CLINTON, MICH. — Greystone Bel Real Estate Advisors has arranged the sale of Pheasant Brook Apartments for $1.3 million. The 28-unit apartment property, built in 1986, is located at 820 Tecumseh Road in Clinton, about 21 miles southwest of Ann Arbor. The property features 14 one-bedroom units and 14 two-bedroom units. The sales price equates to $48,250 per unit. Buyer and seller information was not disclosed.

YPSILANTI, MICH. — This summer, multiple construction projects are underway at Eastern Michigan University in Ypsilanti. Sill Hall, the home of the renamed College of Engineering and Technology, is undergoing a $40 million renovation with completion set for fall 2020. A $16 million project at Olds-Robb Recreation and Intramural Complex involves extensive improvements to fitness and training areas as well as a new entrance and gathering spaces. Earlier this month, workers finished the $20 million student-athlete performance center, which consisted of a new two-story structure adjacent to the north end zone of Rynearson Stadium. The project includes a new weight room, athletic training and meeting rooms, offices and a scoreboard. At the northwest end of campus, construction is underway on a $14 million, two-building health project that is a collaboration between the university, St. Joseph Mercy System and Integrated Healthcare Association (IHA). One of the buildings will be a community health center staffed by IHA while the other will house university programs. Completion is set for January 2020. Integrated Design Solutions served as the architect for Sill Hall and the performance center. The boutique fitness tenant will occupy 2,091 square feet in Roseland Plaza at the southeast corner of 21 Mile and Hayes roads in Shelby Township. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the landlord, ODK Investments, in the lease transaction.

ANN ARBOR, MICH. — SVN |Stewart Commercial Group LLC has negotiated the sale of a 46,356-square-foot industrial property in Ann Arbor for $3.8 million. The building, located at 5500 S. State St., is net leased to Adaptive Energy LLC, a fuel cell manufacturer. Dan Stewart of SVN |Stewart marketed the property on behalf of the seller, MiPlace LLC. He also procured the buyer, JPL Ventures LLC.

GRAND RAPIDS, MICH. — Cohen Financial, a division of SunTrust Bank, has arranged an $11 million bridge loan with SunTrust for the acquisition of Cottonwood Forest Apartments in Jenison, a suburb of Grand Rapids. The 160-unit property features multiple two-story buildings. Cathy Bronkema of Cohen arranged the loan on behalf of the borrower, Trillium Investments, which plans to upgrade the units.

PLYMOUTH TOWNSHIP, MICH. — Henry Ford Health System has unveiled plans to revitalize the site of a former Kmart property in Plymouth Township with a new outpatient medical center. The multi-story, 120,000-square-foot center will offer specialty care services, as well as an emergency department and ambulatory surgery center. Kmart closed its doors at the site in November 2017. Henry Ford is expected to close on the purchase of the property in mid-August. Construction is slated to begin shortly thereafter and be completed in 2021. Gensler and Hobbs + Black Associates Inc. are the project architects. With the new facility, Henry Ford’s footprint in western Wayne County will expand to three outpatient facilities.
