of the building’s historic character.

BWE Arranges $8M Loan for Refinancing of Mayfair Plaza Retail Strip Center in Chicago

CHICAGO — BWE has arranged an $8 million loan for the refinancing of Mayfair Plaza in Chicago. The three-building, 28,771-square-foot retail strip center was fully leased at the time of loan closing. Tenants include Starbucks, T-Mobile, a dentist’s office and local Chicago restaurants. Ryan Morris of BWE arranged the five-year loan, which features a 30-year amortization period. The lender and borrower were not provided.

Evergreen Real Estate Group, LUCHA Complete $67.5M Affordable Housing Development in Chicago

CHICAGO — Evergreen Real Estate Group and nonprofit Latin United Community Housing Association (LUCHA) have completed Encuentro Square Apartments in Chicago’s Logan Square neighborhood. The duo developed the project in partnership with the Chicago Department of Housing, the Department of Planning and Development and the Chicago Housing Authority (CHA). The $67.5 million development comprises two buildings at the western terminus of The 606 trail, an area that has experienced housing costs soar in recent years. The units are designated for families and individuals with incomes at or below 60 percent of the area median income. Managed by Evergreen, Encuentro Square is nearly fully leased. In Spanish, “encuentro” means the act of coming together. Leopardo Cos. and All Construction were the general contractors. Designed by Canopy, the buildings feature rounded corners with orange paneling. The orange panels are meant to mimic the migration pattern of the monarch butterfly. Floor plans range from one- to three-bedroom units. Fifty-five of the homes benefit from long-term project-based rental assistance administered by the CHA, of which 44 are family-sized units with at least two bedrooms. Nonprofit David C. Cook Leases 152,014 SF of Industrial Space in Elgin, Illinois

ELGIN, ILL. — David C. Cook, a 150-year-old nonprofit Christian ministry dedicated to equipping the global church with printed and digital resources, music and media, has leased 152,014 square feet of industrial space at 1700 Madeline Lane in Elgin. The space will serve as the main distribution center for the organization’s books and curricula divisions. David C. Cook, which got its start in the Chicagoland area and has had a presence in Elgin since the 1880s, is relocating within the submarket. The nonprofit is the anchor tenant in Seefried Industrial Properties’ recently completed speculative building, with 168,932 square feet available for lease. The property is strategically located along Chicago’s I-90 industrial corridor and features a clear height of 32 feet. John Hamilton of CBRE represented the tenant. Doug Pilcher and Jason West of Cushman & Wakefield represented the landlord, a joint venture between Seefried and a U.S.-based family office.

Special Olympics Illinois Purchases Flex Office Building in Chicago for $4.7M

CHICAGO — Special Olympics Illinois has purchased a 20,000-square-foot flex office building and event space at 2324 W. Fulton St. in Chicago for $4.7 million. Aubrey Englund of NAI Hiffman and Mike Lombard of Blue Star Properties represented the buyer in the transaction. Matt Cowie and Larry Goldwasser of CBRE represented the seller, a local private investment group. Special Olympics Illinois is expanding its Chicago regional office from 6,000 square feet of leased space at 820 W. Jackson Blvd. and will relocate this summer. Approximately 15 employees will work at the new office. Originally constructed as a foundry, the property was transformed by Helios Construction Services in 2014 into a modern building for its own offices. The building’s design was a collaborative effort with the late architect Brad Lynch of Brininstool + Lynch. In 2017, Helios executed another renovation at the building to expand the office space with the addition of four glass-enclosed offices, meeting rooms and amenities, including a gym, lounge and kitchen. Private event venue Ovation Chicago will remain a tenant at the property. The space opened in late 2014.
