DAVENPORT, IOWA — Marcus & Millichap has arranged the sale of Elmore Avenue Shoppes in Davenport for $1.8 million. The 9,800-square-foot retail center is located at 4810 Elmore Ave. The center was more than 85 percent leased at the time of sale to GameStop, Hungry Hobo, Novel Nail Studio, Computer Repair Center and 100% Chiropractic. The Rowlett Group, investment specialists in Marcus & Millichap’s Milwaukee office, represented the seller, a private investor group. The team also represented the buyer, which was a member of the seller’s investor group.

ALTOONA, IOWA — New England Development has secured nine new retail tenants at the Outlets of Des Moines, which is located in Altoona. Now open are J. Crew Factory Outlet and Bizzy’s Boutique, a local retailer specializing in women’s, children’s and baby apparel. Opening this summer are Puma, Nautica, Aeropostale, Windsor, Forever 21 and rue21. Victoria’s Secret is scheduled to open this fall. New England Development completed Outlets of Des Moines in fall 2017.
WATERLOO, IOWA — Physician Real Estate Capital Advisors (PRECAP) has brokered the sale of a two-property healthcare portfolio in Waterloo for $16.4 million. The buildings total 30,235 square feet and are located at 2413 W. Ridgeway Ave. and 419 Donald St. Allen Memorial Hospital, a subsidiary of UnityPoint Health, occupies both properties. Scott Niedergang of PRECAP, along with JDS Real Estate Services Inc., represented the seller, a physician partnership. The all-cash buyer was a net lease fund structured as a Delaware Statutory Trust.
MONTEZUMA, IOWA — Stan Johnson Co. has brokered the $8.3 million sale of a 194,267-square-foot manufacturing facility in Montezuma, a city in Iowa located about midway between Des Moines and Iowa City. The single-tenant building is leased to Dieomatic Inc., a subsidiary of Magna International, which is a global automotive supplier. Rob Gemerchak of Stan Johnson represented the seller, a New York-based private investment firm. An individual investor based in Des Moines was the buyer.
ALTOONA, IOWA — Endeavor Development has broken ground on the first phase of its I-80 Distribution Center located at 451 9th St. in Altoona. Completion of the 300,000-square-foot building is slated for the first quarter of 2023. Upon full buildout of the three phases, the speculative project will span 900,000 square feet. JLL is leading the leasing efforts, and JLL’s David Berglund, Colin Ryan and Scott Loving arranged debt and equity. Endeavor is a Minneapolis-based developer, owner and manager.

IOWA, NEBRASKA AND SOUTH DAKOTA — Northmarq has originated $199.1 million in Fannie Mae loans for the recapitalization of a 14-property multifamily portfolio located in Iowa, Nebraska and South Dakota. Brett Hood of Northmarq arranged the 14 separate loans on behalf of the borrower, Minnesota-based Monitor Finance. The portfolio includes 2,784 units, 98 percent of which are affordable for residents who earn up to 60 percent of the area median income. The loan amounts ranged from $5.6 million to more than $36.8 million. All of the loans were at a 70 percent loan-to-value ratio. All of the properties had existing fixed-rate agency debt with approximately six to eight years of loan term remaining. Twelve of the properties are located in greater Des Moines, two in Davenport, two in Omaha and one in Sioux Falls, S.D. The largest loan was for Camelot Village, a 485-unit community in Omaha.
ANKENY, IOWA — Sealy & Co. has acquired Crosswinds II, a 221,520-square-foot distribution center in Ankeny, a northwest suburb of Des Moines. The purchase price was undisclosed. The facility was completed earlier this year and features a clear height of 32 feet, 30 dock-high doors and a 136-foot truck court. Jason Gandy and Davis Gibbs led the transaction for Sealy on an internal basis. John Hassler of Newmark Zimmer represented the undisclosed seller.

A sustained demand, an influx of business and new projects by national developers all played a role in Des Moines’ multifamily growth over the past two years. Developing Des Moines Home to some of the largest multinational finance and insurance corporations, Des Moines has pioneered Iowa’s growth. The city has also seen population growth — the most recent census revealed that Des Moines’ suburbs led to Iowa’s development while the city itself grew by 5.4 percent. Des Moines is the 10th-best place for business and careers, according to Forbes, and ranked as the fifth-best city to live in, according to U.S. News and World Report. The capital city has experienced a boom in employment, with a rise in the number of high-tech jobs, at a 6.7 percent rate. The Midwest’s low cost of living (7 percent lower than the national average) and Des Moines’ proximity to large cities have contributed to the growth of key industries, including logistics, ag-bioscience, manufacturing, data and insurance. …
