WHEATON, ILL. — Marcus & Millichap has brokered the sale of Shops of Wheaton for $7.3 million. The 79,151-square-foot retail center is located at 1101 Butterfield Road in Wheaton, about 25 miles west of Chicago. The property is 91 percent occupied, and anchor tenants include Anytime Fitness and Fox Bowl. Adrian Mendoza, Austin Weisenbeck and Sean Sharko of Marcus & Millichap represented the seller, a local private investor. Weisenbeck, Sharko and colleague Kevin Wiersema secured and represented the buyer, a New Jersey-based limited liability company.

CHICAGO AND MILWAUKEE — Westmount Realty Capital is partnering with a fund managed by the real estate group of Ares Management Corp. to recapitalize a 51-asset industrial portfolio totaling 6.1 million square feet in the Chicago and Milwaukee metro areas. Westmount and Ares acquired the portfolio of logistics, bulk distribution and last-mile properties from a Partners Group-Westmount joint venture. The portfolio is nearly 99 percent leased to a roster of 123 tenants. Michael Caprile of CBRE and Josh McArtor of Eastdil Secured represented the seller.
SOUTH BARRINGTON, ILL. — Star Cinema Grill has signed a 15-year lease to open a 38,000-square-foot location at The Arboretum of South Barrington in the northwest Chicago suburb of South Barrington. Star Cinema Grill is opening in space previously occupied by IPIC Theaters. Slated to open this spring, the movie theater will offer an extensive menu and full-service bar. Mike Zucker, managing partner of Peak Properties LLC, was named receiver of the 480,000-square-foot shopping center in late 2020. Madeline Wheeler of JLL represented Peak, while Kristen Barker of Wulfe & Co. represented Star Cinema Grill. Cory Born of JLL serves as the general manager of the shopping center.
CRYSTAL LAKE, ILL. — Associated Bank has arranged a $36.8 million loan for the acquisition and expansion of Oakbrook Estates in Crystal Lake, about 45 miles northwest of Chicago. The age-restricted manufactured housing community includes 300 homes. The sale includes excess land on which another 114 homes will be built. Associated Bank served as lead arranger and administrative agent, working with Great Southern Bank. Edward Notz of Associated Bank handled the loan arrangements and closing. The borrower was a partnership between Marc Realty and Ravinia Communities.
SCHAUMBURG, ILL. — A joint venture between PCCP and KPR Centers has acquired Schaumburg Corners, a 160,301-square-foot shopping center in the Chicago suburb of Schaumburg. The purchase price was undisclosed. Anchored by Amazon Fresh, the fully leased property is also home to Bob’s Furniture, Office Depot, Petco and H Mart. Kensington Development Partners was the seller.
SHILOH, ILL. — Barber Murphy has brokered the sale of a 7,392-square-foot medical office building in Shiloh, about 20 miles east of St. Louis. The sales price was undisclosed. Barber Murphy represented the seller, Chouteau Ventures II LLC. R&R Real Properties Inc. purchased the building, which is located at 1116 Hartman Lane.
BOLINGBROOK, ILL. — Chicagoland Quad Cities Express has signed an 89,000-square-foot lease expansion at 3-9 Timber Court in the Chicago suburb of Bolingbrook. The transportation and warehousing tenant already occupies 90,000 square feet at the 320,722-square-foot property, which was built in 1993. The company will now lease 590,000 square feet in the Chicago market between its Bolingbrook and Bridgeview locations. George Cibula of Darwin Realty/CORFAC International represented the tenant in the new lease, which begins in February. CHICAGO — Co-developers Time Equities Inc., JK Equities and Oak Capitals plan to soon begin vertical construction for 1000M, a 73-story apartment high-rise in Chicago’s South Loop district. Named for its address (1000 S. Michigan Ave.), 1000M will stand 788 feet tall upon completion in 2025, making it one of the tallest apartment towers in Chicago. 1000M was originally conceived as a for-sale condominium tower but during a pause in construction during the COVID-19 pandemic, the co-developers decided to reposition the asset as a rental residential tower. Construction recommenced following a $304.5 million loan from Goldman Sachs and Deutsche Bank Wealth Management, according to various media outlets. The 738-unit apartment tower will offer residences ranging from studios to three-bedroom penthouse units. The development will also feature a golf simulator room, outdoor swimming pool with cabanas, a cookout area and a full-service 73rd floor bar and lounge offering views of the Chicago skyline. In addition, a 325-car parking garage will be concealed behind the apartments. Nearby attractions and venues include Grant Park, Lake Michigan, Soldier Field & Museum, Humboldt Park Formal Gardens, Columbia College Chicago, Hilton Chicago and Trader Joe’s. CHICAGO — ML Realty Partners has acquired a 1 million-square-foot industrial portfolio in metro Chicago for an undisclosed price. The portfolio consists of 15 buildings within the I-55 corridor, Central DuPage, Lake County and O’Hare submarkets. The transaction also includes five shovel-ready land sites totaling 40 acres in the I-55 corridor and an additional five acres in Lake County. Jeff Devine, Steve Disse and Mike Senner of Colliers represented the undisclosed seller.
CHICAGO — Development firm Optima Inc. has begun pre-leasing Optima Lakeview, a 198-unit luxury apartment community in Chicago’s Lakeview neighborhood. Located at 3478 N. Broadway St., the project includes 14,000 square feet of street-level retail space. First move-ins are scheduled for April. David Hovey Sr., Optima’s CEO and founder, designed the project, while Optima’s in-house construction team served as general contractor. Units average 1,053 square feet, and monthly rents start at $2,400. Optima Lakeview features 40,000 square feet of amenities, including a rooftop sky deck, heated pool, grilling stations, basketball court, sports lounge, golf simulator, fitness center, yoga room, sauna, dog park, children’s play area, game room and chef’s kitchen. Work-from-home amenities include two conference spaces, a business center and several indoor and outdoor seating areas.
