AUBURN HILLS, MICH. — Pillar has arranged a $7 million Freddie Mac loan for Auburn Square, a multifamily property located in Auburn Hills. David Wilkins of Pillar’s Bloomfield Hills office originated the 10-year, fixed-rate loan, which includes a 30-year amortization schedule. The 97-unit apartment building is located less than a mile from Fiat Chrysler Automobiles’ world headquarters. The property is fully leased at market rates.

NOVI, MICH. — Friedman Integrated Real Estate Solutions has arranged the lease of a 14,650-square-foot industrial space in Novi. The property is located at 40230 Grand River Ave., Suite 200. The landlord, Grand River Novi Hall Properties LLC, leased the space to Camelot SI LLC, doing business as Sharper Image. Phil Konopitski of Friedman represented the tenant in the transaction.
With the industrial real estate market in Grand Rapids nearing critical mass — where demand is strong enough to fill the entire supply of available space — a new challenge has emerged for developers. LIVONIA, MICH. – MedPost Urgent Care will open its third Michigan location in July. The company will occupy a 7,500-square-foot space within the Livonia Crossroads Shopping Center located at the southeast corner of Middlebelt and Plymouth Roads. SOUTHFIELD, MICH. — Friedman Integrated Real Estate Solutions has brokered the sale of two industrial buildings in Southfield. The properties include a 19,350-square-foot building and a 21,500-square-foot building. The properties are located within the Southfield Research Park at 21644 Melrose Ave. and 21666 Melrose Ave. The seller, RREF KB-MI STRI LLC, sold the building to Nexcess, which provides web-hosting solutions. ROCHESTER HILLS, MICH. — Colliers International has arranged the sale of a 29,504-square-foot industrial building located at Rochester Industrial Court in Rochester Hills. Peter E. Kepic, Peter J. Kepic and Ryan Brittain of Colliers International represented the buyer, Gantz LLC. The seller is a private entity. Gantz purchased the property as an investment and has awarded Colliers International the right to lease the building once renovations are complete.
TAYLOR, MICH. – Art Van Pure Sleep has signed a 4,000-square-foot lease at Eureka Plaza in Taylor. The property is located at the southeast corner of Eureka Road and Pardee Road, across from the Southland Center Mall. Tjader Gerdom and Larry Siedell of Gerdom Realty & Investment represented the landlord and tenant in the transaction. The new Pure Sleep is anticipated to open this summer.
NORTON SHORES, MICH. — The Horizon Group Properties Inc. has refinanced the loan secured by outlet shopping centers located in Burlington, Wash.; Fremont, Ind. and Oshkosh, Wis., all of which are owned by an affiliated entity. Starwood Mortgage Capital LLC provided the $56.7 million loan. The Starwood loan includes a 10-year term and is non-recourse, subject to standard non-recourse carve-outs. The proceeds from the Starwood loan were used to defease the prior loan, which matures in February 2016. HGPI received $3 million of loan proceeds after transaction costs and the defeasance of the prior loan. Norton Shores, Mich.-based The Horizon Group Properties is an owner and developer of factory outlet shopping centers in the United States and Asia.
FRASER, MICH. — Colliers International has arranged the sale of an 11,840-square-foot industrial building in Fraser. The property is located on 15 Mile Road. Jack Williams of Colliers International represented the seller, a private trust. The buyer, Royal Oak Ford, intends to use the property as a warehouse to support its main operations.
BLOOMFIELD HILLS, MICH. — Agree Realty Corp. has acquired 10 retail properties for $17.5 million. Located in seven states, the properties are net leased to five different tenants operating in three retail sectors. The transactions were completed at a weighted-average cap rate of 8.3 percent and have a weighted-average remaining lease term of 17.8 years. The recently closed transactions include sale-leaseback transactions involving multiple Taco Bell and Wendy’s locations, as well the acquisition of a Jiffy Lube service center, a KFC restaurant and a Dollar General store. Bloomfield, Mich.-based Agree Realty currently owns and operates a portfolio of 233 properties located in 39 states and containing 4.7 million square feet of gross leasable space.
