GLEN ELLYN, ILL. — Summit Design + Build has begun renovations on the historic clubhouse at the Glen Oak Country Club in the western Chicago suburb of Glen Ellyn. Established in 1911, the private club features an 18-hole golf course, a two-story sports complex, multiple dining areas, a skeet and trap shooting lodge and a swimming pool. The two-story, 45,597-square-foot clubhouse will undergo a complex remodel, including renovations of the dining areas, kitchen, offices, restrooms, the addition of new indoor/outdoor dining areas, a new indoor/outdoor bar and a lobby addition with a new grand staircase and elevator, as well as exterior improvements. Chipman Design Architecture Inc. is the project architect, and CBRE is the owner’s representative. Completion is slated for late summer 2025.

CHICAGO — Urban Innovations has completed a 15,000-square-foot office build-out for Metropolitan Peace Initiatives at 2100 S. Morgan St. in Chicago’s Pilsen neighborhood. The new space houses private and open offices, training rooms, meditation rooms and a kitchen for the Metropolitan Peace Academy, which provides counseling, training and mediation to help prevent street violence in the city. The office also includes a podcast room and 2,000-square-foot gym. Metropolitan Peace Initiatives, a division of Metropolitan Family Services, moved from a previous location. Owned by Pilsen Metropolis LLC, the building was constructed in 1940 and renovated in 2019. Wright & Co. designed the space for the tenant, with MAI Architects working as the building architect. Baum Realty represented ownership, and CBRE represented the tenant in the lease.

MICHIGAN, MINNESOTA, INDIANA, ILLINOIS, WISCONSIN AND IOWA — JLL Capital Markets has brokered the sale of a 41-property Napa Auto Parts retail portfolio in the Midwest for $70.2 million. The net-leased assets total 342,986 square feet and are located in Michigan, Minnesota, Indiana, Illinois, Wisconsin and Iowa. There are roughly 18.5 years of weighted average lease term remaining. Alex Sharrin, Jaime Fink, Marcus Pitts and Matt Hazelton of JLL represented the undisclosed buyer and seller. According to JLL, the portfolio bolsters the buyer’s strong foothold in the auto repair and parts industry.

MUNDELEIN, ILL. — Synergy Construction Group has completed Station 250, a 166-unit luxury apartment complex in the Chicago suburb of Mundelein. Synergy served as developer and general contractor, and Ware Malcomb provided architecture, interior design and full site planning services for the transit-oriented project. The four-story development is located next to the Mundelein Village Hall and adjacent to the local Metra rail station. Station 250 features an outdoor pool and 10,700 square feet of indoor amenities, including a coffee bar reception area, fitness center, yoga room, sauna, golf simulator room and coworking lounge.

CHICAGO — The Chicago Department of Aviation (CDA) has signed a 99,421-square-foot office lease at U.S. Cellular Plaza in Chicago. Jonathon Connor, Francis Prock and Jason Simon of Colliers represented the landlord, FCA Partners. The office property totals 637,000 square feet across three buildings. The CDA will occupy floors five through nine in the 8420 building and is relocating from a facility on the O’Hare airport grounds effective immediately. FCA has owned the property debt-free since 2011 and recently completed a $15 million capital improvement campaign. Fred Ishler of Avison Young represented CDA.

CHICAGO — Skender has completed interior construction of the new 35,000-square-foot headquarters for architectural firm SCB in Chicago. The company relocated from 625 North Michigan to the historic AMA Plaza building, which was designed by famed architect Ludwig Mies van der Rohe. SCB designed its new space on the 25th floor that features a mix of open office, conference rooms, collaboration spaces, a café, library and private executive offices. The build-out also features a shop that enables the firm to create design models for client presentations. A custom 3D model wall in the lobby highlights SCB’s impact on the city’s skyline. The project team also included Syska Hennessy Group as the engineer and JLL as owner’s representative.

MINOOKA, ILL. — MDH Partners has purchased Minooka Interstate Logistics Portfolio, a 2.2 million-square-foot industrial portfolio in Minooka, about 60 miles outside Chicago. The purchase price was undisclosed. The portfolio is comprised of three Class A facilities that are fully leased. Houston Hawley of MDH Partners sourced the deal. Adam Tyler, Jim Carpenter and Mike Tenteris of Cushman & Wakefield represented the undisclosed seller. The building at 200 International Parkway South totals 473,280 square feet and is fully leased to BMW of North America, which utilizes the facility to service hundreds of dealerships located between Colorado and Michigan. The building at 1460 Cargo Court is 705,661 square feet and is fully leased to Kellanova, which distributes Kellogg’s global snacks and international cereals. The 1 million-square-foot facility at 6225 E. Minnoka Road is fully leased by WK Kellogg, which distributes Kellogg’s U.S. breakfast cereals and is the largest distribution center for WK Kellogg in the Midwest. The buildings were constructed in 2002 and 2008.

ST. CHARLES, ILL. — Marquette Cos. has acquired Ascend St. Charles, a 400-unit apartment community in the western Chicago suburb of St. Charles. The seller and sales price were undisclosed. Located at 100 Lakeside Drive, the property offers a mix of one-, two- and three-bedroom units with monthly rents starting around $1,600. Amenities include a 4,838-square-foot clubhouse that was recently renovated and includes remote workspaces, an upgraded fitness center, a residents’ lounge and game room, swimming pool and sundeck. Marquette plans to reposition the property by renovating residences with modern finishes and adding upgrades to the clubhouse and amenities.

CHICAGO AND MILWAUKEE — Berkadia has arranged the sale of three upscale senior living communities offering assisted living and memory care services in the Chicago and Milwaukee metropolitan areas. Heartis of Orland Park in suburban Chicago features 96 assisted living and memory care units. Opened in 2018, the property is the newest majority assisted living community in the Southwest Cook County submarket. Heartis Village Brookfield and Heartis Village North Shore, located in Brookfield and Glendale, Wis., opened in 2019 and total 210 assisted living and memory care units. Ross Sanders, Dave Fasano, Cody Tremper and Mike Garbers of Berkadia arranged the sale on behalf of the seller, a joint venture between Dallas-based Caddis Partners and a private equity real estate fund. A publicly traded REIT was the buyer.

CHICAGO — Summit Design + Build has broken ground on 537 W. Drummond, a seven-story apartment building with 84 market-rate units in Chicago’s Lincoln Park neighborhood. The 80-foot-tall development will feature a fitness room, conference and coworking spaces, 84 bike parking spaces and 52 car parking spaces. The project site is the historic Covent Theater, which was situated behind the Covent Hotel. Moyer Properties is the developer, ParkFowler Plus is the architect, Catapult Real Estate Solutions is the owner’s representative, Cross Street is the broker and Principal Asset Management provided construction financing. A timeline for completion was not provided.
