INDIANAPOLIS — Pillar Financial has provided $22.3 million in Fannie Mae loans for the refinancing of two apartment properties in Indianapolis. Echo Ridge, constructed in 2003, features 208 apartment units. English Village also consists of 208 one- and two-bedroom units. Both properties are located on the southeast side of Indianapolis in a workforce housing area, which targets renters earning incomes of approximately 80 percent of the area median income. Joe Markech of Pillar originated a $13.3 million loan for Echo Ridge and a $10 million loan for English Village. The 10-year loans feature 30-year amortization schedules. David Ross of Crossroads Realty Advisors arranged the financing.

GREENFIELD, IND. — Mumford Co. has brokered the sale of Country Inn & Suites in Greenfield, about 25 miles east of Indianapolis. The sales price was not disclosed. The 63-room hotel features an indoor pool, business center and meeting space. David Mumford and George Arvanitis represented the seller, RP Investments LLC. Indiana-based Everest Hotel Group Inc. purchased the asset.

LAFAYETTE, IND. — Home2Suites by Hilton Lafayette has opened in central western Indiana. The 93-suite hotel is designed for travelers who want to maintain their normal routine. The property features a combined laundry and fitness area, indoor pool and grill area, as well as complimentary breakfast. The hotel is located at 3838 Grace Lane near Purdue University. Kamba Hospitality owns the property and Witness Hospitality LLC will manage the hotel.

INDIANAPOLIS — Books & Brews Used Bookstore and Taproom has signed a 4,600-square-foot retail lease at the University of Indianapolis. Redevelopment of the property, located at 3808 Shelby St., will begin this fall. Books & Brews will be the only restaurant and brewery on campus, according to a news release. Crystal Kennard, Scot Courtney and Richard King III of Lee & Associates represented the landlord, Oakbridge Properties, in the lease transaction. Robb Day of Coldwell Banker Commercial represented the tenant.

INDIANAPOLIS — HRI Properties has broken ground on the dual-branded Hyatt Place and Hyatt House hotel in the Wholesale District in Indianapolis. Construction began in September, with completion slated for the second quarter of 2019. HRI Lodging, an affiliate of HRI Properties, will manage the property under franchise agreements from Hyatt Hotels Corp. The property will feature a 186-room Hyatt Place hotel and a 130-room Hyatt House, an extended-stay hotel. Amenities will include valet parking, 6,000 square feet of event space and rooftop swimming and fitness facilities. The development will also feature 13,000 square feet of ground-floor retail space and a 382-space parking garage. The property will face the main entrance of Bankers Life Fieldhouse, home of the Indiana Pacers. Wells Fargo Bank NA provided construction financing. In addition, Regions Bank NA purchased tax increment bonds that were issued by the city of Indianapolis. The project team includes contractor Wilhelm Construction Co., architect RATIO Architects and interior designer Getty’s One.

PLAINFIELD, IND. — Kuehne + Nagel has signed an industrial lease for an additional 78,300 square feet at Gateway Business Park in Plainfield, a suburb of Indianapolis. The Switzerland-based global logistics has occupied 55,000 square feet at the property since June and will now lease a total of 133,800 square feet. Known as Gateway Industrial IV, the 151,200-square-foot building is located at 845 S. Columbia Road. Chicago-based HSA Commercial Real Estate developed the building in partnership with Washington Capital Management. Gateway Industrial IV is the fifth and final building in the 40-acre park. John Hanley, Terry Busch and Jared Scaringe of CBRE represented ownership in the lease transaction.

WHITESTOWN, IND. — Dora Hotel Co. LLC has partnered with Anson Hospitality LLC to manage the Hampton Inn in Whitestown, about 25 miles north of Indianapolis. The 92-room hotel is located at 6005 Main St. near I-65. The hotel features banquet meeting space, a pool, fitness center, on-site convenience store and business center. The two companies also operate a Holiday Inn Express & Suites in Carmel.

INDIANAPOLIS — Darwin Realty has arranged the sale of a 121,800-square-foot industrial building in Indianapolis for an undisclosed price. The property is located at 9710 Park Davis Drive. The buyer, a Midwest-based manufacturer and distributor of food products, will use the facility to expand production capacity. The building features 28-foot clear heights and a fully air-conditioned warehouse. The facility is expandable to accommodate future growth. Chip Barnes and Brian Buschuk of JLL represented the seller, Pinchal & Co.

GREENWOOD, IND. — The Opus Group has begun construction of a 495,977-square-foot speculative industrial building in Greenwood, about 14 miles south of Indianapolis. Opus is developing the project, known as Greenpointe Logistics Center, in a joint venture with Diamond Realty Investments Inc. The building will feature 36-foot clear heights and will be able to accommodate up to two tenants. Completion is slated for late spring 2018. Luke Wessel of Cushman & Wakefield will market the property for lease.
