Venture One Acquires 541,283 SF Industrial Portfolio in Suburban Chicago

BUFFALO GROVE, ELGIN AND ROMEOVILLE, ILL. — Venture One Real Estate, through its acquisition fund VK Industrial VI LP, has acquired a 541,283-square-foot industrial portfolio in suburban Chicago for an undisclosed price. The three-building portfolio is fully leased to five tenants. In Buffalo Grove, 351-355 Hastings Drive is a 68,735-square-foot building that was constructed in 1998. The property features a clear height of 24 feet, six exterior docks, six drive-in doors and 10,355 square feet of office space. In Elgin, 2770 Alft Lane is a 246,446-square-foot property that was built in 2015. The building features a clear height of 32 feet, 40 exterior docks, four drive-in doors and 7,423 square feet of office space. In Romeoville, 1881 Normantown Road totals 226,102 square feet and was built in 2017. The property features a clear height of 32 feet, 35 exterior docks, two drive-in doors, 3,179 square feet of office space and parking for 40 trailers. Four Biotech Tenants Sign Leases at Sterling Bay-Owned Property in Chicago

CHICAGO — Four biotech tenants have signed leases at 2430 N Halsted, a recently revamped scientific research facility owned by Sterling Bay in Chicago’s Lincoln Park. • Seq Biomarque is establishing its first location in Chicago. The company is developing a cost-effective, blood-based screening and diagnostic test for Alzheimer’s disease. • CeGaT Corp. is making its debut in the United States. Parent company CeGaT GmbH is based in Germany and works in genomics and personalized medicine. • EVOQ Therapeutics, spun out of the University of Michigan’s on-campus lab spaces, is working to reform autoimmune disease treatment with novel immunotherapies. • Cyclopure specializes in water purification and water treatment technologies. The firm has relocated and expanded its headquarters from the Illinois Science + Technology Park. Dave Gloor and Daniella Hemsley negotiated the leases for Sterling Bay on an internal basis. Lactalis Expands Office Lease to 48,000 SF in Chicago

CHICAGO — Lactalis Heritage Dairy has expanded its office lease at 540 W. Madison St. in Chicago’s West Loop by an additional 13,000 square feet. The company, which manufactures and markets brands such as Kraft Natural Cheese, Knudsen, Breakstone’s and Cracker Barrel, now occupies 48,000 square feet at the building. Lactalis Heritage Dairy is part of Lactalis USA, which is under Lactalis Group, the world’s largest dairy company that is headquartered in France. By January 2024, the Chicago office of Lactalis expects to house 230 positions, representing more than 280 percent growth in positions since the office opened in late 2021. Lactalis is working with Savills on the lease agreement and office expansion.

McHugh Construction Completes Five-Story Healthcare Facility for Howard Brown in Chicago

CHICAGO — McHugh Construction has completed a new five-story healthcare facility and medical office for Howard Brown, the Midwest’s largest LGBTQ healthcare organization, in Chicago’s Lakeview neighborhood. The property at 3501 N. Halsted St. offers primary care and dental services. The building, which features 38 exam rooms and 12 dental chairs, is expected to serve 23,000 patients per year. Eckenhoff Saunders was the architect. A two-story lobby features an open staircase that leads to the various offices, exam and consultation rooms located on the second through fifth floors. A Walgreens store and pharmacy occupies the building’s street-level retail space. A rooftop terrace is available for clinic events and functions. Howard Brown developed the project in partnership with Inland National Development Co. McHugh Concrete, a sister company of McHugh Construction, was the concrete subcontractor.

