CHICAGO — Thor Equities has acquired a 6,500-square-foot mixed-use building in Chicago. West Loop Orthopedics sold the property, located at 1229 W. Randolph St. in the Fulton Market district, for $1.9 million. The two-story building consists of 3,250 square feet of vacant ground-floor retail space and 3,250 square feet of loft office space occupied by West Loop Orthopedics. The building was constructed in 1883. Joseph Goodman of Terraco Co. represented all parties in the transaction.

BOURBONNAIS, ILL. — The Silver Group has arranged the sale of a retail building net leased to Jiffy Lube in Bourbonnais, approximately 60 miles southwest of Chicago, for an undisclosed price. McRanCo LLC sold the property to a private limited liability company completing a 1033 tax-deferred exchange. Heartland Automotive Services, the largest Jiffy Lube operator in the nation, manages the 2,000-square-foot property located at 598 William Latham Drive. The tenant has occupied the building for over 15 years and recently signed an additional 15-year, triple net lease. The Silver Group was the sole broker in the exchange.

DevLinks LTD will relocate its headquarters operation to the facility at 3933 N. Ventura Drive. Jonathan Kohn and Brendan Green of Colliers International represented the owner, Bristol Group Inc. MOUNT PROSPECT, ILL. — Avison Young has completed a long-term, 73,000-square-foot lease renewal for Fromm International. The company, which markets supplies to the professional beauty industry, will occupy industrial space at 603 Demster St. in Mount Prospect, approximately 25 miles northwest of Chicago. The facility is located within the Briarwood Business Center, a two-building, 460,000-square-foot complex that is situated on 14 acres. Constructed in 2006, the buildings feature 30-foot clear heights, two drive-in doors each and 196 combined parking spaces. CHICAGO — MB Real Estate Services Inc. has arranged an 11,000-square-foot lease expansion at 205-225 N. Michigan Ave. in Chicago for Intouch Solutions. The company, a Kansas City-based pharmaceutical marketing agency, has occupied space at Michigan Plaza since 2012. This is the third expansion for Intouch Solutions within the building. Michigan Plaza is a Class A, two-building property that totals 2 million square feet. The plaza is 88 percent occupied. Fujikawa Johnson & Associates designed the complex, which is comprised of a 44-story tower and a 25-story tower. Building amenities include a 10,000-square-foot fitness center, a 4,000-square-foot conference center and an emergency child care facility. CHICAGO — Sedgwick Properties has broken ground on a 60-unit luxury apartment building in Chicago’s Old Town neighborhood. The seven-story building is slated for completion in the spring of 2017. The apartment property will be located at 1325 N. Wells St. and offer one-, two- and three-bedroom units that will range from 601 square feet to 1,400 square feet. Unit amenities will include custom cabinetry, quartz countertops, stainless steel appliances, plank flooring, in-unit washers and dryers and private balconies. Apartment amenities will include a rooftop plaza and pool, outdoor kitchen, fire pit, fitness center, community room, demonstration kitchen, bicycle storage, heated parking and valet dry cleaning service. The development will also include 1,800 square feet of ground-floor retail space.

GLENDALE HEIGHTS, ILL. — Transwestern has brokered the purchase of a 105,000-square-foot industrial property in Glendale Heights, approximately 30 miles west of Chicago. Clear Heights Properties LLC purchased the property from a private investor for an undisclosed amount. This facility is located at 2000 Bloomingdale Road and was constructed in 1980. The buyer plans to upgrade the roof, building exterior and adjacent parking lot. An 8,343-square-foot space within the building is still vacant. Justin Lerner and Joe Karmin of Transwestern represented the buyer in the transaction.

GURNEE, ILL. — Avison Young has arranged a 213,000-square-foot lease for Handi-foil in Gurnee, approximately 40 miles northwest of Chicago. The building, located at 5650 CenterPoint Court, sits inside the Grand Tri-State Business Park. Built in 2005, the property features 32-foot clear heights and 9,800 square feet of office space. The building will be an expansion for Handi-foil, a manufacturer of recyclable aluminum products, based in Wheeling, Ill. ITASCA, ILL. — M&R Development has entered into a joint venture with Hamilton Partners and Murphy O’Brien to develop a 297-unit luxury rental community in Itasca, approximately 28 miles northwest of Chicago. The Residences at Hamilton Lakes will be situated adjacent to the Hamilton Lakes Business Park. The project will offer a mix of studio, one- and two-bedroom apartments. The Residences at Hamilton Lakes will consist of three four-story buildings on 10.7 acres. The joint venture will break ground on the project this spring and complete the development in the fall of 2017. Amenities at the complex will include a clubhouse, outdoor pool, steam and sauna room, media room, fitness facility, business center and event space.

WEST CHICAGO, ILL. — CenterPoint Properties will develop a 250,575-sqaure-foot expansion for DS Containers Inc. at the DuPage Business Center in West Chicago. The expansion will bring the building to 550,853 square feet. The build-to-suit project will increase the building office space to 25,183 square feet and create 22 exterior dock doors and 139 car parking spaces across 25 acres. The new space will house DS Containers’ manufacturing operations.
