CHICAGO — CBRE has negotiated a new headquarters lease for Energize Capital, a Chicago-based investor in climate solutions. The firm is expanding and will occupy 11,070 square feet at 1 South Wacker Drive, more than doubling its footprint within Chicago’s Loop. Brad Serot and Bill Sheehy of CBRE represented Energize Capital, which is relocating within its current building. The tenant has outgrown the spec suite that it has occupied since October 2021. The new space will accommodate a headcount of more than 60, enabling the firm to continue its growth trajectory and more than double its current number of full-time employees. The 40-story property has undergone a complete lobby renovation and includes amenities such as a full-service health club and rooftop deck.

PRCP, Synergy Break Ground on Mixed-Use Redevelopment of Yorktown Center Mall in Suburban Chicago

LOMBARD, ILL. — A joint venture between Pacific Retail Capital Partners (PRCP) and Synergy Construction Group has broken ground on the mixed-use redevelopment of Yorktown Center, an enclosed regional mall located in the Chicago suburb of Lombard. The 1.2 million-square-foot mall opened its doors in October 1968. The 130-acre property is currently home to over 170 stores and restaurants, including anchors Von Maur and JCPenney. The joint venture acquired a 217,887-square-foot anchor building at the site that was formerly occupied by Carson Pirie Scott in fall 2022. The property will be demolished to make way for Phase I of the redevelopment, which will include a community park dubbed The Square, 600 residential units and thousands of square feet of new, exterior-facing shops and restaurants. The Square will feature a children’s play area, entertainment stage, dog park and fitness area. New retail space will be occupied by tenants including The Fresh Market, Tapville Social, Empire Burgers + Brew, Dave & Buster’s and Ancho & Agave, among others. PHILADELPHIA — Philadelphia-based Alterra IOS has acquired seven industrial outdoor storage (IOS) sites totaling 23 usable acres largely in the Midwest region. The purchase price was undisclosed. The sites are fully leased to a national telecommunications and broadband network company. Each parcel is located across metro areas in Dallas, Minneapolis, Indianapolis, Chicago, Nashville, Cleveland and St. Louis. Specifically, the properties are located in Haslet, Texas; Osseo, Minn.; Indianapolis; Frankfort, Ill.; La Vergne, Tenn.; Avon, Ohio; and St. Peters, Mo. All of the assets in the portfolio are located near city downtowns, interstate highways, international airports and rail networks. CRE Advising facilitated the acquisition.
SOUTH ELGIN, ILL. — JLL Capital Markets has brokered the sale of South Elgin Commons, a 94,508-square-foot retail center in South Elgin. The sales price was undisclosed. Built in 2011 and partially renovated in 2021 and 2024, the property is fully leased. Anchor tenants include Advocate Health Care, T.J. Maxx and Ross Dress for Less. Michael Nieder and Keely Polczynski of JLL represented the seller, PMAT Real Estate Investments. The buyer was L2 Partners LLC.
CHICAGO — Skender has completed construction of a 38,000-square-foot expansion for the Greater Chicago Food Depository, a nonprofit anti-hunger organization that provides food for families and individuals experiencing food insecurity. The expanded prepared meals center, located at 4100 W. Ann Lurie Place, was completed seven weeks ahead of schedule and has enabled the food bank to increase its capacity to distribute up to 10,000 meals per day. The project added a commercial kitchen for meal preparation, cold storage spaces, a new lobby and 11.5 acres of site work with parking for volunteers and guests. Skender also coordinated and facilitated the installation of a singular Hydroponic Container Farming Unit, which enables the food depository to grow its own fresh herbs. The development has received LEED Silver certification. The project team included JLL as owner’s representative, Partners by Design as architect, V3 Cos. as civil engineer, Buro Happold as structural engineer, Salas O’Brien as mechanical engineer and PM&E Partners as food processing engineer.
LOMBARD, ILL. — SVN Chicago Commercial has brokered the sale of a seven-unit multifamily property in the Chicago suburb of Lombard for $1.2 million. The sales price marked one of the highest price-per-door transactions in Lombard to date, according to SVN. The 5,950-square-foot property is located at 143 E. Grove St. Joe Connelly of SVN represented the seller, while David Szymanowski of SVN represented the all-cash buyer.
CAROL STREAM, ILL. — Lee & Associates has negotiated the $1.5 million sale of a 4,500-square-foot, former bank property in the Chicago suburb of Carol Stream. The freestanding building at 1275 N. County Farm Road features six drive-thru lanes. Rick Scardino of Lee & Associates represented the buyer, Universal Metro Asian Services, which plans to relocate to the facility and utilize it for adult daycare services. VERNON HILLS, ILL. — Vic Gulati, a Kiddie Academy franchisee, has purchased a 3.3-acre parcel at 300 N. Fairway Drive in the Chicago suburb of Vernon Hills for an undisclosed price. The property marks Gulati’s third Kiddie Academy location, following those in Arlington Heights and Mount Prospect. Kendall Graff and Grant Gary of Woodmont Co. represented Gulati in the transaction, while Brett Kroner of Cushman & Wakefield represented the seller, JRW 2002 LLC.
STREAMWOOD, ILL. — Entre Commercial Realty has negotiated the lease-up of a 22,400-square-foot logistics facility located at 30 Sangra Court in the Chicago suburb of Streamwood. Mike DeSerto and Cory Kay of Entre represented the undisclosed landlord, while @Properties represented the tenant, a local transportation company that will relocate its headquarters to the property. Built in 2019, the facility was designed specifically for transportation and fleet maintenance uses. The building features 10 docks, two drive-in doors, trench drains, air lines, ample trailer parking and exposure along US Highway 20.
ROSEMONT, ILL. — Bradford Allen Hospitality has begun a $25 million renovation of its Hyatt Rosemont Chicago O’Hare hotel to transform it into a Hyatt Centric full-service lifestyle hotel. The property is located at 6350 N. River Road across the street from Rivers Casino in the Chicago suburb of Rosemont. The renovations entail a full gut rehab of the property, which will result in 206 completely remodeled guest rooms, 12,000 square feet of modernized meeting space, an improved fitness center and a ballroom with capacity for up to 500 people. What was once an American eatery will be transformed into Cima, an upscale, beverage-forward restaurant with outdoor seating. Maverick Hotels & Restaurants will continue to oversee operations of the property.
