Morgan/Harbour Completes 20,000 SF Office Build-Out in Downers Grove, Ill.

DOWNERS GROVE, ILL. — Morgan/Harbour has completed a 20,000-square-foot office renovation for LexTech Global Services in Downers Grove. The property is located at 1431 Opus Place within the Executive Towers West I building. LexTech, an enterprise mobile app development firm, is relocating its headquarters to this property from 3080 Ogden Ave. in Lisle, Ill. The build-out included the addition of 27 private offices, large collaboration areas, six conference rooms, 15 team rooms and video conferencing rooms. Features of the new space include exposed construction ceilings, fabric panel ceilings, LED light fixtures and custom millwork throughout. Morgan/Harbour’s construction team included Ben Warriner Sr., Andy MacMillan, Noah Warriner, Marrico Crum and Tom Sawa. Newman Architecture provided architectural services for the project.

HSA Commercial Real Estate Arranges 147,625 SF Industrial Lease in Metro Chicago

AURORA, ILL. — HSA Commercial Real Estate represented Denver-based Industrial Income Trust Inc. in a long-term, 147,625-square-foot lease with Casio America Inc. at 1203 Bilter Road in Aurora, a suburb of Chicago. Casio, a manufacturer and seller of consumer electronic devices, will relocate from Glendale Heights, Ill., and will utilize the Aurora facility for its regional distribution operations. HSA Commercial developed the 294,740-square-foot Bilter Road facility in 2007 and sold the property to Industrial Income Trust Inc. as part of a $100 million portfolio sale in 2010. The facility features 30-foot clear heights and is near I-88. Andy Corken of The Modal Group represented Casio America Inc. in the lease transaction. Timothy Thompson of HSA Commercial represented Industrial Income Trust.

Mid-America Arranges 14,000 SF Retail Lease in Chicago

CHICAGO — Mid-America Real Estate Corp. has arranged a new retail lease at 4718 N. Broadway in Chicago’s Uptown neighborhood. First Ascent Climbing and Fitness will occupy 14,000 square feet on the second floor of the former Borders Bookstore building. The space will feature 10,000 square feet of bouldering walls, which range from 15 to 18 feet in height. The gym will feature yoga, weights and other fitness equipment. First Ascent is a Chicago-based community-focused climbing gym. This will be First Ascent’s second location. The other location is currently under construction in Avondale, Ill. Both facilities are expected to open this summer. Paul Bryant and Andrew Becker of Mid-America represented the landlord, Josh Mintzer of Saxony Capital, in the transaction. The tenant was self-represented.

Opus Group, USAA Real Estate Co. Arrange Lease of I-88 Gateway Logistics Center

NORTH AURORA, ILL. — The Opus Group and USAA Real Estate Co. have arranged the lease of a 604,565-square-foot warehouse building in North Aurora. Midwest Warehouse & Distribution System Inc. has signed a long-term lease agreement at the I-88 Gateway Logistics Center. Construction on the speculative industrial building was completed in October 2014. The property is located on 32 acres of land and features 32-foot clear heights, 60 docks, 103 trailer parking spaces, an ESFR sprinkler system and T5 lighting. Midwest Warehouse provides third-party logistics including warehouse and distribution services for companies across the Midwest. The company plans to move into the building during the second quarter. Opus Development Co. was the developer, Opus Design Build was the design-builder, and Opus AE Group was the architect and engineer of record for the project. USAA Real Estate Co. owns the building. Tim Thompson of HSA Commercial Real Estate represented Midwest Warehouse. Brandon Kelly and Todd Heine of Avison Young were the listing brokers.

Kenton Ave., and includes two-bedroom units. The asset includes off-street parking and on-site laundry facilities in each building. Scott Harris, Andrean Angelov and Ryan Engle of Marcus & Millichap’s Chicago Oak Brook office, represented the seller, a private investor and the buyer, a limited liability company.

BLOOMINGTON, ILL. — Carmike Cinemas Inc. has opened Ovation 10 featuring Carmike Cinemas’ new cinematic dining experience in Bloomington. The new movie theater is located at 415 Detroit Drive. The dine-in entertainment complex features 10 large, wall-to-wall screens, all-new stadium seating with accessible service buttons, a projection system, which delivers crystal-clear 2D and 3D images, as well as special services for visually and hearing-impaired guests. The complex also provides kiosks and guest services and a cocktail lounge with a full service bar.

Wimmer Transportation Signs 17,280 SF Lease at Park 355 in Woodridge, Ill.

WOODRIDGE, ILL. — HSA Commercial Real Estate has arranged a lease for Wimmer Transportation Services. The Chicago-based trucking and freight delivery company has signed a long-term lease to occupy 17,280 square feet at the newly-completed second phase of Park 355 in Woodridge. The lease is the first at the 180,480-square-foot warehouse facility located along I-355 at 2143 Internationale Pkwy. HSA Commercial, in partnership with Denver-based Industrial Income Trust Park, developed the second phase at Park 355. The property features 30-foot clear ceiling heights, frontage on I-355, an ESFR sprinkler system, 49 exterior truck docks and four drive-in doors. The new 180,480-square-foot distribution center is divisible to 17,280-square-foot suites to accommodate smaller industrial tenants. Timothy Thompson of HSA Commercial Real Estate represented ownership in the lease transaction. Josh Hearne of Cawley Chicago represented Wimmer Transportation Services.

Quantum Real Estate Advisors Brokers $4.3M Sale of Retail Building in Naperville, Ill.

NAPERVILLE, ILL. — Quantum Real Estate Advisors Inc. has brokered the $4.3 million sale of a single-tenant retail building in Naperville. The property is located at 1823 Freedom Drive. Fidelity Investments occupies the property. The site is part of the Freedom Commons mixed-use development. Tenants include Morton’s The Steakhouse, Subway, Athletico Physical Therapy, Jason’s Deli and Maggiano’s Little Italy. A real estate investor based in Scottsdale, Ariz., sold the property. A Chicago-based private real estate investor purchased the property. Chad Firsel of Quantum was the sole broker in the transaction.

Millennium Properties Brokers Sale of 61,700 SF Industrial Property in Gurnee, Ill.

GURNEE, ILL. — Millennium Properties R/E has brokered the $775,000 sale of a 61,700-square-foot industrial facility in Gurnee. The property is located at 3850 Clearview Court within the Hawthorne Industrial Center and is in close proximity to Skokie Highway and I-94. The research and development facility was a former generic drug manufacturing facility. The building includes labs and six loading docks. The bank-owned property was sold to an undisclosed investor that plans to use the facility to expand its presence in the Chicagoland area.
