CLARKSTON, MICH. — Dwight Capital has provided a $32.8 million HUD 223(f) loan for the refinancing of Legends of Fox Creek in Clarkston, about 40 miles northwest of Detroit. The garden-style apartment complex includes 339 units across 14 buildings. Amenities include a clubhouse, business center, fitness center, swimming pool, picnic area and dog park. Josh Sasouness of Dwight Capital originated the loan, which benefitted from a Green Mortgage Insurance Premium reduction since the property qualifies as energy-efficient housing.

LAPEER, MICH. — The Jonna Group of Colliers International Detroit has arranged the sale of a 9,002-square-foot retail building occupied by Dollar General in Lapeer, about 20 miles east of Flint. The sales price was not disclosed. The property is located at 15 S. Elba Road. Dollar General has 12 years remaining on its triple-net lease. Simon Jonna of Colliers represented the seller, an undisclosed family, and the buyer, a California-based private investment fund.
LENOX TOWNSHIP, MICH. — Healthcare real estate developer NexCore Group and Beaumont Health have opened a new outpatient campus in Macomb County’s Lenox Township, about 40 miles northeast of Detroit. Southfield-based Beaumont is the state’s largest health system. The building rises three stories and spans 109,630 square feet. The facility includes a digital directory, patient education center, lab, pharmacy, café and collaboration areas. NexCore entered into a long-term ground lease with Beaumont, which acquired the land. Dallas-based HKS Architects was the project architect and Sterling Heights, Mich.-based Roncelli served as general contractor.
SOUTHFIELD, MICH. — Friedman Real Estate has brokered the sale of the former Northland Mall in Southfield, a northern suburb of Detroit. The sales price was $11.1 million, according to the Detroit Free Press. Friedman was hired in 2017 to act as the City of Southfield’s real estate consultant and broker to market the redevelopment site. Bloomfield Hills-based Contour Development was the buyer. Contour plans to build new residences, commercial space and amenities in a mixed-use project named Northland City Center. Contour’s plan includes an adaptive reuse of the former J.L. Hudson Co. department store building into Hudson City Market, a food, entertainment and home furnishings venue. Andrew Ledger of Friedman served as the primary point of contact for the assignment. The 1.4 million-square-foot mall opened in 1954 and closed in 2015. It was home to 100 stores. Friedman has also been retained by Contour to market Northland City Center for lease.
PLYMOUTH, MICH. — Pulte Family Management SJ LLC, a wholly owned for-profit entity of the William J. Pulte Trust, has acquired The Inn at St. John’s in Plymouth, about 30 miles west of Detroit. The Archdiocese of Detroit sold the 118-room property for an undisclosed price. The hotel, conference rooms and reception centers will continue to serve and support business, civic and private events. The golf course will operate as usual, and the chapel will remain available for Catholic weddings. The Pulte family plans to announce property upgrades in the coming months. The late William Pulte was an active philanthropist and founder of home building giant PulteGroup Inc. He also served with a small group of local Catholic business leaders to help finance and transform the former St. John’s Seminary campus into the hotel, conference center and 27-hole golf course. St. John’s Provincial Seminary opened in 1948 and closed in 1988. The inn opened in the early 2000s.
TAYLOR, MICH. — NorthMarq has arranged a $10.3 million bridge loan for the acquisition of a 243,894-square-foot industrial property in Taylor, about 18 miles southwest of Detroit. The building is located on Trolley Industrial Drive. Reina Abboud of NorthMarq arranged the four-year loan, which features three years of interest-only payments. A bridge and mezzanine lender provided the loan on behalf of the undisclosed borrower.
DETROIT — DT Midstream Inc. (NYSE: DTM), a natural gas pipeline, storage and gathering provider, will open a new corporate headquarters within Bedrock’s Ally Detroit Center downtown. DTM is slated to occupy 26,000 square feet on the 29th floor beginning in November. The office space will accommodate up to 84 employees and will be home to the company’s executive leadership team. The Detroit headquarters will oversee assets in Pennsylvania, West Virginia, Ohio, New York, Louisiana and Texas. DTM completed its spinoff from DTE Energy on July 1.
ROMULUS, MICH. — Ford Motor Co. has selected Romulus, a southwest suburb of Detroit and home of the Detroit Metropolitan Wayne County Airport, as the location of its new global battery center named Ford Ion Park. The $100 million project will help accelerate research and development of battery and battery cell technology. Ford Ion Park is part of Ford’s $185 million investment in developing, testing and building vehicle battery cells and cell arrays. Ford will refurbish an existing 270,000-square-foot facility to house up to 200 engineers.
FARMINGTON HILLS, MICH. — Keystone Commercial Real Estate has brokered the sale of Federated Financial Center in Farmington Hills, a northwest suburb of Detroit. The sales price was undisclosed. Located at 30955 Northwestern Highway, the 33,662-square-foot office building will serve as the corporate headquarters of Happy’s Pizza, which is the parent company of Savvy Sliders. Greg Newman of Keystone worked with Happy’s to identify the location for the new headquarters, which is slated for occupancy this fall. The three-story building was constructed in 1987, according to LoopNet. Federated Financial Center Inc. sold the property to Blackstone 13 LLC.
MASON, MICH. — Granger Construction has broken ground on a new $70 million justice complex in Mason, about 15 miles south of Lansing. BKV Group designed the 169,472-square-foot project, which will be situated at the intersection of Buhl and Cedar streets. Plans call for a new Ingham County sheriff’s office, correctional facility and district court facilities. The project is being built adjacent to the existing justice complex, which will remain in operation throughout construction. Completion is slated for early 2023. Michigan-based consultants on the project include Fleis & VandenBrink, which is providing site civil engineering, surveying and landscape architecture, and Matrix Consulting Engineers, which provided the building engineering concepts.
