DELTA TOWNSHIP, MICH. — Mid-America Real Estate Corp. has brokered the sale of a 174,353-square-foot shopping center in Delta Township, a western suburb of Lansing. The sales price was not disclosed. Marketplace at Delta Township is located at the southwest corner of I-69 and Saginaw Highway. Michaels, PetSmart, Tractor Supply Co. and Ulta anchor the center. GDA Real Estate Services purchased the property. Ben Wineman, Carly Gallagher and Daniel Stern of Mid-America brokered the transaction on behalf of the seller, a public REIT.

DETROIT — The City of Detroit has unveiled plans for a $32 million, 84-unit apartment property in Midtown’s Sugar Hill Historic District. The plans call for 25 percent of the units to be designated as affordable housing for those making between 50 and 80 percent of the area median income. The project will also include 7,000 square feet of commercial space and a 300-space parking garage. Sonya Mays of Develop Detroit and Rodger Brown of Preservation of Affordable Housing Inc. will lead the development team. Phil Freelon, the architect behind the design of the National Museum of African American History and Culture in Washington, D.C., will lead the design team along with Michael Poris of McIntosh Poris Associates. The developer will purchase the vacant land — which spans slightly more than three-quarters of an acre — from the city for $400,000, pending council approval later this year. The development team is expected to break ground on the project in September 2018.
ANN ARBOR AND TROY, MICH. — Colliers International has arranged the sale of two office properties in Ann Arbor and Troy for a combined $33 million. Allegiance Realty sold 901 Tower Drive in Troy to a group of local investors, including Neil Doshi and Peter Burton. The property is a 124,911-square-foot Class B office building. Shamie Development Co. and Pomeroy Investments sold 5210 and 5220 S. State St. in Ann Arbor to members of the Eyde family based in Lansing. Totaling 120,720 square feet, the office property is 100 percent leased to three tenants. Barry Swatsenbarg of Colliers brokered the transactions.
DETROIT — The Michigan Department of Environmental Quality (MDEQ) has provided a $250,000 loan and a $750,000 grant for the redevelopment of the former Statler Hotel site in Detroit. The Detroit/Wayne County Port Authority received the funding. Located at the corner of Washington Boulevard and Park Avenue, the property has been vacant since the hotel was abandoned in 1975 and demolished in 2005. The MDEQ brownfield grant and loan will cover the costs of mitigating the environmental contamination at the site. VG Statler City LLC will then construct a mixed-use building with 288 apartment units, ground-floor retail and underground parking. The redevelopment will meet national green building standards, including a green roof, and will bring an estimated 58 jobs and 400 residents to the area. The MDEQ’s brownfield redevelopment program provides grants and loans to local governments for environmental activities on brownfield properties where redevelopment is proposed.
MONROE, MICH. — Mid-America Real Estate Corp. has arranged the sale of Telegraph Plaza in Monroe, about 40 miles south of Detroit. The sales price was not disclosed. The 141,354-square-foot shopping center is located at the northwest corner of Telegraph and Mall roads. Kohl’s, TJ Maxx and PetSmart anchor the center. HASTINGS, MICH. — Wolverine Building Group has broken ground on a 100,000-square-foot industrial facility in Hastings, about 26 miles north of Battle Creek. Hastings Fiberglass, a fiberglass tool designer and manufacturer, will occupy the property. The $8 million development is located approximately a quarter-mile from the company’s current headquarters, which spans 70,000 square feet and is located at 770 Cook Road in Hastings. Completion of the property is slated for February 2018.
FORT WAYNE AND MERRILLVILLE, IND. — Englewood Construction has completed the ground-up construction of three new restaurants: a BJ’s Restaurant and Brewhouse in Fort Wayne, Ind., an Outback Steakhouse in Merrillville, Ind. and an Eddie V’s in Troy, Mich. The 7,525-square-foot BJ’s Restaurant and Brewhouse is located next to Glenbrook Square Mall along Coliseum Boulevard in Fort Wayne. BJ’s, a pizza and burger restaurant, was designed by Dublin, Ohio-based WD Partners. Englewood completed a 6,494-square-foot Outback Steakhouse at 1590 E. Lincoln Highway in Merrillville for Bloomin’ Brands. The company chose to move from a nearby location. The Roberts Group was the project architect. North of Detroit, Englewood completed construction of a 9,698-square-foot Eddie V’s restaurant in Troy. Scheduled to open in June, it is the 16th Eddie V’s location for Orlando, Fla.-based Darden Restaurants Inc. Located at 2100 W. Big Beaver Road, the restaurant will feature seafood, cocktails and live music from jazz musicians. Designers of Progressive Architecture was the project architect.
OAKLAND COUNTY, MICH. — Three business expansions that will generate more than $40.7 million in total investment and create 349 jobs in Oakland County have received Michigan Strategic Fund approval for support, according to the Michigan Economic Development Corp. A. Raymond Corporate North America Inc., a subsidiary of France-based A. Raymond Network, develops, manufactures and markets fastening and assembly solutions. The company plans to construct a new North American headquarters in the city of Rochester Hills, where it will expand its corporate functions and establish a new advanced engineering lab. Supported by a $600,000 Michigan Business Development Program (MBDP) performance-based grant, the project is expected to generate a total capital investment of $17.3 million and create 71 jobs over five years. Michigan was chosen over a competing site in Ohio. The city of Rochester Hills has offered support to the project in the form of property tax abatement. Turin, Italy-based Comau LLC manufactures advanced industrial automation systems designed to help companies of all sizes increase plant efficiency while lowering costs. DETROIT — Olympia Development has unveiled the initial phase of residential development at The District Detroit, featuring six buildings. The plan includes the redevelopment of four existing buildings — The Alhambra, The American, The Eddystone and 150 Bagley — as well as the construction of two new buildings. Of the 686 total units, 139 will be designated as affordable housing for those making no more than 80 percent of the area median income. This is Detroit’s single largest project of new market-rate apartment units, affordable units and redeveloped historic buildings in more than 20 years, according to Olympia Development. Olympia Development has teamed up with American Community Developers Inc. on five of the properties near Little Caesars Arena. Bagley Development Group will assist with the redevelopment of 150 Bagley. Construction of the new buildings is expected to begin later this year, with the renovation of existing buildings beginning in 2018. The District Detroit is a 50-block, mixed-use development led by Ilitch Holdings Inc. encompassing theaters, sports venues, restaurants, shops, offices and residential space.
TROY, MICH. — Signature Associates has arranged the sale of a 31,549-square-foot industrial building in Troy for an undisclosed price. The property is located at 1401 Axtell Drive. John Boyd and Paul Hoge of Signature Associates represented the buyer, Perspective Properties LLC. The seller was not disclosed.
