LENEXA, KAN. — Enjoy Pure Food + Drink has signed a lease to open at Restaurant Row in Lenexa City Center. The 4,000-square-foot space will serve as the restaurant’s second location and is slated to open in fall 2024. Enjoy Pure Food + Drink is a health-forward restaurant offering breakfast, lunch and dinner as well as organic cold-pressed juices, smoothies, clean cocktails and a gluten-free and vegan bakery. John Nolan of Crossroads Real Estate Group represented the tenant, while Erin Johnston of Copaken Brooks represented ownership on an internal basis. Future phases of Restaurant Row call for an additional 10,000 square feet of retail and restaurant space and 50,000 square feet of office space.

MANHATTAN, KAN. — RockStep Capital has acquired Manhattan Town Center, a 367,000-square-foot shopping mall in Manhattan within eastern Kansas. The purchase price was undisclosed. Anchor tenants include Dillard’s, JC Penney and the AMC Dine-In IMAX Theater. There are more than 50 small shops and full-service restaurants at the regional mall, which was built in 1987. RockStep plans to make improvements to the property.

OLATHE, KAN. — Hunt Midwest is building its sixth and largest StorTropolis self-storage facility in Olathe, a southwest suburb of Kansas City. The project is located at 601 N. Millridge St. next to Walmart and Aldi stores. The development will total 112,987 leasable square feet across 867 climate-controlled units with a variety of sizes. Completion is slated for September 2024. With this sixth location, StorTropolis will offer more than 4,000 self-storage units in Clay County, Platte County, Blue Springs, Shawnee, Lenexa and Olathe. Hunt Midwest partnered with Strickland Construction and Storage Asset Management to build and operate the facility in Olathe. Both partners also built and operate the existing StorTropolis locations across the metro area.

OVERLAND PARK, KAN. — Whole Foods Market is scheduled to open a new 45,791-square-foot store in Overland Park on Wednesday, Nov. 15. The new store at 11900 Metcalf Ave. serves as the relocation of the existing Overland Park store at 6621 W. 119th St. that opened in 2007. The new location is about 10,000 square feet larger and features an upgraded coffee bar along with increased seating capacity. The new store’s product assortment features more than 750 local items from the greater Kansas area. On opening day, customers can enjoy live music, local samples and complimentary coffee.

OVERLAND PARK, KAN. — Ryan Cos. has broken ground on The OsLo, a 413-unit luxury apartment complex in the Kansas City suburb of Overland Park. The four-story project will be situated at the intersection of 135th Street and Antioch Road. Completion is slated for late 2025. The OsLo is being built in partnership with operating partner EPC Real Estate Group. Smart technology will be fully integrated for residents, enabling them to use a smartphone app for accessing the building and individual units, controlling thermostats and receiving package delivery notifications. A focus on health and wellness will be incorporated into the property to align with the Scandinavian-themed architecture. There will be a spa, yoga studio, golf simulator and sound studio. Additionally, residents will have access to coworking areas, group gathering places, a pool, pond and dog park. Ryan is serving as the developer, builder and capital markets provider. NSPJ Architects is the architect, Olsson is the civil engineer, Lankford & Associates is the mechanical, electrical and plumbing engineer and Bob D. Campbell is the structural engineer. Security Bank provided construction financing.

LENEXA, KAN. — Physician Aesthetic Specialists is opening a flagship location at 87 Quivira Plaza in Lenexa. Scheduled to open on Friday, Dec. 1, the office will total 4,200 square feet and feature 10 treatment rooms with a dedicated consultation space. In addition to aesthetic services and massage therapy, the offerings include advanced procedures such as non-surgical facelifts and body contouring, laser treatments, stem cell hair restoration, stem cell therapy for skin rejuvenation, hormone replacement therapy, neurotoxin treatments and weight loss injections. Dr. Dan Margolin, the founder of Physician Aesthetic Specialists, performs all patient consultations and participates in all contouring procedures. The company currently operates at The Healing Arts Center of Lenexa.

OVERLAND PARK, KAN. — Curry Real Estate Services has completed the lease-up of Windmill Square shopping center in Overland Park. The newest tenants, Gather Home + Estate and 200Main Vintage, opened in mid-September. The vintage furniture and décor businesses came together as two like-minded operators to collaborate and share the responsibility of a showroom space for their respective collections. Curry completed exterior renovations to the nearly 50,000-square-foot Windmill Square this year. It was built in 1974.

OVERLAND PARK, KAN. — TruHome Solutions, a financial services company offering mortgage lending services, has signed a 36,000-square-foot office lease at the Aspiria campus in Overland Park. The company plans to move in the first quarter of 2024, bringing 220 employees. Michael VanBuskirk and Trey DeRousse of Newmark Zimmer represented the tenant. Hunter Johnson of Occidental Management represented the landlord on an internal basis.

There have been consistent years of record positive space absorption and the delivery of Class A buildings, whether speculative or build-to-suit.  The peak of that hot streak was in 2022. The year concluded with records in positive absorption, vacancy and rental growth. By the end of 2022, Kansas City became the 15th-largest industrial market in terms of square footage, surpassing Seattle. Significant statistics for 2022: •Over 16 million square feet of positive absorption •A vacancy low of 3.6 percent •A 10.6 percent increase in rental rates The year 2023 has been unique due to economic conditions and uncertainty. New speculative construction starts are down approximately 70 percent, with around 2.5 million square feet breaking ground in 2023. Most of the speculative buildings delivering in 2023 were projects that began construction in 2022.  Annual net absorption has decreased to 2.5 million square feet in the first and second quarters. For reference, the fourth quarter of 2022 saw a record-setting net absorption of approximately 7.3 million square feet, and the third quarter of 2022 had 3.2 …

EDGERTON, KAN. — Contegra Construction Co. has started construction of Inland Port 9, a 1 million-square-foot distribution center located in the Kansas City suburb of Edgerton. NorthPoint Development is leading the the project, which is situated within Logistics Park Kansas City (LPKC), a 3,000-acre, master-planned development that was launched 10 years ago. Inland Port 9 will feature a clear height of 40 feet, 100 dock doors and four drive-through doors. The building will also include flexible space for a single tenant or multiple tenants with options for office space. The facility includes eight make-up air units and exhaust fans, as well as 14 high-volume, low-speed fans for continuous air circulation. Parking will be available for 479 cars and 352 trailers. The project is scheduled for completion in February 2024. LPKC is a rail-served facility approximately 25 miles southwest of downtown Kansas City. The park currently hosts more than 14.4 million square feet of industrial space and has the capacity for a total of 30 million square feet. BNSF Railway’s intermodal facility anchors the property.
