GLENVIEW, ILL. — I.M. Construction Group has completed a 40,000-square-foot build-out for Dreamworks Graphics Communications in Glenview. The property is located at 2323 Ravine Way. Dreamworks is a print solutions company that provides offset, UV and lenticular printing. The firm is relocating its presses to this location from its current facility in Skokie, Ill. The build-out included the construction of a pre-press room and printing control room. IMCG also built-out office space with private offices and open work areas as well as completed all necessary electrical work, painting and finishes throughout. IMCG provided the construction services for the relocation along with Nomellini and Project Manager Kent Nepras leading the construction team. Angelo Christopher served as the project superintendent. Gensberg Ltd. provided the architectural services.

CHICAGO —Leopardo Cos. has completed a multiphase project for the Illinois College of Optometry, an optometric institution. The 28,000-square-foot interior renovation included modernizing aspects of an existing library and converting administrative space to make room for a new elderly eye care center. The library renovations added individual study areas, administrative and academic offices, as well as high-tech conference and student study rooms. The Alfred and Sarah Rosenbloom Center on Vision and Aging is a new elderly eye care facility to be used by the Illinois Eye Institute, a non-profit eye clinic providing eye care, outreach programs and research. Leopardo served as general contractor on the project. Chicago-based architect Jensen & Halstead provide architectural services.

CHICAGO — Essex Realty Group has brokered the $7.6 million sale of 3808-16 N. Sheffield Ave. in Chicago. The 31-unit courtyard building is located in Chicago’s Lakeview neighborhood. The building was converted to condominiums in 2008. Doug Imber and Kate Varde of Essex Realty represented the undisclosed seller and buyer.

CHICAGO — Los Angeles-based Thorofare Capital has funded a $5.4 million bridge loan for Cedar Street Capital’s acquisition of 1144 W. Fulton Market Street in the Fulton Market district of Chicago. The financing included a $4.5 million A-note and an $804,000 B-note, which represents nearly 80 percent of the total capital stack. The office property is located at 351 N. May St. and includes 32 parking spaces. The 27,689-square-foot loft building was originally built in the mid-1920s. The property is 78.5 percent occupied.

Ary Trucking LLC will occupy space within a 14,000-square-foot building located at 401 Frontier Way. Forest Envelope Co., a manufacturer and printer of specialty envelope products, will occupy space located at 309 East Crossroads Parkway. The fully air conditioned facility is located near the interchange of Bolingbrook Drive and I-55, and is just west of I-355. Forest Envelope Co. is relocating its operations from its current 23,000-square-foot building in Lisle, Ill. Timothy Thompson of HSA Commercial Real Estate represented building ownership. FISHERS, IND. — Brixx Wood Fired Pizza has opened as the anchor tenant of The Depot at Nickel Plate, a mixed-use development in Fishers. Brixx occupies the 3,824 square feet of retail space, with an additional outdoor dining patio, on the southeast corner of Municipal Drive and 116th Street. Brixx serves wood-fired pizzas cooked in brick ovens, salads, pastas and sandwiches, and offers 24 local and national craft beers on tap and 14 wines by the glass. The Depot at Nickel Plate features 242 units and 17,000 square feet of retail space. First units became available in December, with construction to be completed in April. The Depot also includes approximately 430 structured parking spaces.

ALSIP, ILL. — Walker & Dunlop has arranged a $19 million loan to refinance a 575,000-square-foot light manufacturing warehouse facility in Alsip, 20 miles south of Chicago. The property includes two structures, a single-tenant 250,000-square-foot warehouse/light manufacturing space occupied by Crown Cork & Seal; and a multi-tenant 325,000-square-foot, two-story office building, which is occupied by Crown Cork & Seal Plastipak and GC America. The property was built in 1971. John Pantone led the Walker & Dunlop team that originated the CMBS loan for the borrower, Patriot Equities. The loan was structured on a 10-year term with a 4.8 percent interest rate. Walker & Dunlop Commercial Property Funding provided the loan.

CHICAGO — Summit Design + Build has completed an indoor rock climbing facility for Brooklyn Boulders at 100 S. Morgan in Chicago’s West Loop neighborhood. Brooklyn Boulders designs, builds and operates hybrid rock climbing facilities. The new 25,000-square-foot facility required the renovation and build-out of an existing building. The project included the removal of the existing 25-foot roof and the addition of a new 55-foot roof to accommodate the construction of a mezzanine and climbing walls, which span from floor to ceiling in the south building. The north building includes a climbing terrain, shared office space, a fitness studio, event space and café. Other amenities include locker rooms, showers and a customer lounge. The project was designed by Chris Ryan, the chief development officer of Brooklyn Boulders Chicago, and Massachusetts-based Arrowstreet Architecture & Design.
