KALAMAZOO, MICH. — HOK and TowerPinkster have designed a $20.1 million justice facility in Kalamazoo. The Gull Road Family Justice Complex is a three-story, 81,200-square-foot building that consolidates all family court functions for the county including juvenile functions, domestic relations, probate, prosecuting attorneys, clerks and family support services. Situated on 7.3 acres, the facility features six hearing rooms, four courtrooms, a jury deliberation area, an attorney’s office, holding areas and more.

WALLED LAKE, MICH. — Marcus & Millichap has arranged the sale of a 900-unit self-storage property in Walled Lake, approximately 35 miles northwest of Detroit, for $11.3 million. Mini Storage Depot includes 15 buildings totaling 111,050 square feet. The property, built in 2004, was 95 percent leased at the time of sale. Mini Storage Depot, located at 46550 Pontiac Trail, features 259 climate-controlled units, 641 non-climate-controlled units, 108 outdoor parking spaces for boat and recreational vehicle storage, an on-site management office, 24-hour video surveillance and 24-hour gate access. Brett Hatcher of Marcus & Millichap represented the seller and procured the buyer, both limited liability companies, in the transaction.

SOUTHFIELD, MICH. — REDICO has acquired the 150 West Jefferson office building in Detroit’s financial district for an undisclosed price. The 500,000-square-foot, 25-story tower was built in 1989 and is 89 percent leased. Tenants at 150 West Jefferson include Miller, Canfield, Paddock & Stone; Jones Day Gensler; Lockbridge; NORR; Plunkett Cooney; Butzel Long; Starcom/Digitas; and KPMG. Amenities at the property include three restaurants/cafes, a convenience store, dry cleaning service and parking garage. The seller was Georgia-based Piedmont Office Realty Trust, according to Crain’s Detroit Business. The Detroit News reports that the building sold in 2003 for $93.8 million.

SOUTHFIELD, MICH. — Friedman Integrated Real Estate Solutions has brokered the sale of a 104-unit apartment property in Southfield, approximately 15 miles northwest of Detroit. Cambridge Square Partners LLC sold the property, located at 27315 Greenfield Road, to Loop Cambridge Square LLC and OM Gardner LLC. Cambridge Square Apartments offers one- and two-bedroom units. Amenities at the property include a playground, courtyard and covered parking. Ryan Cohn and David Cohen of Friedman Integrated Real Estate Solutions represented the seller in the transaction.

Favorable hiring trends in metro Detroit have driven household formation to its highest point since the start of the new millennium. As a result, multifamily asset performance and operations have shown marked improvement with respect to demand, occupancy, rents and prices. In the first quarter of the year, local employers created 14,500 jobs for a year-over-year gain of 2.3 percent, which brought Detroit’s unemployment level to its lowest level since 2001. Employment advances were led by the professional and business services sector as well as the leisure and hospitality sector, which added 16,100 and 6,000 workers, respectively. Total employment at the end of 2016 is projected to be 1.9 percent higher than it was at the end of 2015. The generally higher paying professional and business services jobs will lead to broad-based employment growth through the rest of the year, and gains in this segment are expected to support growing demand for luxury rentals. DEARBORN, MICH. — Farbman Group has brokered the sale of a 40,509-square-foot office building in Dearborn, approximately 10 miles west of Detroit, for $2.2 million. GJ Ramz Acquisition LLC acquired the Class B property, which is located at 19853 W. Outer Drive. The former Eastpointe Office Building is now being rebranded as the Safeway Building. The three-story facility was built in 1985 and was 87 percent occupied at the time of sale. Tenants at the Safeway Building include the United States of America General Services Administration, Riley and Hurley, Glaucoma Center of Michigan, YMT Vacations, AA1 Investments and Yogurtopia Holdings. The buyer plans to make improvements to the property such as updating the façade and entryway, renovating the lobby, upgrading the HVAC system, replacing the building signage, repaving and striping the parking lot, and revamping the landscaping. Ali Haidar of Farbman Group represented the buyer in the transaction. EAS&B investments #1-Eastpointe LLC was the seller. Farbman Group will manage and lease the property.

DEARBORN, MICH. — Ford Motor Co. has unveiled plans for a 10-year, $1.2 billion renovation of its Dearborn campus, roughly 10 miles west of Detroit, according to The Architect’s Newspaper, a New York-based print and web publication. The project will combine 30,000 employees from 70 buildings into two primary locations — a product campus and a world headquarters campus. Over 7.5 million square feet will be rebuilt and upgraded into more modern, green and high-tech space. The product campus will feature trails and walkways, autonomous vehicles, on-demand shuttles and eBikes. The world headquarters will feature a Ford credit facility. Both campuses will also include new employee services and heightened wireless connectivity. At the heart of the product campus will be a 700,000-square-foot design center, which will include new design studios and an outdoor design courtyard. Construction of the product campus is expected to be complete by 2023. Work on the world headquarters campus begins in 2021 and is expected to be complete in 2026.

AUBURN HILLS, MICH. — Eastern Union Funding has arranged a $12.7 million acquisition loan for a 259-unit apartment community in Auburn Hills, approximately 35 miles north of Detroit. Bloomfield Square Apartments, located at 3161 Bloomfield Lane, is comprised of 28 buildings. Bloomfield Loop Square LLC was the borrower. Nate Hyman and David Metzger of Eastern Union Funding arranged the loan through Greystone & Co. The ownership plans to add a fitness center and upgrade the units and clubhouse.

Even as hotel operators continue to report steady gains in revenue per available room (RevPAR) nationally, Wall Street execs have begun to downgrade the lodging outlook, painting an entirely different picture. This disconnect is rooted in fears that the year-over-year growth in RevPAR is not sustainable in the current climate and that a spate of high-profile mergers and acquisitions among national operators must dictate a lower assessment of the industry. In spite of these concerns, demand continues to outpace new supply, both of which are occurring at a strong clip. Though industry observers may point to tepid occupancy as a concern, robust increases in average daily rates are leading to continued growth in RevPAR nationwide. How does Detroit stack up?  Similar to the national hotel industry, Detroit is registering these same trends. On one hand, the market has recorded an increase in supply and a decrease in occupancy. On the other hand, average daily rates are steadily rising and RevPAR is growing overall, a sign of a strong hotel market. ANN ARBOR, MICH. — The Michigan Union, a student life building at The University of Michigan, will undergo an $85.2 million renovation. The project, which was approved by the Board of Regents last week, will add social space on the main level, improve lounge and study space, feature counseling and student support services and enhance ballroom meeting space. The building, originally opened in 1919, will also improve the space for people with disabilities and feature safety, electrical, mechanical and plumbing improvements. Student fees and investment proceeds will fund the project. Design Solutions, Workshop Architects Inc. and Hartman-Cox Architects will collaborate on the design of the project.
