LAWRENCE, KAN. — NorthMarq has arranged the sale and financing of both Country Club on the 6th and Eagle Ridge Apartments in Lawrence. The combined $25 million in volume represents the buyer’s first acquisitions in the collegiate town, which is situated just outside of Kansas City and home of the University of Kansas. Country Club on the 6th features 254 units while Eagle Ridge is home to 148 units. Jeff Lamott and Gabe Tovar of NorthMarq represented the sellers on both transactions. Brett Hood of NorthMarq arranged acquisition financing through Freddie Mac on behalf of the buyer.

LEAWOOD, KAN. — AMC Theatres (NYSE: AMC) has closed all 630 AMC locations in the United States for at least six to 12 weeks, in compliance with local, state and federal directives, and as a precaution to help ensure the health and safety of moviegoers and theater staff amid the coronavirus pandemic. The company says it will continue to monitor the situation closely and remain flexible on reopening in accordance with the Centers for Disease Control and Prevention recommendations and governmental directives. More than a dozen states and major markets have mandated that movie theaters, bars and restaurants close as a result of the COVID-19 outbreak. The federal government has recommended that no public gatherings take place that are larger than 10 people. AMC customers are encouraged to utilize AMC Theatres on Demand, which enables them to rent or buy movies from a selection of more than 3,500 titles. Kansas-based AMC maintains approximately 1,000 theaters and 11,000 screens worldwide.

LENEXA, KAN. — Barre workout franchise Pure Barre has leased 1,521 square feet at The District at City Center Lenexa in Kansas. The location is expected to open in June. Pure Barre has more than 500 studios across North America and Canada. The company features four group class formats that offer workouts focused on low-impact, high-intensity movements. There are two existing Pure Barre locations in the Kansas City metro area. Erin Johnston of Copaken Brooks represented the landlord, Copaken Brooks. When fully developed, City Center Lenexa will consist of more than 2 million square feet of office, retail and residential space.

KANSAS CITY, KAN. — MVP Law is expanding its Kansas office from 26,273 square feet to 38,485 square feet. The law firm will occupy two full floors of the three-story office building located at 10 E. Cambridge Circle in Kansas City. Founded in 1901, MVP Law serves clients throughout the Midwest in workers’ compensation defense, employment law, public sector law, civil litigation and insurance defense, and business litigation and transactions. Jeremiah Dean of Copaken Brooks handled the lease negotiations.

OVERLAND PARK, KAN. — Sherman Residential has purchased The Sovereign at Overland Park for an undisclosed price. Constructed in 2013, the 250-unit apartment community spans 24 buildings on 42 acres. Amenities include a fitness center, pool, business center, resident lounge and pet washing station. Sherman will also assume management of the garden-style property.

KANSAS CITY, MO. AND LENEXA, KAN. — Pacific Sands Funds has purchased two multifamily properties in metro Kansas City for an undisclosed price. The first property is Chouteau Heights, a 76-unit apartment complex in the Sherwood Estates neighborhood of Kansas City. The second is Villas of Loiret, a 46-unit rental townhouse community in Lenexa. Chouteau Heights was built in 1964, while Villas of Loiret was constructed between 1999 and 2003. Pacific Sands plans to update both properties. Irvine, Calif.-based Pacific Sands maintains a portfolio of more than 500 units in southern California, Las Vegas, St. Louis and Kansas City. Seller information was undisclosed.

OVERLAND PARK, KAN. — The Opus Group has completed construction of the Edison District, a 125,000-square-foot retail and office development in downtown Overland Park. Located on the southwest corner of Marty and 80th streets, the five-story building offers shared office space managed by Edison Spaces on the second floor. The third through fifth floors will feature speculative office space. The project is also home to Strang Hall, a food hall with seven chef-driven concepts. Adjacent to the building is a skyway-connected parking garage with more than 400 stalls, 24 of which will remain available to the public. The project is also home to an outdoor activity plaza for hosting local events. Tim Barton and Matt Druten own Edison District. In addition to serving as developer of the project, Opus was the design-builder, interior designer, architect and structural engineer. Michael Hsu Architects provided interior design and furniture selection services for Strang Hall. Wiegmann Associates served as mechanical contractor and installed a high-efficiency HVAC system. AREA Real Estate Advisors is marketing the speculative office and retail spaces for lease.

KANSAS CITY, KAN. — Block & Co. Inc. Realtors has arranged the sale of a 55,250-square-foot warehouse in Kansas City for an undisclosed price. Spicin Foods fully occupies the facility for its bottling and distribution operations. The property sits on nearly 2.5 acres at 111 Southwest Blvd. and includes a factory retail store. Spicin Foods, formerly known as Original Juan, is a specialty foods manufacturer that creates specialty sauces, salsas, snacks and dips. David Block and Max Kosoglad of Block brokered the sale. A local investment group purchased the building from an undisclosed seller.

EMPORIA, KAN. — Prescient Capital has provided a $6.8 million loan for the refinancing of The Villas at Emporia, a 192-bed student housing property in eastern central Kansas. The four-story complex is located at 1839 Merchant St. The loan term is 12 months with two six-month extension options. Loan proceeds will be utilized to pay off maturing debt. The borrower was undisclosed. Emporia is home to Emporia State University.

JUNCTION CITY, KAN. — Marcus & Millichap has negotiated the sale-leaseback of a 35,000-square-foot property occupied by Orscheln Farm & Home in Junction City in central Kansas. The sales price was $4.4 million. The newly constructed property is located at 121 E. Chestnut St. John Nuzman brokered the sale-leaseback and represented both parties. A New York-based limited liability company purchased the asset. Orscheln operates farm and ranch supply stores with over 170 locations across the Midwest.
