ST. CHARLES, ILL. — Lee & Associates has negotiated the sale of two buildings in St. Charles for undisclosed prices. The first was a 5,100-square-foot office building located on School Road. Jay Farnam of Lee & Associates represented the buyer, AMI Group Inc. The second transaction was the sale of a 13,250-square-foot industrial building located at 2541 DuKane Drive. Mike Androwich Jr. of Lee & Associates represented the buyer, El Milagro.

ALGONQUIN, ILL. — SVN | Chicago Commercial has brokered the sale of a 7,549-square-foot restaurant property in Algonquin for $1.1 million. The freestanding building is located at 2561 County Line Road. Tim Rasmussen and Olivia Czyzynski of SVN brokered the transaction. The buyer, an operator of Mexican restaurants, plans to open a casual Mexican concept, according to Rasmussen.

CHICAGO — Marcus & Millichap has arranged the $1.1 million sale of two apartment buildings spanning 25 units in Chicago’s Chatham neighborhood. The buildings are located at 700 E. 81st St. and 8055 S. Langley Ave. James Ziegler and KJ Zelenika of Marcus & Millichap marketed the properties on behalf of the seller. The pair also represented the buyer.

LOCKPORT, ILL. — Marcus & Millichap has brokered the sale of a new-construction, 7,749-square-foot retail property in Lockport for $4.2 million. Located on West 159th Street, the property is home to Aspen Dental and Panera Bread. Aspen Dental has a new 10-year lease while Panera Bread has a new 15-year lease. Austin Weisenbeck, Barry Wolfe, Glen Kunofsky and Sean Sharko of Marcus & Millichap marketed the property on behalf of the undisclosed seller. An out-of-state buyer completed a 1031 tax-deferred exchange.

ELK GROVE VILLAGE AND FRANKLIN PARK, ILL. — Stream Realty Partners has been retained to manage two new Class A industrial properties in suburban Chicago from Principal Real Estate Investors on behalf of an institutional client. The first is a 133,000-square-foot building in Elk Grove Village. Completed in December, the facility is situated on 6.5 acres. Seko Worldwide and Gran Quartz occupy the property, which features 20 exterior docks and a clear height of 32 feet. The second is a 400,370-square-foot building in Franklin Park. Completed in May, the facility is currently available for lease. Situated on 20 acres, it offers 79 exterior docks and a clear height of 36 feet.

OAKBROOK TERRACE, ILL. — Kimco Realty Corp. has sold a 176,164-square-foot retail property in Oakbrook Terrace for $21 million. Known as 22nd Street Plaza, the shopping center is fully leased to retailers such as Home Depot, Party City and Big Lots. Restaurants Twin Peaks and Naf Naf Grill are located on the site as well. The property includes 850 parking spaces. George Good and Christian Williams of CBRE represented Kimco in the sale. A California-based private investor purchased the asset.

CHICAGO — Audit, tax and consulting firm RSM has expanded its footprint to 165,323 square feet within CME Center in Chicago. The property, located on South Wacker, is now 95 percent occupied. CME Center consists of two 40-story office towers connected by a 10-story center structure. The property totals 2.3 million square feet. Completed in phases during the 1980s, the asset was recently redeveloped with redesigned lobbies and common area enhancements. Tishman Speyer owns the property. Joe Gordon and Justin Lewis of Tishman Speyer represented ownership in the lease transaction with RSM. Rick Schuham of Savills represented RSM, which has 10,000 employees in 86 offices across the United States.

MOUNT PROSPECT, ILL. — Avison Young has negotiated the sale of a 182,298-square-foot industrial portfolio in Mount Prospect for an undisclosed price. The two-building portfolio was 90 percent leased at the time of sale. The properties are situated on 8.2 acres at 1900-2000 Carboy Drive. Erik Foster, Mike Wilson, Chris Lydon and Chris Tecu of Avison Young represented the owner, Brennan Investment Group. San Francisco-based Glen Una Management Co. purchased the buildings.

CRYSTAL LAKE, Ill. — Skender has broken ground on Residences of Crystal Lake, an independent living community in Crystal Lake, approximately 45 miles northwest of Chicago. Turnstone Development is leading the project. The three-story, 63,000-square-foot facility will offer 60 affordable units for seniors, and includes 5 ADA-accessible units, 12 adaptable units and two sensory units. Other project partners include design firm UrbanWorks, civil engineering firm GroundWork Ltd. and owner’s representative DKI Inc. The community is scheduled for completion in March 2020.

URBANA, ILL. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of the Champaign County Nursing Home in Urbana for $11 million. The skilled nursing facility includes 243 beds. Joshua Jandris, Mark Myers and Matthew Andriano of IPA represented the seller, Champaign County. The team also procured the buyer, University Rehab Real Estate LLC.
