OLATHE, KAN. — Hunt Midwest and Principal Senior Living have completed 21 new memory care residences at Benton House of Olathe in Kansas. The expansion project more than doubles the number of memory care apartments available in the community’s Beacon Neighborhood, an exclusive neighborhood within the Benton House community dedicated to seniors experiencing memory loss. The first residents are scheduled to move in to the new apartments in March. Benton House of Olathe now offers 76 total residences, including 35 memory care apartments and 41 studio and one-bedroom assisted living suites. The property features a variety of indoor and outdoor amenity spaces around three landscaped courtyards. The project team included Lamas Architects, Schlagel and Associates and Meyer Brothers Building Co. Hunt Midwest and Principal currently own and operate a portfolio of six assisted living and memory care communities in metro Kansas City.

KANSAS — Blueprint Healthcare Real Estate Advisors has negotiated the sale of a 58-unit assisted living community in Central Kansas. Built in the early 1990s, the property was well maintained by current ownership, including a $400,000 capital expenditure investment to ensure the community remained competitive within the local market, according to Blueprint. The buyer was a Kansas-based owner-operator. Further details were not provided. Amy Sitzman, Giancarlo Riso and Kory Buzin of Blueprint brokered the sale.
SHAWNEE, KAN. — Hunt Midwest will build a new 854,306-square-foot build-to-suit facility for Keystone Automotive Industries at Heartland Logistics Park in Shawnee. Keystone will lease 530,455 square feet within Heartland Logistics Park Building III. Keystone is an aftermarket auto parts supplier and a subsidiary of LKQ, a global supplier and manufacturer of aftermarket, recycled, refurbished and remanufactured automotive products. Construction on Building III is set to begin this month with completion slated for the first quarter of 2025. Leasing options are available for the remaining 323,851 square feet within the building. The property will feature a clear height of 36 feet, 190-foot-deep truck courts, 36 dock-high doors, four drive-in doors, 87 trailer parking spaces and 251 car parking spaces. The project team includes Brinkmann Constructors, Renaissance Infrastructure Consulting and H2B Architects. Mike Mitchelson and Austin Baier of CBRE represented LKQ in the lease. WICHITA, KAN. — The International Pizza Hut Franchisee Holders Association (IPHFHA) is relocating its headquarters to The Offices at Cranbrook in Wichita. The move is expected to occur in May. IPHFHA has been a part of Wichita and Pizza Hut’s history since 1968, supporting over 5,300 restaurants across the franchise system. The new headquarters will support future workforce expansion and the association’s Pizza Hut Foundation, which launched in 2022 to support scholarship, mentorship and literacy initiatives. Wichita-based developer Occidental Management owns The Offices at Cranbrook. Chad Stafford represented the landlord on an internal basis, while Whitney Vliet Ward and Ben Suellentrop of J.P. Weigand & Sons Inc. represented the tenant. IPHFHA operates as a trade association and is comprised of private owners of Pizza Hut franchises.
WICHITA, KAN. — Equity Bancshares Inc. (NYSE: EQBK), the Wichita-based holding company of Equity Bank, has finalized its merger with Rockhold BanCorp, the parent company of the Bank of Kirksville in Kirksville, Mo. Bank of Kirksville’s locations opened as Equity Bank locations on Saturday, Feb. 10. The company will consolidate the core banking system and digital banking platform in May. Equity previously announced the merger with Rockhold on Wednesday, Dec. 6. Equity has approximately $5.3 billion in consolidated total assets and operates 74 locations in Kansas, Missouri, Arkansas and Oklahoma. There are now 24 Missouri locations. Equity’s stock price opened at $32.32 per share Monday, Feb. 12, up slightly from $30.87 per share one year ago.
OLATHE, KAN. — Honeywell has unveiled plans to invest $84 million to expand its aerospace manufacturing facility in Olathe, a southern suburb of Kansas City, according to Gov. Laura Kelly. The investment is expected to create 156 new jobs, generate nearly $47 million in total gross domestic product and contribute $18.3 million in state and local taxes in its first six years. The expansion will create one of Honeywell’s most technologically advanced aerospace manufacturing facilities. The 560,000-square-foot property currently manufactures components for Honeywell’s avionics, safety and flight control systems, complex radio frequency systems for traffic collision avoidance, radar altimeters and weather radar.
EDGERTON, KAN. — Contegra Construction Co. has completed its second large distribution center on behalf of NorthPoint Development at the 3,000-acre Logistics Park Kansas City (LPKC) in Edgerton. Named Inland Port 9, the 1 million-square-foot facility features a clear height of 40 feet, 100 dock doors, four drive-through doors, 479 car parking spaces and 352 trailer parking spaces. Contegra previously built an 850,000-square-foot distribution center at LPKC. The industrial park currently boasts more than 14.4 million square feet with the capacity for 30 million square feet. LPKC is anchored by BNSF Railway’s intermodal facility.
KANSAS CITY, KAN. — VICI Properties Inc. has entered into a construction loan agreement with affiliates of Homefield Kansas City to provide up to $105 million in financing for the development of a Margaritaville Resort in Kansas City. The construction loan has an initial term of three years with three 12-month extension options. The Margaritaville Resort, set to open in summer 2025, will serve as the anchor to the Homefield Development, an ongoing project in Kansas City that will house Homefield’s new youth sports training facility and baseball center that are currently under development within the Homefield Resort campus. Both the training facility and baseball center are slated to open this spring. Homefield is an operator of youth sports facilities. Simultaneous with entering the loan agreement, VICI entered into a call right agreement that provides VICI with a call option on the Margaritaville Resort, the Homefield youth sports training facility, the Homefield baseball center and the existing Homefield youth sports complex in Olathe. VICI also received a right of first refusal to acquire the real estate of any future Homefield property in a sale-leaseback transaction, should Homefield elect to monetize such assets. OVERLAND PARK, KAN. — Walnut Risk Management LLC has signed a 5,640-square-foot office lease at the Aspiria campus in Overland Park. The insurance broker firm specializes in commercial and personal lines insurance brokerage. Construction has begun on the build-out of Walnut Risk Management’s new office, and the company plans to take occupancy in June. Wichita-based Occidental Management owns and manages the Aspiria campus, which is the redevelopment of the former Sprint headquarters.
OVERLAND PARK, KAN. — The Heartland Soccer Association, a nonprofit that supports the development of youth soccer players in metro Kansas City, has moved its corporate office to the Aspiria campus in Overland Park. The move took place in November. Heartland Soccer hosts more than 3,450 league teams annually and 14 tournaments each year that attract more than 3,700 teams from 16 states. Established in 1977, the organization has 74,000 youth soccer players, 4,000 coaches and 2,000 referees. Wichita-based Occidental Management owns and manages Aspiria, which is the redevelopment of the former Sprint campus.
