FAIR HAVEN, MICH. — KeyBank Real Estate Capital has provided a $16 million Fannie Mae loan for the acquisition of The Shores at Anchor Bay in Fair Haven, about 40 miles north of Detroit. The 656-pad manufactured housing community was built in two phases in 1969 and 1985. Timothy Weldon of KeyBank originated the seven-year loan, which features a 30-year amortization schedule. The student housing property is located less than a quarter-mile from the University of Michigan campus. Built in 2009, the 97-unit property features 4,264 square feet of ground-floor retail space. Caleb Marten and Chris Black of KeyBank arranged the 10-year loan, which features a 30-year amortization schedule. The borrower was not disclosed.
GRAND RAPIDS, MICH. — Lamb Net Lease LLC has brokered the sale of Longmeadow Apartments in Grand Rapids for an undisclosed price. The 54-unit apartment property is located at 2600 Woodmeadow Drive SE. Longmeadow Apartments LLC sold the asset to a California-based private equity buyer. Mike Lamb of Lamb Net Lease brokered the transaction between both parties.
DETROIT — Bernard Financial Group has arranged a $36.4 million CMBS loan for the refinancing of One Kennedy Square, a multi-tenant office building in Detroit. The 246,304-square-foot property is 100 percent occupied by tenants such as Ernst & Young. Dennis Bernard and Kevin Kovachevich of Bernard arranged the loan on behalf of the borrower, Kennedy Square Office Building LLC. Wells Fargo Bank provided the loan.
BAY CITY, MICH. — Berkeley Point Capital has provided an $8.9 million HUD loan for the refinancing of Sheffield Bay Assisted Living & Memory Care in Bay City in Mid-Michigan. Built in 1999, the 66-unit seniors housing community features a mix of 37 assisted living units and 29 memory care units. Services include gourmet meals, housekeeping, laundry, medication management and transportation. Mickey Rist of Berkeley Point originated the FHA 232/223(f) loan, which is fully amortized over 35 years. The borrower was not disclosed.
KALAMAZOO, MICH. — Hunt Mortgage Group has provided a $13.6 million loan for the refinancing of Lakeview Apartments in Kalamazoo. The 280-unit multifamily property was built in 1967. Amenities include a fitness center and health club discount, laundry facilities, package service and a clubhouse. The property is currently 93 percent occupied. The borrower, PR Lakeview LLC, acquired the property in March 2011 and invested $2 million in renovations. The 10-year loan features a 30-year amortization schedule.
TROY, MICH. — Paslin has signed a 140,000-square-foot industrial lease in Troy. A full-service engineering and manufacturing company that builds welding automation systems for the auto industry, Paslin will occupy the entire facility, which is located at 500 W. Long Lake Road. The company occupies other properties in Warren and Shelby Township, Mich. Jason Capitani of L. Mason Capitani represented Paslin in the lease transaction. The landlord was not disclosed.
DETROIT — Detroit City FC has unveiled plans to open a 75,000-square-foot indoor soccer facility in Detroit. Located in the former City Sports Center ice skating rink at 3401 E. Lafayette St., the new Detroit City Fieldhouse is currently undergoing renovations and is projected to open in September 2018. Detroit City FC is financing the renovations to the new facility, including installing new turf, energy-efficient lighting and providing additional cosmetic upgrades. A clubhouse will eventually be built between the two fields. Detroit City Futbol League, a neighborhood-based recreational adult soccer league that has been in operation since 2010 and includes more than 32 teams, will use the facility. The property will also become home to youth soccer clubs and leagues. City Sports Center formerly served as a practice facility for the Detroit Red Wings.
WYOMING, MICH. — Marcus & Millichap has arranged the sale of Mini Storage Depot in Wyoming, five miles south of Grand Rapids. The sales price was not disclosed. The property, located at 4975 Clyde Park Ave., features 319 non-climate-controlled units and 211 climate-controlled units for a total of 530 units. Brett Hatcher and Gabriel Coe of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. The team also secured and represented the buyer, an out-of-state limited liability company.
DETROIT — City Club Apartments has broken ground on a 288-unit apartment property in Detroit. Located at the corner of Washington Boulevard and Park Avenue facing Grand Circus Park, the site was once home to the 18-floor, 800-room Statler Hotel, which was built in 1915. In addition to apartments and penthouses, the property, known as City Club Apartments-CBD, will also feature 13,000 square feet of street-level space, including a pet store, restaurant and gourmet market. Amenities will include wellness and exercise rooms, valet parking and concierge services. The first residents are expected to begin moving into the community in November 2018 with project completion set for the second quarter of 2019. Wolverine Building Group is the general contractor, while BKV Group and Damon Farber are providing architectural services. Huntington Bank, Bank of Ann Arbor and Comerica Bank provided construction financing for the $70 million project.
