ROSEMONT, ILL. — McShane Construction Co. has completed The Shops and Lofts at 47, a mixed-use development. The development sits on a three-acre parcel at 747 East 47th St. in Chicago’s Bronzeville neighborhood. The Shops and Lofts at 47 spans 202,000 square feet and is anchored by a 41,000-square-foot Walmart Neighborhood Market. It also includes 96 apartments in one-, two- and three-bedroom layouts.

CREST HILL, ILL. — Marcus & Millichap has arranged the sale of 1473 N. Rock Run Drive, a 12-unit apartment complex in Crest Hill, for $802,500. Ryan D. Engle, Andrean Angelov and Adam Fortino of Marcus & Millichap’s Chicago Oak Brook office marketed the property on behalf of the seller, a limited liability company. Engle, Angelov and Fortino also represented the buyer, a limited liability company. The property consists of four one-bedroom units and eight two-bedroom units measuring between 700 and 800 square feet.

WARRENVILLE, ILL. — Reed Construction will build a new Gamma Knife Radiosurgery Center for Cadence Cancer Center in Warrenville, approximately 31 miles west of Chicago. The project will feature a two-story, ground-up addition to the existing facility to create a new, state-of-the-art advanced radiation treatment center for adults and children. The 11,268-square-foot build-out will include the addition of multiple offices, post/pre operation rooms, a nurses’ station and conference room. The property is located at 4405 Weaver Pkwy. Scott Pickands and Cy Rangel will lead Reed’s construction team, which includes Jack Sbertoli and Jim Blake. RTKL is providing architectural services. The project is scheduled for completion in March 2015.

FAIRVIEW HEIGHTS, ILL. — IMPACT Strategies has completed construction of a HomeGoods store in Fairview Heights. The 24,000-square-foot store is located at U.S. Highway 159 across from St. Claire Square in the new Fairview City Centre. MCG Architecture of Cleveland designed the store. Since August 2013, IMPACT Strategies has built nearly 112,000-square-feet of new retail space as part of Fairview City Centre for retailers including Sports Authority, Petco, OfficeMax and Fresh Thyme Farmers Market. In phase I, IMPACT demolished the existing structure, which formerly housed a Kmart and other retailers. In spring 2014, IMPACT began phase II of construction, which included building Fresh Thyme and the space for the center’s fifth tenant, HomeGoods. Kimco Realty Corp. owns the shopping center.

ROLLING MEADOWS, ILL. — MB Real Estate has arranged a 105,437-square-foot lease renewal for the headquarters of Komatsu America Corp. in Rolling Meadows. Komatsu America Corp. will occupy space located within Continental Tower I at 1701 Golf Road in the Northwest suburb of Chicago. The company is a U.S. subsidiary of Komatsu Ltd., a manufacturer and supplier of earth-moving equipment, consisting of construction, mining and compact construction equipment. The firm operates its U.S. headquarters from the Rolling Meadows location. The company maintains a world headquarters in Tokyo, as well as locations in more than 150 countries. Michael Hull of MB Real Estate represented Komatsu America Corp. in the lease renewal. Dave Trumpy of GlenStar Properties represented ownership.

LINCOLNWOOD, ILL. — The Missner Group has renovated a 15,500-square-foot building into a new medical office for the Illinois Bone & Joint Institute (IBJI) in Lincolnwood. The property is located at 6540 N. Lincoln Ave. A former auto dealership, the new medical clinic features private offices, meeting and conference rooms, medical exam rooms, physical and occupational therapy facilities, X-ray suites and medical storage space. Debb Kosich LLC was the developer for the project. Glen Missner, Drue Stoehr, Uros Stojakovic and Len Corso led the construction team for The Missner Group. Stephen Rankin & Associates provided architectural services. IBJI specializes in the diagnosis, treatment and management of injuries and diseases of the musculoskeletal system. This was The Missner Group’s fourth project for IBJI. Additional projects were completed in Chicago, Des Plaines and Wilmette.

NAPERVILLE, ILL. — The Connor Group has acquired a 321-unit luxury apartment community in Naperville for $61.8 million. Glenmuir is located approximately 40 miles west of downtown Chicago. The property includes three lakes and a resort-style pool and spa. Apartment units feature townhome-style entries, fireplaces and gourmet kitchens. The Connor Group purchased the property from Glenmuir Acquisitions LLC. The Connor Group owns more than $1.6 billion in assets. In addition to the Chicago acquisition, it owns and operates communities in Atlanta, Austin, Charlotte, Cincinnati, Columbus, Dallas, Dayton, Nashville and Raleigh-Durham.

CHICAGO — The Boulder Group has arranged the $5.1 million sale of a single-tenant Bank of America property in Chicago. The building is located at 4200 S. Ashland Ave. and features five drive-thru lanes and 44 designated parking spaces. There are 10 years remaining on the Bank of America lease, which expires Oct. 31, 2024. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller, a Midwest-based real estate developer. A Canadian-based investor purchased the property.

CHICAGO — Capital One Multifamily Finance has provided a $21.4 million fixed-rate, HUD 232/223(f) loan to refinance a 186-bed skilled nursing facility in Chicago. The borrowers are operators who have assembled an extensive portfolio of skilled nursing facilities in the Midwest over the last decade. Joshua Rosen, who leads Capital One’s agency healthcare lending from the company’s Chicago office, originated the transaction for the borrowers. The 35-year loan is nonrecourse and fully assumable.

HUNTLEY, ILL. — Colliers International has arranged the $5.2 million sale of a 58,400-square-foot office building in Huntley, approximately 57 miles west of Chicago. Life Spine Inc. will occupy space in the former Duo-Fast Corp. building located at 13951 S. Quality Drive. Glenview, Ill.-based Illinois Tool Works Inc. sold the two-story, 44,000-square-foot Class A office building, which it acquired in 1999. The property was built in 1997. Life Spine, a spinal implant company, outgrew its 11,000-square-foot headquarters building at 2401 W. Hassell Road in Hoffman Estates and will move to the new location before the end of the year. Ned Frank of Colliers represented the buyer, Life Spine. Jeff Janda and Jim Planey of Lee & Associates represented the seller, Illinois Tool Works.