Gordon Rees Scully Masukhani Signs 29,839 SF Office Lease at One North Wacker in Chicago

CHICAGO — Law firm Gordon Rees Scully Masukhani (GRSM) has signed a 29,839-square-foot office lease at One North Wacker in Chicago. The company currently occupies 24,182 square feet at One North Franklin and plans to relocate in August 2024. Completed in 2002, One North Wacker is a 51-story, 1.4 million-square-foot office tower in the city’s West Loop. In December, ownership will launch a refresh of the building’s amenity floor. Tenants will enjoy an expanded lounge with private work/phone rooms, new meeting and event spaces, a state-of-the-art fitness center and a new craft coffee bar. Completion is slated for summer 2024. Dougal Jeppe of Colliers represented the tenant, while Maggy Brophy of Irvine Co. represented the owner on an internal basis.

BOMA/Chicago Signs Lease for New Headquarters on Chicago’s LaSalle Street

CHICAGO — The Building Owners and Managers Association of Chicago (BOMA/Chicago) has selected 190 S. LaSalle St. for its new headquarters. The organization signed a 6,257-square-foot lease. The relocation was precipitated by the sale of 115 N. LaSalle St., BOMA’s current home, to the State of Illinois last year. BOMA expects to take occupancy of its new office in February. MRSA Architects is the architect for the build-out of the space.

McShane Completes Hanover Landing Permanent Supportive Housing Community in Elgin, Illinois

ELGIN, ILL. — McShane Construction Co. has completed Hanover Landing, a 40-unit permanent supportive housing community in Elgin. The affordable housing development serves vulnerable populations and individuals with disabilities. UPholdings was the developer. The building rises three stories at 711 E. Chicago St. Units are offered in one-bedroom, one-bathroom floor plans that enable residents to live independently. Amenities include a community lounge, computer room, fitness center, laundry facilities and outdoor space. Services for residents include case management, life skill training and employment assistance. Hanover Township partnered with UPholdings and the Housing Opportunity Development Corp. on the project. Ecker Center for Behavioral Health is the service provider and will operate an onsite clinic. Hooker DeJong served as architect.

American Street Capital Arranges $4.2M Loan for Refinancing of Apartment Complex in Loves Park, Illinois

LOVES PARK, ILL. — American Street Capital (ASC) has arranged a $4.2 million CMBS loan for the refinancing of an apartment complex in Loves Park, about five miles north of Rockford. Built in 1969, the complex consists of 60 units across eight buildings. Units come in one-, two- and three-bedroom layouts. Igor Zhizhin of ASC arranged the 10-year loan, which features a fixed interest rate and two years of interest-only payments. The borrower was a seasoned owner-operator in the market.

Remedy Medical Properties, Kayne Anderson Real Estate Acquire Medical Office Building in Suburban Chicago for $71M

OAK BROOK, ILL. — A joint venture between Remedy Medical Properties and Kayne Anderson Real Estate has acquired the RUSH Oak Brook Medical Center in the Chicago suburb of Oak Brook. RUSH University System for Health sold the property for nearly $71 million, according to Crain’s Chicago Business. The three-story, 93,386-square-foot medical office building and ambulatory surgery center is 99 percent leased by RUSH University System for Health and Midwest Orthopaedics at RUSH, a division of OrthoMidwest. Located at 2011 York Road, the property was completed in 2018. Services offered at the facility include physical therapy and rehabilitation; neurosurgery; ear, nose and throat; OB/GYN; dermatology, pain management; gastroenterology; and primary care.

Nova Medical Products Signs 91,956 SF Industrial Lease in North Aurora, Illinois

NORTH AURORA, ILL. — Nova Medical Products has signed a 91,956-square-foot industrial lease at 410 Smoke Tree Plaza in North Aurora, about 40 miles west of Chicago. The facility is located within the Park 88 Logistics Center and is slated for completion in the second quarter of 2024. Relocating from McCook, Nova will occupy 55 percent of the 165,928-square-foot building. Kenneth Franzese and John Cassidy of Lee & Associates represented the tenant, which is a manufacturer and distributor of medical equipment products such as cranes, crutches, transport chairs and knee scooters. John Whitehead and Jack Brennan of NAI Hiffman represented the landlord, TradeLane Properties.
