BROADVIEW, ILL. — Brennan Investment Group has purchased a 38,135-square-foot industrial property in Broadview, about 12 miles west of downtown Chicago. The single-tenant building is located just off I-290 at the four-way 25th Avenue interchange. The property is fully leased to MYR Group, an electrical construction business. BATAVIA, ILL. — Venture One Real Estate, through its acquisition fund VK Industrial VII LP, has acquired a 31,394-square-foot industrial building in the Chicago suburb of Batavia. Located at 1563 Hubbard Ave., the single-tenant property was fully leased at the time of sale. Constructed in 1980 and situated on 2.2 acres, the building features two exterior docks, one drive-in door and parking for over 80 cars. Matthew Stauber of Colliers represented the undisclosed seller. VK Industrial VII is co-sponsored by Venture One and Kovitz Investment Group. The fund targets industrial acquisitions in the Chicago, Northeast and Florida markets.
SCHAUMBURG, ILL. — Keeley Construction has completed a 19,475-square-foot Integrated Care Center (ICC) for Hanger Clinic in the Chicago suburb of Schaumburg. The new facility is located at 640 E. Golf Road. Hanger Clinic is a provider of orthotic and prosthetic solutions, with more than 900 locations across the country. The new ICC is designed to elevate patient care for individuals with limb loss, limb difference and other physical disabilities. The clinic features a rock-climbing wall, gym area, golf simulator, running track, kitchen and demo apartment. The amenities provide patients with the opportunity to test various prosthetic technologies in real-life scenarios. The ICC also features multiple medical exam rooms, dedicated office space with a Clinician Collaboration Center, a reception and waiting area and onsite fabrication lab. Sarfatty Associates was the architect and Ware Malcomb served as interior designer. Brian Edgerton of NAI Hiffman represented Hanger Clinic in the lease, starting with strategic planning and site selection in February 2022. The Arbors was built between 1966 and 1981. Amenities include a fitness room, business center, small community room and package room. ROSELLE, ILL. — Industrial Outdoor Ventures (IOV) has acquired an industrial outdoor storage (IOS) property located at 160 N. Garden Ave. in Roselle. The 5.7-acre property features a 28,964-square-foot maintenance building and a 1,350-square-foot standalone office. The maintenance building features 13 drive-thru service bays and four additional drive-in doors. IOV plans to make improvements to the facility as part of a leasing initiative. With this acquisition, IOV owns seven Chicago-area assets totaling 90 acres with approximately 158,500 square feet of buildings for storage, maintenance and complementary uses. HUNTLEY, ILL. — Amsco Distributing has signed a 15,000-square-foot industrial lease at 11419 Smith Drive in the Chicago suburb of Huntley. Kevin Kaplan of Entre Commercial Realty negotiated the lease. The tenant will utilize the facility for its third-party logistics operations. The multi-tenant building is also home to Pound for Pound Fitness.
CHICAGO — Evergreen Real Estate Group, Imagine Group and KLEO Enterprises have completed Auburn Gresham Apartments, a two-building, 58-unit affordable housing community in Chicago’s Auburn Gresham neighborhood on the South Side. The project was a joint venture between developers Evergreen and Imagine, in collaboration with KLEO, the Chicago Department of Planning and Development (DPD) and the Chicago Department of Housing. The development, which won a 2020 DPD request for proposals for vacant city land at 79th and Green streets, was initially envisioned as a single building. Following three community workshops, the developers shifted more than half of the proposed units to a second city-owned site at 79th and Halsted streets. The complex now comprises a three-story building with 28 units and 5,200 square feet of retail space and a five-story building with 30 units and 3,300 square feet of commercial space. All residences are reserved for households with incomes at or below 60 percent of the area median income. Professionally managed by Evergreen, the units are approximately 75 percent leased.
