BROWNSBURG, IND. — A joint venture between Buckingham and Onyx+East has broken ground on Mural Brownsburg, a 165-unit build-to-rent (BTR) community in the Indianapolis suburb of Brownsburg. The development is part of Buckingham’s Mural Collection. Phase I is underway at the intersection of US 136 and Northfield Drive. The three- and four-bedroom homes will range from 1,572 to 2,086 square feet. Under Buckingham’s property management, all Mural Brownsburg home and yard maintenance is included. Residents will enjoy walking paths, a neighborhood clubhouse and pool. The first units are expected to be available for rent beginning in October. Mural Brownsburg marks the first BTR venture for both Onyx+East and Buckingham. Onyx+East’s expertise is in for-sale single-family and townhome construction and Buckingham’s experience is in multifamily investment and management.

NOBLESVILLE, IND. — CBRE has brokered the $59.5 million sale of Autum Breeze, a 280-unit apartment property in the Indianapolis suburb of Noblesville. Built in 2009, the community features a range of one-, two- and three-bedroom floor plans averaging 1,066 square feet. Amenities include a fitness center, pet spa, coffee bar, game room and outdoor pavilion. Autumn Breeze is located at 14901 Beauty Berry Lane proximate to Hamilton Town Center, IU Health Saxony Hospital and Ascension St. Vincent Fishers Hospital and within walking distance of the Ruoff Home Mortgage Music Center. Hannah Ott, George Tikijian, Cam Benz, Clair Hassfurther, Ryan Stockamp and Sean Pingel of CBRE represented the seller, Lightstone Group. IRT was the buyer.

INDIANAPOLIS AND HUNTINGTON, IND. — GMF Group has acquired three manufactured housing communities in Indiana for an undisclosed price. The purchases include Brookfield Estates in Indianapolis, East Indy Estates in Indianapolis and Huntington Estates in Huntington. The communities feature a combined 301 lots and offer a range of amenities. Palm Beach, Fla.-based GMF’s portfolio includes approximately 4,300 lots and units across Florida, North Carolina and Indiana.

INDIANAPOLIS — Bradford Allen has negotiated a lease for TWG Motorsports, parent company of Andretti Global, at the former IndyStar Pulliam Production Center located at 8278 Georgetown Road in Indianapolis. The firm is redeveloping the 245,783-square-foot space to serve as the headquarters of Andretti Global’s INDYCAR, INDY NXT and Formula E teams. The renovated facility will have both office and industrial space and accommodate approximately 300 employees. Construction has begun and will be coordinated concurrently with the removal of several three-story printing presses from the building. The project is expected to be completed by this summer. The facility marks Bradford Allen’s second project for TWG Motorsports, the first being a nearly 400,000-square-foot motorsports facility under construction in Fishers, Ind. Built in 1995, 8278 Georgetown Road served as a production facility for the Indianapolis Star until 2024. Bradford Allen will modernize the building’s technology, introduce tailored workspaces and fabrication zones, and incorporate employee amenities such as a fitness center, dining space and pit-stop performance area. Additional project partners include ABEL Construction Co. and Merriman Schmitt Architects. Both firms have experience with motorsports facilities.

PORTAGE, IND. — Greenstone Partners has brokered the sale of Starbucks Center at AmeriPlex at the Port, a two-tenant retail property in Portage, for nearly $2 million. The 5,251-square-foot asset is located just off I-94 at the entrance of AmeriPlex at the Port, a 387-acre mixed-use business park. Tenants include Starbucks, which has occupied space for over 17 years and recently extended its lease through 2033, and El Salto/Fairway Indoor Golf, a regional restaurant group that recently introduced high-tech golf simulators. Jason St. John of Greenstone represented the seller and developer in the transaction. Buyer information was not provided.

INDIANAPOLIS — Cronheim Hotel Capital has provided a $30 million loan to finance the recently converted 128-room Aloft Indianapolis Downtown hotel. The borrower, Everwood Hospitality Partners, converted the historic Stock Yards Bank & Trust Co. office building into the hotel. Beau Williams of Cronheim originated the loan. The asset is within walking distance of the Indiana Convention Center, Lucas Oil Stadium, Gainbridge Field and Monument Circle.

FISHERS, IND. — AC Hotels by Marriott has committed to opening its first Indiana location at The Union at Fishers District in the Indianapolis suburb of Fishers. Thompson Thrift is the master developer of Fishers District. Local hotelier Dora Hospitality will own and operate the 135-room hotel. Seated on top of approximately 15,000 square feet of retail space, the property will feature meeting space, fitness equipment and European-inspired beverage and food offerings in the AC Lounge and AC Kitchen. The Union is one of five developments within the Fishers District. In addition to the AC Hotel, the mixed-use development will incorporate approximately 57,000 square feet of retail, restaurant and entertainment space, 251 luxury apartment units and 70,000 square feet of Class A office space. Construction of The Union is expected to begin this quarter. Thompson Thrift is actively negotiating leases on the remaining 30 percent of retail space and has signed leases with restaurants such as Piedra, Niku Sushi, Kitchen Social, Everbowl and Racha Thai. Thompson Thrift began work on the Fishers District in 2015. Once completed the $750 million development will span 123 acres with an array of multifamily, townhome, hotel, office, dining, shopping and entertainment options.

INDIANAPOLIS, ELKHART AND KENDALLVILLE, IND. — Marcus & Millichap has arranged the sale of three retail centers in Indiana for a combined $5.4 million. The properties include Northfield Plaza in Elkhart, Kendallville Plaza in Kendallville and Michigan Road Shops in Indianapolis. Jordan Klink and Mike Banwell of Marcus & Millichap represented the undisclosed seller and implemented a national marketing and auction campaign to attract investor interest.

SOUTH BEND, IND. — Mary Cook Associates (MCA) has completed the interiors of The 87, a luxury student housing community in South Bend near the campuses of the University of Notre Dame, Holy Cross College and St. Mary’s College. Developed by Toll Brothers Campus Living, the 810-bed community welcomed its first residents in the fall. The amenity spaces and common areas celebrate Notre Dame’s academic and athletic legacy. Situated east of the Notre Dame campus on the former site of the Turtle Creek and Campus View apartments, The 87 totals 431,000 square feet and features a mix of one- to four-bedroom units and townhomes. Amenities include a fitness center, tech-enabled study lounges, gaming areas, a content creation studio, social lounge, rideshare waiting area, meeting rooms and six resort-style courtyards. The “All-Pro Lounge” features a wall collage of vintage athletic equipment and memorabilia, including boxing gloves and a fencing helmet, as well as ceiling trim that mimics the end zone graphics of Notre Dame’s football field. The property is named for 1887, the year when Notre Dame established its first football team. The 87 marks MCA’s third collaboration with Toll Brothers Campus Living on student housing interiors.

MUNCIE, IND. — Regency Properties has acquired Muncie Towne Plaza, a 173,773-square-foot shopping center in Muncie. The purchase price and seller were undisclosed. Developed in 1997 and renovated in 2005, Muncie Towne Plaza was fully leased at the time of sale. Key tenants include Kohl’s, TJ Maxx, Old Navy, Ulta Beauty and Shoe Carnival. The property includes a 1.1-acre undeveloped land site immediately adjacent to Old Navy. Regency plans to develop the parcel following consideration of what represents the greatest opportunity between a single- or multi-tenant space. The parcel can accommodate a 50,000-square-foot development. Regency says the purchase underscores its acquisition philosophy as a “county seat” community retail property investor. County seat communities are defined as towns that typically serve as the hub for business, local government, recreation and shopping for a surrounding rural area.
