KANSAS CITY, MO. — The COVID-19 pandemic has continued to highlight the importance of strong tenant-landlord relationships, particularly in the retail sector. Tyler Enders, co-owner of local Kansas City shop Made in KC, works with roughly 10 different landlords and has experienced a variety of different approaches to the COVID-19 conversation. “Some local landlords have been very communicative and have come to us with a creative solution. Others have been responding late and are bogged down,” said Enders. “Ultimately, we’ll continue to look at vibrant centers, but we’re going to care way more about who owns it than we have in the past.” Enders’ comments are indicative of the importance of relationships in today’s marketplace. WAKEENEY, KAN. — Marcus & Millichap has negotiated the sale of a 50-room Best Western Plus hotel in Wakeeney in central Kansas. The sales price was undisclosed. Built in 2005, the hotel is located at 525 S. 1st St. Allan Miller, Chris Gomes and Steve Swenholt of Marcus & Millichap’s Austin office marketed the property on behalf of the seller, a private investor. The team also procured and represented the buyer, a limited liability company.

OVERLAND PARK, KAN. — Occidental Management has unveiled its plans for the former Sprint Corp. headquarters campus in Overland Park. The Wichita, Kan.-based developer acquired the 200-acre property in July 2019 from Sprint. The campus is situated at 6100 Sprint Parkway, 16 miles south of Kansas City, Kan. Occidental will keep existing buildings, which comprise 4 million square feet of office space, and add 2.7 million square feet of residential, retail, restaurant and office space throughout the site. “This first look at development plans for the expansive campus is just the beginning,” says Gary Oborny, chairman and CEO of Occidental. “Our team has spent the past year researching and brainstorming the best approach to bringing an innovative, world-class, live-work-play environment to the center of the country.” Occidental will also manage the leasing of the commercial areas. Space is available at the existing buildings and preleasing is underway for the first ground-up building, which is scheduled for completion in 2021. Occidental also plans to give the property a new name by early 2021. Sprint sold the campus to Occidental when the telecommunications company agreed to merge with T-Mobile. The restaurant sits on .8 acres at 10701 Roe Ave. Block & Co. will manage the property. David Block and Max Kosoglad of Block & Co. represented the buyers. OVERLAND PARK, KAN. — PEBB Enterprises has sold a retail property leased to Tires Plus at its Pinnacle Village shopping center for $2.2 million. Four Corners Property Trust purchased the 7,740-square-foot building, which is located in the Kansas City suburb of Overland Park. Colliers International brokered the sale. PEBB acquired the 126,909-square-foot Pinnacle Village in May 2018. DSW and Michael’s are the anchor tenants.

OVERLAND PARK, KAN. — Block Real Estate Services LLC has begun development of a $60 million apartment complex in Overland Park, an upscale suburb of Kansas City. Designed by Hoefer Wysocki, The Residences at Galleria is part of the first phase of the larger $350 million project known as Galleria. Phase I includes two apartment buildings, office space, retail and entertainment space and parking. The Residences at Galleria will rise four stories with 322 units, which will surround a 43,000-square-foot courtyard equipped with a pool, bar, hot tub, cabanas, fire pits and lounge areas. Additional amenities will include a game room, golf lounge, dog park and outdoor cinema. Completion is slated for 2022. Titan Built is the general contractor.

OVERLAND PARK, KAN. — Marcus & Millichap has arranged the sale of a retail property located at 6821 W. 135th St. in Overland Park. A private Overland Park-based developer sold the asset to an out-of-state family trust for $12.1 million. Sprouts Farmers Market and Crowley Furniture occupy the 56,837-square-foot Class A property that was built in 2009. The building is located within Corbin Park, a 1.1 million-square-foot mixed-use development. Ryan Bowlby and Drew Isaac of Marcus & Millichap, in coordination with Colby Haugness of Marcus & Millichap as Kansas broker of record, represented the seller, while Bowlby and Isaac also sourced the buyer in the deal.

SALINA, KAN. — Great Plains Manufacturing Inc., a wholly owned subsidiary of Kubota North America Corp., has unveiled plans for a $53 million expansion project and 750,000-square-foot building purchase. The effort is to further invest in the company’s Salina operations in support of growing demand for Kubota construction equipment. The existing building will become available for occupancy after July 2021. The company plans to launch operations by the end of 2021 in a phased-in approach. Great Plains expects to add approximately 130 new manufacturing jobs to its existing 1,450-person Kansan employee base.

OLATHE, KAN. — McCarthy Building Cos. Inc. has completed construction of the new Johnson County medical examiner facility in Olathe. The 32,000-square-foot, single-story building is located at 11894 S. Sunset Drive in the heart of the Johnson County Government Campus. The $21 million project was designed to meet the highest standards of the National Association of Medical Examiners. The facility will help increase autopsy rates and provide data for public health officials to assist in identifying trends and emerging diseases. The project team included PGAV Architects, SmithGroup, Henderson Engineering, McClure Engineering and Confluence.

KANSAS CITY, KAN. — Block & Co. Inc. Realtors has acquired a former Best Buy store located at 10500 Parallel Parkway in Kansas City. The purchase price was undisclosed. The 46,538-square-foot freestanding building sits on 4.2 acres within the 850,000-square-foot Plaza at the Speedway shopping center. David Block, Alex Block and Max Kosoglad of Block & Co. represented the buying entity. David Hickman of CBRE represented the undisclosed seller. Block & Co. will handle leasing and management of the vacant space, which can be leased to a single tenant or subdivided to allow for multiple tenants.
