OVERLAND PARK, KAN. — Hill’s Pet Nutrition has unveiled plans to relocate its global and U.S. headquarters to the Aspiria campus in Overland Park. The company is currently based in Topeka and will continue to invest in its science, technology and manufacturing hubs in Topeka. Hill’s expects to move offices in the fourth quarter of this year and will occupy roughly 100,000 square feet. Occidental Management owns Aspiria, which is the redevelopment of the former Sprint campus.

MERRIAM, KAN. — JLL Capital Markets has brokered the sale of Merriam Town Center, a 363,076-square-foot open-air retail center located at 8800 Johnson Drive in Merriam, approximately 10 miles southwest of Kansas City. Built in 1998, the property was 97 percent leased at the time of sale. Tenants include The Home Depot, Dick’s Sporting Goods, Cinemark, Ross Dress for Less and PetSmart. Amy Sands and Michael Nieder of JLL represented the undisclosed seller in the transaction. The R.H. Johnson Co. acquired the property for an undisclosed price.

LEAWOOD, KAN. AND SARASOTA, FLA. – JRK Property Holdings has acquired Residences at Park Place, a 258-unit mid-rise apartment and townhome community in the Kansas City suburb of Leawood, from VanTrust Real Estate. JRK is also under contract to purchase a luxury high-rise community located in downtown Sarasota from a separate seller. The total acquisition price for both properties $168.5 million. Los Angeles-based JRK is acquiring the properties through its newest multifamily value-add fund: the $1 billion JRK Platform V, which targets multifamily investments built after 1990. JRK presently owns and operates $7 billion in multifamily assets through its predecessor funds. Built in phases between 2014 and 2019 by the seller, Residences at Park Place is the residential component of Park Place Village, a mixed-use development offering retail, restaurants and nearly 500,000 square feet of office space. The property comprises three mid-rise apartment buildings offering one-, two- and three-bedroom apartment homes and a separate four-story residential building offering one- and two-bedroom loft units. CHANUTE, KAN. — In a sale-leaseback transaction, MAG Capital Partners LLC has acquired a nearly 216,000-square-foot industrial property in Chanute, a city in eastern Kansas. The sales price was undisclosed. Located at 1700 S. Washington Ave., the 47-acre property features rail access with roughly 7,600 feet of track. Gary Glatter of Cresa represented the seller, Babcock & Wilcox Enterprises Inc. Founded by Dax Mitchell and Andrew Gi, Dallas-based MAG Capital Partners is focused on industrial real estate.

LENEXA, KAN. — Goldfish Swim School and Blush Bootcamp have opened at the Lenexa Point shopping center in Lenexa. Goldfish Swim School, which occupies 9,081 square feet, is an indoor swim instruction facility for children ages 4 months old to 12 years. The Lenexa location is the second in the Kansas City market for Goldfish Swim School, which operates more than 175 locations in North America. Blush Bootcamp occupies 4,928 square feet and is a women-only fitness center owned by Brian and Rita Haaraoja. This location is one of 25 in eight different states. An additional 13 sites are scheduled to open soon. Goldfish Swim School and Blush Bootcamp join Sprouts and Urban Air Adventure Park at the now fully leased shopping center owned by Copaken Brooks.

WICHITA, KAN. — CIT, a division of First Citizens Bank, has provided a $27.8 million loan for the acquisition of a medical office portfolio in Wichita. A joint venture between Kayne Anderson Real Estate and Remedy Medical Properties was the borrower. The portfolio includes Kansas Spine & Specialty Hospital and Abay Medical Plaza. Kansas Spine & Specialty Hospital is a regional center for diagnosing and treating disorders of the spine, neck and joints. Abay Medical Plaza is leased to four tenants, with the largest being Abay Neuroscience Center.

OVERLAND PARK, KAN. — LANE4 Property Group has purchased Hawthorne Plaza, a 135,000-square-foot retail center located at the southwest corner of 119th St. and Roe Ave. in Overland Park, approximately 10 miles south of Kansas City. CBRE represented the seller, Dallas-based Invesco. Developed in 1990 and renovated in 2015, the property was 96 percent occupied at the time of sale. Tom O’Leary and Weston Buckley of LANE4 will handle leasing of the property. LANE4 will also provide in-house management of the center. The purchase price was not disclosed.

OLATHE, KAN. — Sealy & Co. has acquired a 569,584-square-foot industrial building in Olathe for an undisclosed price. The property, located at 1508 S. Green Road within the I-35 Logistics Park, is fully leased to a Fortune 500 tenant. The building features a clear height of 36 feet, 76 dock-high doors, three drive-in doors and a 135-foot truck court. Jason Gandy and Davis Gibbs led the acquisition on behalf of Sealy & Co. JLL brokered the sale on behalf of the seller, Scannell Properties.

LENEXA, KAN. — Vytelle is relocating its headquarters from Oregon to The District at Lenexa City Center in Kansas. Lenexa is about 15 southwest of Kansas City. The livestock company helps cattle producers optimize their herds worldwide. Vytelle chose Kansas for its new headquarters due to the central location within the United States and proximity to a large and growing community of animal health and agriculture technology companies in the region. Vytelle will occupy 2,477 square feet on the second floor of the Penn II building at 8789 Penrose Lane. Ellen Fisher of AREA Real Estate Advisors represented the tenant. Ryan Biery of Copaken Brooks represented the landlord on an internal basis. When fully developed, Lenexa City Center will consist of more than 2 million square feet, including civic components for the City of Lenexa, nearly 1 million square feet of office and retail space, and 375 apartment units.
