CHICAGO — M&J Wilkow has completed a $15 million renovation of a 27-story office building located at 203 N. LaSalle St. in Chicago. The LEED Platinum-certified 624,739-square-foot building has been renovated to create a new arrival experience for visitors and tenants. The lobby has been revamped to add natural light and relocate the reception desk in order to open the space. Additionally, the first-floor concourse level was modernized to create an open walkway and increase visibility for the retail tenants. Other renovations include the addition of a Wi-Fi-enabled technology lounge and conference center, including large-screen televisions and audio/visual equipment; and a state-of-the-art fitness center, in partnership with LifeStart Wellness Network, on the second floor. The fitness center is complimentary for tenants at 203 N. LaSalle after a $50 initiation fee, with additional a la carte service options and classes available. The property is currently 97 percent occupied, with STATS LLC as the newest tenant with 76,852 square feet.

ITASCA, ILL. — Mortenson Construction is relocating its headquarters to larger office space at 300 Park Blvd. in Itasca from its current location in Elk Grove Village. The company will consolidate its operations into a single space designed for continued growth at the new location. Approximately 50 executives and project support team members will occupy the new office space full time.

CHICAGO — Leopardo Cos. has completed the construction of a 265,000-square-foot retail development located at 3030 N. Broadway in Chicago’s Lakeview neighborhood. A 71,000-square-foot Mariano’s Fresh Market anchors the five-story center. Additional tenants include XSport Fitness, Starbucks Coffee and PNC Bank. The center also features two levels of parking with 266 stalls and multiple sustainable features. The development team included Gene Porto, Timothy Barrett and Seymour Taxman and the architect was Antunovich Associates.

SCHAUMBURG, ILL. — Architect Goettsch Partners and developer Clayco have opened the new North American headquarters of Swiss-based Zurich Insurance Group. Located in Schaumburg, the 783,800-square-foot office building, a large build-to-suit project, will house nearly 3,000 employees and contractors. Designed with an emphasis on communication, collaboration and wellness, the building recently received LEED Platinum certification. Additional project members include JLL, CannonDesign, WSP/Halvorson and Partners, Hoerr Schaudt Landscape Architects and V3 Cos.

HANOVER PARK, ILL. — Kinzie Builders, a division of Kinzie Real Estate Group, has been retained by developer Aman Living LLC as general contractor for Verandah, a $40 million master-planned community with assisted living and memory care components in Hanover Park. Kinzie is expected to break ground on the age-restricted community ithis fall. Located on Irving Park Road, the community will include for-sale. two-story townhomes and single-level villas and condominiums to buyers age 55 and above. All home options offer independent living units, while the condominium building also includes assisted living studios. On-site community amenities will include a community room, fitness center and theater, community-wide walking paths and lush landscaping. The community is scheduled for completion in 2018, with pre-sales for the townhomes and condominiums beginning next year.

NAPERVILLE, ILL. — Inland Private Capital Corp., through its subsidiary that serves as asset manager, has facilitated the sale of Freedom Commons, located at 1703-1847 Freedom Drive in Naperville, for an undisclosed sum. The 81,760-square-foot retail center is occupied by a variety of tenants, including AthletiCo Physical Therapy, Maggiano’s Little Italy, Morton’s the Steakhouse and Old Town Pour House. The name of the buyer was not released.

BUFFALO GROVE, ILL. — Darwin Realty has brokered the sale of a 53,289-square-foot office/industrial property located at 1500 Busch Parkway in Buffalo Grove. JJS Properties sold the property to Knipex Tools for an undisclosed price. The buyer, the North American sales and marketing organization for the German hand-tool manufacturer, plans to relocate its operations from Arlington Heights, Ill., to the facility. Dan Predergast and Adam Haefner of Darwin Realty represented the seller, while Brian Hellgeth of Brian Properties represented the buyer in the transaction.

CHICAGO — Summit Design + Build, serving as general contractor, has broken ground on XS Tennis and Education Foundation’s XS Tennis Village, a state-of-the-art athletic and academic facility in Chicago’s Washington Park neighborhood. Situated on 14 acres at 510 S. State St., the 316,650-square-foot project will feature 110,000 square feet of indoor space, including 12 full-size tennis courts, four mini tennis courts, locker rooms, offices, players’ lounge and an 8,100-square-foot fitness center with a basketball court and sprinting lane. The complex’s 206,650 square feet of outdoor space will feature 15 full-size tennis courts (four clay and 11 hard surface), three stadium courts, two basketball courts and a 150-meter running track. Williams Architects is providing architectural services for the project.

WEST DUNDEE, ILL. — Realty Metrix Commercial has arranged the sale of 1 Great Care Wash, located at 555 Willow Lane in West Dundee. LMK LLC sold the asset to Abraham Property Management LLC for an undisclosed price. The 4,167-square-foot, six-bay touchless car wash features two automatic and four service bays. The buyer plans to self manage the family-owned business. Dave Schmidt and Linda Kost of Realty Metrix Commercial represented the seller and buyer in the deal. Wells Fargo Bank provided financing for the acquisition.

OAK BROOK, ILL. — Ryan Cos. has begun demolition work on an 11-acre parcel in the eastern portion of Oak Brook to make way for a multi-building office/medical campus. Construction will begin in 2017. In February 2016, Ryan acquired the parcel adjacent to I-88/I-294 with frontage along the western side of York Road. Site demolition will be completed in two phases. In the first phase, the existing 203,000-square-foot industrial building will be demolished. Ryan will resume demolition of the foundations and parking lots in spring 2017 as part of new building construction. The company is also providing development, design-build and real estate management services. NAI Hiffman is the broker and marketing representative for the project, and Wright Heerema Architects is providing architectural services.
