CLINTON TOWNSHIP, MICH. — Gerdom Realty & Investment has arranged the sale of a 2,822-square-foot retail property formerly occupied by Dunkin’ in Clinton Township, north of Detroit. The sales price was undisclosed. The building is located on Groesbeck Highway, just north of 15 Mile Road. Tjader Gerdom and Vicki Gutowski of Gerdom represented the seller. Matt Croswell of CBRE represented the buyer, a Captain D’s restaurant franchisee. This will be the first Captain D’s restaurant in Michigan.

DETROIT — Hunt Real Estate Capital has provided a $7.5 million Fannie Mae loan for the refinancing of East Jefferson Portfolio, a three-property, 131-unit multifamily portfolio in Detroit. The 10-year loan features a fixed rate. Hibbard Tower is a nine-story building with 44 units; the Kean Building is a 15-story tower with 49 units; and Trombley Lodge is a four-story property with 38 units. The properties were constructed between 1926 and 1931. The current owners purchased the portfolio in April 2017 and subsequently invested $1.6 million in upgrades.

EAST LANSING, MICH. — Marcus & Millichap has brokered the sale of a 10,000-square-foot property leased to Firestone Complete Auto Care in East Lansing for $2.7 million. The building, renovated this year, is located at 2700 E. Grand River Ave. Don McMinn of Marcus & Millichap represented the seller, East Lansing BF Retail LLC. Andrew Irvine of Marcus & Millichap represented the buyer, Lincoln Street Commercial LLC. “This Firestone traded at 99 percent of list price with a 1031 buyer with multiple back up offers. This speaks to the strong investor demand for Firestone deals due to its strong credit, long-term NNN leases with increases, solid retail locations and internet-resistant business model,” says McMinn.

GRAND RAPIDS, MICH. — Harrison Street Social Infrastructure Fund, in partnership with Michigan State University (MSU), has unveiled plans to develop the Doug Meijer Medical Innovation Building at MSU’s Grand Rapids Innovation Park. The park is a research and clinical facility at the university’s health campus in Grand Rapids. The public-private development partnership also includes Murphy Development Group, Walsh Investors and Rockford Construction. Under the arrangement, MSU will retain long-term ownership of the land. The 205,659-square-foot building will be dedicated to research and healthcare innovation as well as the advancement of MSU’s artificial intelligence, bioinformatics and biostatistics departments. MSU, Spectrum Health and BAMF Health will occupy space. Completion is slated for fall 2021.

PORTAGE, MICH. — Berkadia has arranged a $2.5 million acquisition loan for Stowaway Mini Storage in Portage near Kalamazoo. Located at 9879 Portage Road, the 398-unit self-storage facility spans 57,325 square feet. Cutt Ableson and Johnny King of Berkadia arranged the 10-year, fixed-rate loan. CIBC World Markets provided the loan on behalf of the borrower, Crystal View Capital, a private investment firm based in Las Vegas.

SHELBY TOWNSHIP, MICH. — Ramar Chiropractic and Rehab has leased a 1,700-square-foot space at 2061 25 Mile Road in Shelby Township. The chiropractor’s grand opening is slated for this month. Barry Landau of Dominion Real Estate Advisors represented both the tenant and the undisclosed landlord in the lease transaction.

DEARBORN, MICH. — SkyView Advisors has brokered the sale of a Metro Storage facility in Dearborn for an undisclosed price. The 96,148-square-foot self-storage facility sits on 3.2 acres at 6470 Wyoming Ave. Zack Urow and Ryan Clark of SkyView represented the seller. Buyer and seller information was not disclosed.

WARREN, MICH. — U-Haul is opening a facility at a former Kmart store at 2000 Ten Mile Road in Warren. Once renovations are complete at the 121,568-square-foot building, the property will house approximately 800 indoor self-storage units. U-Haul will also offer truck and trailer sharing, towing equipment and moving supplies at the 11.5-acre property. The company expects to employ at least 15 team members at the store, which is slated to open by the end of January.

GRAND RAPIDS, MICH. — PF Michigan Group, a Planet Fitness franchisee, has leased a 24,797-square-foot space at 234 Market St. in Grand Rapids. Planet Fitness will serve as the anchor tenant of the approximately 31,000 square feet of commercial space at the property. Maplegrove Property Management LLC is the landlord. PF Michigan Group currently owns and operates 47 Planet Fitness locations throughout Michigan and northwest Ohio. Todd Leinberger, Mary Anne Wisinski-Rosely and Jason Makowski of NAI Wisinski of West Michigan represented the landlord while Lars Anderson of NorthStar Commercial represented the tenant in the lease transaction. The gym is expected to open in late spring 2020.

WYOMING, MICH. — Magnus Capital Partners is transforming the former Studio 28 movie theater on 28th Street in Wyoming near Grand Rapids into a $35 million, 226-unit affordable housing project known as HOM Flats at 28 West. Magnus purchased the seven-acre, vacant property in October and has since started site development work. Preleasing is expected to begin in winter 2020 with occupancy commencing in summer 2020. Six buildings will be constructed along with 320 surface parking spots. Amenities will include a community room, coffee shop, bike storage, dog washing stations, playground and walking paths. The project team includes Rohde Construction, Hooker DeJong Architects, Exxel Engineering and American Preferred Management. Magnus is a private development firm with experience in workforce housing. Its founder Vishal Arora is from Zeeland, a suburb of Grand Rapids. Joining Magnus as an investor in the project is InSite Capital, a division of Chemical Bank. In addition, the Michigan State Housing Development Authority has awarded the project with low-income housing tax credits.
